We have all been there, the uncertainty, the hazards, and the unpredictable tongue of the elusive being known as the new development sales agent. We carefully guide our buyers through the door with cautious steps and a watchful eye. Will the sales agent send our buyers running, will they steal their affections or even worse; will they jeopardize months of hard work with a flip of a sales chart. It is a slippery slope with twists turns and a certain amount of trust we may not be ready to give. Sales agents only care about the builder, they hide their horns and claws behind free cookies and bottled water while clearly plotting ways to take advantage of our buyers and possibly harm our children, right? Possibly. More than likely they are there to assist you, educate your buyers, give you a...

Insurmountable pain delivered by the evil itches of chicken pox, incredulous blisters caused by continuous use of crutches, and the artic blasts of ice applied for back pain have all attempted to prepare me with endurance and stamina in dealing with life’s stem of certain unwelcomed and unavoidable thorns. There aren’t many bones I haven’t broken, twisted or otherwise overused. Fortunately, the common cold isn’t all that common for me. Growing up playing with large farm animals, jumping from barns, and being used as a human cannon ball to scare snakes out of swimming holes, I consider myself to be somewhat resilient. There is a new ailment that pales my powers of prevention. No amount of orange juice, zinc or Mamma’s grits can tame the symptoms or shorten the suffrage of the formidable ...

It isn’t like our jobs lack difficulty, emotion, or even on many occasions, risks to our health.  Even the most skeptical of client, in the end, believes we have earned every cent of our commission.  The days have grown longer, the questions more intricate and the hurdles in the market have multiplied considerably.  Even still many Realtors choose to keep trudging along through the choppy tide of real estate, holding the dreams of their clients firmly above water. We do this each and every day. We give up dinners with our friends to go over a lengthy inspection just one more time. We disappoint our spouses by rushing out to unlock a door, let out a dog, or disarm an alarm all with the hopes that we help our clients to get one step closer to their goal.   Of course we get paid, well mos...

Most likely this will not increase my popularity or win me an abundance of new friends; however, popularity doesn’t pay bills and my cup runneth over in the friend department therefore my opinion will freely flow.  While the market is in fact shifting, the insurgence of overwhelmed and over excited agents is a bit surprising. It seems as though as Realtors many of us are a bit out of shape (present company included:). Having been in the business for almost 10 years, I do remember the times of free fall, where a simple pulse guaranteed success in the real estate world.  Everyone was a builder and everyone’s wife, husband or mother was a Realtor. It was a time when juggling eight to ten contracts was common place and juggling a marketing budget a breeze! I remember those times well. Now t...

Running through the fields with the Mississippi heat searing down, the rye grass felt like cool velvet against my short little legs. Without a care in the world I made my way through a purpose beaten path to a place of comfort, peace and most importantly to the porch of a kindred spirit. Just passed the muddied cow pond, over the second hill and down the always dusty gravel road, Proud Mary would be working in the field, mending a fence, tending to the garden or if the sun was fading; sitting on the levy challenging the bass to a duel. Once I reached the top of the hill the familiar scent of Magnolias and honey-suckle vines proceeded the sound of a chainsaw or hammer. Once my southern-worn bare feet hit the gravel; I was on her land, her terms and in the warm comfort of her strength. I ...

I have written about silly things, mundane things, absurdly obvious and uniquely strange things. Humor with serious undertones and happiness with sad overtones have both found their way into my musings. Today I write to a man I have never met and I do so with naked sincerity and genuine respect. During my scurrying about on a typical can’t catch up Friday I was reminded of what it is to be an American. My deep Southern roots have always been a source of pride as I often defend my simple ways, southern drawl and resilient demeanor with a shield of regional distinction. Suddenly in the midst of running errands and running in circles, one man silenced the jumbled thoughts promoting an unfamiliar calm. Making my third trip of the morning across Beaufort’s Mcteer bridge I saw a gentleman sit...

