January 2017 statistics are in and they're very good! The information below is with reference to properties that closed that were NOT within a gated community in Bluffton. The average sale price/square foot was $126.35 which is basically what the builders are now charging for new homes - hence the reason that sellers in Bluffton are competing with that new home market. The averages days on the market is 67 with many of the properties selling much faster. October 1, 2016 Bluffton, SC Oktoberfest Festival  It's always interesting to see how southerners combine their love of the south with the need to think about wearing lederhosen, 'rocking' to OOMPAH bands, and eating brats and hot dogs instead of oysters and shrimp.Nevertheless, that's what's going to happen onSATURDAY, OCTOBER 1, 20161PM - 7PMBluffton Village (between the Post Office and the Bluffton Library on the open space)$5 adults, kids 12 and under free Organized and sponsored by the Old Town Bluffton Merchants Society, this festival, now in its 12th year just seems to get bigger and bigger and better and better. Though there are all the standard foods you'd expect; beer, brats, beer, popcorn, beer, (yes, I mentioned that several times since we now have some terrific local brewer...

The Bluffton Market - and the TEMPERATURE - is HOT HOT HOT! It is not unusual to have heat in the summer in the lowcountry - but between the temperatures and the humidity it certainly has come early! OUR WEATHER Bluffton is surrounded by water, either Port Royal Sound, the May River, the Okatie River, the Colleton River, and all kind of little tidal creeks as well. We call them rivers but actually they are estuaries governed by the tides and home to all kinds of wildlife. The humidity comes from all that water constantly evaporating and at this time of year, it is fair to say that there is not a breath of air inland, and relief is only found on or nearOverheated tomato plant the water. I feel a bit like that old comedy routine - 'how hot is it?' 'it's so hot that........to illustrate ho...

HOW TO DECIDE? PART 2 Live in Bluffton, SC or Hilton Head Island, SC I've provided a bit of insight into considration and differences between living in Bluffton, SC and Hilton Head Island in PART 1 of this series. Now, this Part 2 will highlight Bluffton - and a few of the considerations for that lifestyle. If you have specific questions be sure to call me!   1.     Distance to the beach. People have said they don't want to live 'way out' in Bluffton because it's too far from the beach. It's 14 miles to Hilton Head Island - FOURTEEN MILES. Many of the people who come here are from the northeast and I'd venture to say that they'd be more than happy to only have to travel 14 miles to the beach - with more than a 1 land roadway. Even in the midwest, I can remember many weekends heading to ...

2015 Bluffton, SC Home Sales Wrap-Up Before 2016 gets any busier than it has already started, I'm going to give a bit of a wrap-up. Some of these charts may look like spaghetti they are a pretty good visual illustrating a bit of what our market did in 2015. HOW ACTIVE WAS THE MARKET So, the most active market was what we call Bluffton/Off Plantation; this encompasses all the communities that are not behind gates (in general, though there are a couple that do have some sort of security). There were 918 homes that closed ranging from $83,000 to $1,270,000. That high priced home was indeed in a secured community - actually an equestrian community but still qualifies for this analysis.    Historic Sale Comparisons The median sale price was $223,283 or $113.96/square foot. The sale price rat...
