Another Warwick RI Luxury Home Sold | Cowesett Neighborhood High on a hill this fabulous Warwick RI real estate luxury home sold in the Cowesett neighorhood at 76 Goodwin Drive.  At the end of a cul de sac and just steps over the town line from East Greenwich, this house was luxuoriously appointed from the 5 bedrooms, to in-law apartment to the enormous appointed granite and cabinetry in the kitchen. Hardwoods throughout, double garage, hot tub on stone patio, but I keep going back to that incredible kitchen I could live in!  Totally renovated 5 years ago in an expansive upgrade renovation to live for. This home buyer connected with me online and knew right away that I was the right RI real estate agent to work with on his relocation to Rhode Island.  Sweet!  My persistent blogs and loc...

Listing Management What responsibilities will an agent take care of for a seller? In Rhode Island a seller will get fiduciary service from their designated client representative throughout the time their homes is on the market. Don’t worry about the listing marketing materials because an agent will gather this, after clearly asking the right question when they initially meet with you in a consulation. In addition, your representative will schedule all promotional programs for your active property on the market. What is on the market in RI now? Interested in researching homes for sale in RI? Just Sold Warwick RI Bungalow Home | Renovated RI Home It is tough in a hot market of pristine RI homes for sale to put a just sold Warwick RI bungalow home sign on the front door.  My buyer became involved in two multi bid offers prior to this one.  One renovated RI home for sale was in a flood zone so she pulled her offer and the other home went over what she could bid.  Phew!  It was time to tie the home wedding knot on this RI real estate home. And there it was a picture perfect beautifully renovated bungalow with 4 bedrooms, 2 baths, cherry and granite kitchen, formal dining room & expansive living room with fireplace.  Oooh, la, la...this was the one and the right one all around for my home buyer. Just three minutes to Route 95, close to shopping, sweet backyard and neighborhood. ...

Houses are flying off the market here in Warwick RI! This home, pictured left went under contract in 10 days and would have gone sooner if not for the HUD guidelines of giving all buyers a 10 day even chance!  I cannot tell you how many calls I had from buyers for this house!  I have been working with several buyers lately and we are having problems actually getting inside some of the homes due to so many people buying right now!   Last week I had to reschedule all my appointments due to "gaps" that showed up when homes we had planned on viewing went under contract. This is a new market here in Warwick, RI and it takes a motivated buyer with a savvy Realtor to get in with a good offer and get the house of their dreams. What do you need to do as a buyer in Warwick RI? If you are serious ...

After the Blizzard, the world looks exquisite! This photo was taken the morning after at the Warwick Neck Lighthouse! I have always thought that I was a prepared person. After all, I was a girl scout years ago and I am definitely a planner. So when the news announced that we would be getting a major blizzard, I thought back to the Blizzard of '78. I remember seeing on the news, cars and trucks stranded on Route 95 and I remember we could not drive for a week. All the roads were impassable except for the major roads...even after the actual Blizzard. We had to walk everywhere. What I remember most was the kindness and friendliness of people! Fast forward to 2013. We lost our power, but we have a generator that powers most of the house so we still had heat and light. Our Cable company had...

If you live in Warwick, you must have heard about the annual Gaspee Day Parade!     It normally starts at Warwick Ave/Narragansett Parkway makes its way along Narragansett Parkway in Warwick torwards Pawtuxet Village where the bridge over the Pawtuxet River crosses into Cranston. Every year, people and colonial bands come from all over New England to participate in the celebration of "the first blow for freedom", where the early colonists in Rhode Island actually burned the HMS Gaspee!!  You can read a little more under Warwick's tourism website.   The Gaspee website has all the details you need.   People that live along the parkway, already know it is useless to plan anything else on this weekend, other than a good BBQ!! Most of the owners will let you sit on their land to wat...

