Charleston Widow's Walk and Rooftop Sun porch - Wordless Wednesday Just a typical scene downtown Charleston, SC.  Story goes that the wives of departed seagoing loved ones would go to the observation windows to watch for the ships to arrive at the Port of Charleston.  When loved ones did not return, the walk to the windows became known as the "Widow's Walk".

Real Estate Closing Definitions - Part II The process of real estate can be a confusing venture.  Sometimes the most baffling aspect of it are the terms associated with the closing and the HUD-1 closing statement.  Below are a few terms and definitions that can be encountered during the real estate closing: (See link to Part I) Hazard Insurance: Insurance whereby the house is insured from specified losses, fire or windstorm. Lenders usually want first year’s premium at closing. The attorney asked the sellers and buyers for identification. The buyers provided driver's licenses and the male seller provided his and the female seller got up and walked out. You see, she was not the seller's wife, but the girlfriend. Had that attorney not found that out before the closing and the real wife had come back later to claim her half of the property --- guess what? If this buyer couple had closed and not gotten owner's title insurance, they would have been in a lot of trouble. These 2 situations that I have told you about were prevented, so all was well.
