If you ride along Rimer Pond Road which stretches from Hardscrabble to Wilson BLVD in Blythewood, the picture to the left has become a more common sight. The same can be said for Longtown Road East and West, as Mungo Homes and Essex homes, the two largest home builders in the Columbia area continue to break new ground and clear lots for new home communities in Longtown Plantation.   There's a lot to choose from with vinyl homes starting in the high 100's to hardy plank and all brick homes.  Search Blythewood, SC Homes for Sale

Now, it looks like you will have some additional options as well in the form of Long Cove, a Mungo Homes community getting ready to open in Longcreek Plantation.  Lots are currently being cleared and the model home is receiving the finishing touches and will soon be staged prior to opening for business.   I know, everything in real estate and life in general is all roses right now and the fact of the matter is that we all hope it will stay that way for as long as possible. I do too. Houses are flying off the shelves and buyers are so damn desperate to find their dream home amid the masses of competition that some are actually listening to us.  But here's the deal, there is always a flip side to each coin and the fact remains that even in this market there are certain things you must do and accept if you want to have an opportunity to sell your house. I know that doesn't seem fair all the time, but in the end, life isn't always fair. 10 - The kitchen should be seen and not heard. That goes for every other room in the house too. I know in this day and age it's become popular to be expres...

In this business every deal is unique and each one has it's own set of obstacles to overcome. Whether it's a low ball offer that requires you to convince a buyer to become more reasonable or a frustrated seller who is angry over frivolous requests from a repair addendum.  Some of the worst offenders to derail an otherwise perfectly good offer can be upfront requests that come as part of the offer itself. It's not unusual for a buyer to ask a seller to leave window treatments or the like, but what if the request is a little more personal?  Years ago a friend of mine told me about a time that he represented a buyer when he was new to the business. The buyer looked at every home in a particular community and finally settled in on a home that he liked. As the buyer walked through that hom...

One thing is for sure in this business, you will sometimes run into agents that do not fit the mold you deem appropriate. Either they are unsure of how to negotiate repairs, unclear on how to complete paperwork, or not responsive enough. Sometimes you can clearly tell that agents are taking up practices that are not allowed.  That being said if you can tell a Realtor is breaking the law, by all means turn them into the LLR. We have enough trouble with our reputation when it comes to the general public, we don't need any additional help looking bad as a result of those that exhibit a lack morals. But when it comes to agents that simply are new to the business, I try my best to practice patience. After all, I know a lot more after 11 years in the business than I did 11 months into real ...

Take delivery on your small income units "VACANT"I don't know what some people are thinking particularly when they take on the new small income rental property and it has long time tenants. No problem you think. Long time tenants quite often mean the rent is too low, and if you are in a rent controlled area that can be a problem in itself, you can't just arbitrarily increase those rents.Long time doesn't always mean they pay on time, the landlord before you may not have been able to collect the rent and isn't being up front with you on that issue.1) We had a problem not too long ago where the duplex was purchased by a client, the tenant got a good lawyer (I know good and lawyer don't fit well in the same sentence in many cases) and they went to court. After about eleven months and a pay...

From time to time when speaking with someone that is considering listing their house, I will hear people make the statement that they are going to "test the Market." I can promise you that it's not only a bad idea, but the market will test you way more than you will test it by the time all is said and done.  The fact of the matter is that even if you do everything you are supposed to do, sometimes selling a house can be a challenge. Less in this market than in years past, but still the process does not come and go without it's own unique set of requirements for all parties involved.  The vast majority of the time,  this test comes in the form of the listing price. Sellers hoping that if they roll the dice at a higher price then maybe they will get lucky. But at what cost? Pricing too...

I have always been a firm believer in the fact that if you are always the smartest person in the room, then you are either not as smart as you think you are or you are simply in the wrong room. The fact is, you should always seek out those that can help you grow and advance. If you are looking to improve at anything, it does no good to spend all your time with those that are no better at it than you. Nor does it benefit you to pretend you already know it all.  Real estate is no different and things are always changing in this business. Those that excel are usually the ones that are willing to adapt to that change, embrace new concepts to the market that can benefit them, and are constantly willing to learn. This is not the type of business that allows one to become complacent if they ...

I write this as much to remind myself as I do to advise others, but we are all aware that from time to time in this business you can end up in difficult situations. Either a misunderstanding, a difficult buyer, or unreasonable seller. Or maybe something simply goes wrong throughout the process. It's not unheard of you know.  The important thing to remember is that you can't control the actions of others, but you can control the way that you react to them. You can't stop sellers or buyers from being difficult, but you can remember that for them it's personal and you are a professional. If you really want someone to calm down, screaming back will rarely get the desired result. Instead take a more rational approach to see if you can diffuse the situation. You have to remember that stress...

Doko Meadow in Blythewood, SC In 2018 there are 52 Saturdays on the calendar. That's 52 opportunities to get out and enjoy your city and the surrounding areas. 52 chances to plan some time with your family and friends. So, for the rest of the year I plan to write a blog each week of places that I have enjoyed and maybe it will give you an idea of something or some place that you would like to enjoy. Each post will be done on Friday, so check back each week.    Located just off of Langford Rd, in Blythewood, SC is a public park known as Doko Meadows. It's home to Doko Manor which is a rental space for events such as conferences and weddings.  There is also a playground with swings and other equipment that my children have thoroughly enjoyed playing on since the park opened. A peaceful po...

Earlier today I was reading an article online about the new basics of personalizing your home. The advice of the writer, an interior decorator, was to go bold and make a statement. Bright colors in the kitchen. Dark colors in small spaces in the home and bright colored accent walls. Forgo traditional granite and solid surface counter tops for more exotic choices that really stand out and command attention.  So, the big question becomes, should you go bold when personalizing your home. Well, the truth is that it's your home and you can really do just about anything you want, but you might want to get comfortable. If you are having work done on your forever home or one that you plan to remain in for a long time, then go nuts. But when it comes time to sell the house, all that personaliz...

Chances are if you list a home for sale this time of year, you might run into the occasional Holiday decor. Be it a Christmas Tree, wreaths on the doors, or lights and garland. All these decorations can certainly make for some stunning pictures that look great online and the MLS. But what if the home does not sell throughout the Holidays? What if Spring rolls around and those beautiful pictures are still there for all the world to see? By March those once lovely shots of icicle lights and the rosy cheeks of old Santa start to serve as a smoke signal that the home still has not sold. And everyone who clicks a link to look at listing knows for a fact that the house has been for sale for a while and that the listing agent never updated the pictures. So do yourself and your seller a favor....