Another Warwick RI Home Sold-  Chase Short Sale is a Home Run. Right outside of Pawtuxet Village on a quiet dead end street with a nice fenced backyard this Warwick RI home for  Warwick RI short sale closed by North Kingstown short sale agents sale was sweet for the buyers.  With updated house mechanicals and a stunning new cherry kitchen with corian counters, brand new bathroom, newer roof & windows, there was a lot to make a buyer say WOW!  And they did along with 3 other buyers who all wanted it…but we won out even though our bid was not the highest offer price. One thing this North Kingstown short sale agent knows are strategies to use with buyers bidding on a short sale and I am not going to give them out for free right now to other agents who can not figure it out.  Just know that...

Waterfront Warwick RI Home Sold- 94 Trent Avenue - Fannie Mae Winner. It was the final two weeks to closing and my buyer and The Price was Right- Location Superb! Warwick RI myself were checking on all the repairs that were suppose to be corrected and had not been before this day…well heat was not working in two rooms and the outside water faucet was now running which wasn’t before -endlessly.  So the listing agent is on the phone, gets the contractor to come back & voila- it is done.  We are getting closer on this waterfront Warwick RI home sold at 94 Trent Avenue. Well shouldn’t that be the end of this Fannie Mae foreclosure sale…especially after 5 months of frustration!  Well of course the closing was desirable but it was just starting with the lender who wanted document after docume...

FANNIE MAE comes late to the party - but arrives! This was one busy week for all my clients from accepted offers to home inspections to the surprise of all!!  Are you ready and I have to share this for my first time home buyer because she has been an amazing and patient client throughout this REO (real estate owned – bank owned) home purchase…FANNIE MAE agreed to do all the repairs we requested post home inspection even though it was an ‘AS IS’ Warwick home for sale that she had a  contract on.  Woo Hoo!  We all jumped up and down. It is a convoluted mine field of getting through repairs by dollar amount with FANNIE MAE and its contractors.  It is not for the faint of heart buyer or the buyers who do not have staying power.  It is a frustrating and patient process.   The listing agent w...

Are you thinking of living in Warwick Neck, Rhode Island? Warwick, Rhode Island was settled in 1642. It was considered the first white settlement (meaning other than Indians) on the western side of the Narragansett Bay. Originally it was named Shawomet which means a spring, but then it was changed to Warwick, in honor of the Earl of Warwick.  Now, Warwick consists of many villages, one of which has an area called Shawomet, in Conimicut. As you may have guessed, most of Rhode Island names were originally Indian! The main tribe was the Cowesetts who were a part of the Narragansetts. Warwick Neck is yet another village of Warwick, Rhode Island.  It looks like a very wide peninsula, surrounded on three sides by Narragansett Bay. On one side of the neck is home to Warwick Cove which consi...

It never ceases to amaze me when I am perusing the Statewide MLS, as I do daily, to see how other listings have been portrayed, what is new on the market, what prices have been reduced and what has sold, that Listing Agents use information that is totally wrong. Just this morning (which prompted the writing of this post) I see a neighborhood listed as "Longfellow".   Now, I have been a Rhode Islander for years and I knew the address and location, but "Longfellow"?  I have never heard of a Longfellow neighborhood in Rhode Island. (And let me mention that I live right next to this neighborhood!}    Okay so maybe now you understand my point?  Why would you use a Listing agent to list your home that does not even know the name of your neighborhood? Yes, I know the Listing Agent works for a...

According to the latest Money Magazine issue Warwick RI ranks as one of the top 100 cities to live in the United States.  Now this is not the first time this Rhode Island city has been given this accolade by the editors of Money magazine which says alot about the attributes this Providence RI suburb has to offer for family living. Warwick RI is considered one of America's 100 best small cities and they rate the cities in the U.S. by particular categories that are important to U.S. families: jobs/economy, housing affordability, education, arts/leisure and health.  Considering Warwick is the only RI city to make this list is a huge kudo to this 'outlier' as the magazine calls the cities that made the 100 ranking.  It's anything but an average city and I was just fortunate enough to par...
