Year-over-year home sales increase 15% in January http://www.scbizmag.com/content/view/136746/1/ Great news for South Carolina Real Estate.    Although there was a drop off from December to January, the January year-over-year mark is very impressive.  The tax credit ended in December, so the month-to-month drop off from December to January was expectedl and not an economic indicator. The 15% increase from last year is a great sign of things to come.  I am still hesitant, but I am very optimistic about this year.

For those who have never lived or visited the area, it's an understandable question.  Before I first moved here in 1993 my understanding of what Charleston SC was all about was very limited.  I knew two things about the city: 1) this is where the United States Civil War started. and 2) there was a dance named after the city in the 20's.  But, as I began to be knitted into the fabric of the metropolitan community, I learned that there was much more to this great area.  So, What's So Great About Charleston SC?  Here are a few recent awards the city and surrounding area have been awarded: National Geographic Adventure magazine named Charleston as one of the "50 Best Placed to Live" and top 5 among Southern cities in the US in 2008. Next Generation Consulting ranked Charleston 2nd among sma...

Speechless Sunday in Charleston, South Carolina - St Philips Epsicopal Church The church steeple of St Philips Epsicopal Church can be seen from various angles while on Charleston's peninsula. From this point of view, the rippled red rooftop and the chimney stack of the nearby structure seems to be almost as attractive as the church steeple.   Speechless Sunday in Charleston, South Carolina - St Philips Epsicopal Church

Considering a Short Sale? Charleston South Carolina Short Sale Services: If you are facing an unpreventable foreclosure, a short sale is always a choice, however there are several other options we recommend to consider before you commit to a short sale. Listing your property with a Real Estate Agent is always an option, but in most cases (especially in this economy) having a house sold before the foreclosure is final are few and far between. One of the most over-looked options to preventing a foreclosure or a short sale is to rent your house. SCHomeBuyers.net have a huge list of buyers that are moving to Charleston South  Carolina from all over the United States and Europe! Perhaps we can match one of our rent, rent-to-own, or cash buyers to help. If a short sale is the only option, we...

Avoiding Foreclosure in Charleston, SC - Short Sale If you are a Home Owner, who has fallen behind in making your mortgage payments and you see no way in catching up.  There is no better time than now to consider your options in dealing with your home.  Unfortunately, many Home Owners owe more than what there homes are worth in the Charleston, SC market.  If you are Home Owner, who may be in this situation, you have 4 options: Loan Modification (i.e. work with the bank to reduce payments or create repayment plan to get caught up). Let it go into FORECLOSURE (i.e. walk away and do nothing). Give it back to the BANK (i.e. Deed in lieu of Foreclosure). SHORT SALE (i.e. sell it for less than you owe). Since every Home Owner's situation unique, the first step is to sit down with a REALTOR to...

Why is my home not Selling in Goose Creek and the Charleston SC area?  It could be OVERPRICED.  Here are three Possible Signs your House may be Overpriced. You have not had few or no showings. You home has been on the market longer than the average sold listing. You are one of the higher priced homes in the neighborhood. If 2 or 3 three of these signs is 'True' for you and homes are stilling in your area, there is very good chance your home is currently overpriced. If you truly want to sell, it is time to make some changes to your selling strategy, especially if your For Sale By Owner or currently have it list with another agent. Do these 3 steps to price your home properly? Have a market analyis prepared by your agent.  Make sure your agent uses comparable properties in your area (i.e....

Positive News for the Charleston SC Area Real Estate Market  Based on the data analysis provided by the Charleston Trident Association of Realtors, there are some signs of hope for 2010.  Inventory of homes on the market has dropped significantly as compared to last year, which in the short term should keep home prices from significantly dropping.  Unfortunately, there are a lot of reports of more foreclosures that need to be listed on the market (i.e. shadow inventory).  If this is true, this could significantly impact home prices and may force home sellers to short sell their homes. From the home buyer perspective, their still lot of homes to choose from and the low mortgage interest rates gives them tremendous buying power.  Southeastern Wildlife Expo is next weekend and my "out of town" clients want know, Where to Eat?  I thought the best thing to do make a list of where I would go.  Fair Warning, these places will be Packed Expo weekend.  Try to avoid peak hours or get there early. I chose these because of their "laid back" atmosphere.  Most expo visitors are not looking for the ultra high end restaurants.  Besides if you don't have a reservation by now your chance of getting one is slim.  I guess the most important factor to expo guests is location.  They want everything close to downtown.  Most of these are walking distance from Expo locations except California Dreaming, Taco Boy, and Bushido.  All are very "kid friendly".  Here they are in no particular order.   The Medevac evacuations for Haiti’s critically ill patients have recently stopped.  While a lot of finger pointing is still ongoing, no clear answers exist yet, as to how this action was taken and by whom.  We have a lot of speculation as to what’s caused this Humanitarian effort to come to a screeching halt, explanations such as: "no hospitals willing to take these patients in and no airports that would accommodate the C-130 flights needed for transport." Since these two explanations are quoted as the main culprit for this Humanitarian stumbling block, here is an obvious solution: We have an Air Force Base in Charleston, SC, that will easily accommodate the transports.  C-130’s fly in and out of there with regularity.   Landing problem solved! We also have several extraordinary hospi...