Yesterday I said, "I quit"! With almost three months of working long grueling hours, I had finally reached my breaking point. It was time to go fishing. I wonder how others handle it? If they aren't as fortunate as I am to hop in a boat and take a short ride to paradise, where do they escape?   I have made it quite clear that I honestly believe there is no place on earth quite like Beautiful Beaufort. Yesterday confirmed that solid belief. Where else can you honestly say that what you leave is as beautiful as where you are wanting to go??   We loaded up the boat (which means fried chicken, plenty of bait, tons of sunscreen, and best friends) and headed out to the ocean.   The water was like glass! Dolphins were everywhere!!! They would swim next to us as if saying "It is about time you ...

The sign is up, lockbox in place and the Internet is all a buzz with information on your property. Your Realtor is off to a great start and your goal is one step closer to success! Below is a short list I give all of my sellers the day after their home hits the market. It is just a reminder to be proactive!   1. Don't be shy!! Tell everyone you know that your home is for sale. Tell them how badly you hate to leave it, but that life does happen. Tell them they can view professional photographs at www.YourRealtorsWebsite, Facebook, and any other sites where your home will be showcased.       2. De-clutter and De-personalize- Everyone hates this!! But it makes such a difference. If you don't use it, don't need it or don't notice it daily, pack it away. You have made the decision to move fo...

Typically my clients are men. Marines, especially drill instructors, don't usually ask me about the best place for a facial, who does the best haircut, and/or how to find the most comfy place for a mani/pedi. How could I have been so incredibly inconsiderate to my fabulously female clients who have recently relocated to Beautiful Beaufort. Their toes are just as important!   So in order to gain redemption for this horrible oversight, I forced myself to do some crucial research.         I am just that dedicated that I am willing to put myself in a spa, for research purposes, of course. The results are in, and my toes look better than ever in my faithful flip flops! Drum roll.....Pink Drum roll, please I am confident that there is an Aqua Med Spa and Salon in Heaven. I know for a fact the...

So here we are mid April and already my sea legs are shaking. I can almost smell the diesel, the saltwater, and suntan oil. What a glorious recipe for summer!   Here in Beaufort, SC there is a phenomenon known as the sandbar. We are fortunate to be surrounded by water, we can even go to the beach without leaving town...but there isn't anything quite as locally renowned as the sandbar!   Even though our water is still a bit cold (cold for us means below 70 degrees) the die hards are already anchoring up.   So what is the Sand Bar?? Well some may argue that it is a way of life, not a location.   To me it means gathering friends (human and kanine), stocking up on Fried Chicken (Publix will be happy to help you with that), boiled peanuts, possibly a cold one or two and spending the day ti...

More often than not you will see the majority of Realtors marketing their skills to attract your business are also claiming several titles. Many claim to be number one, some claim to be a top producer and others claim specialties that run the gamut. The label of top producer is obviously one of the more common. Top producer is easily defined and often massaged to mean whatever the individual claiming such success wishes it to mean.   Not all slogans, buzz phrases, or choose me mantras are created equal. The consumer can find themselves swimming in a sea of number ones with absolutely no idea how that will impact their personal real estate goal. Real estate, like many other professions, certainly has levels. A professional Realtor is one who has committed to the industry for better or ...

Careful attention to detail, anticipation, hard work, doing everything within our power to be ready for your arrival; we want to make absolutely certain you feel welcomed. We sweep the porch, we open the windows, with high hopes we light our favorite candle. We missed breakfast with our friends, we begged our neighbors to watch our pet, and we gave incredible thought to every possible scenario. You made an appointment to show our home.   In a market where showings are so very important, seller clients put so much time and effort into preparing their property. It may just be another house showing to you and your clients; however, to a seller, it is an opportunity to reach a goal, close a chapter, or begin anew. They rearrange their schedule to accommodate your showing. They are excit...

The light is clearly shining at the end of a very long, dark, trying tunnel. Some of us are running towards the glimmer like a kid towards a Christmas tree, while others are sashaying slowly with learned skepticism. One thing is certain, change is coming and it is welcomed. Just as we all free fell into a frenzy once we realized that yes there was a bubble and yes it was popping; we are just as shocked an somewhat astonished that recovery looms. It took all of us a sharp twisted learning curve to adapt and overcome the shrapnel of a crashing market. We worked harder for less, we did more with less, and we certainly spent less both professionally and personally. It took months for most of us to accept and adjust to the Armageddon that invaded our career; yet adjust we did, and we did it ...
