Here are some pretty pictures taken during a calm evening at Barrington Beach. This home right on the beach is for sale. The giveaway that I am not a real estate agent is that a real estate agent wouldn't have taken a shot that had a bush blocking off a whole section of the home...

Keeping you updated on the market! For the week of October 8, 2012 MARKET RECAP At the beginning of the year, we were in the minority: we thought 2012 would see improving home prices in more metropolitan markets across the country. We've been surprised on the price front, and delightfully so, because we didn't expect the price recovery to be as pervasive and as strong as it has been. What's more, the data on pricing continue to point to higher home prices in even more markets. Indeed, CoreLogic's Pending Home Price Index for August shows that home prices rose 4.6% year over year, posting the biggest annual increase since 2006. Looking at monthly data, August posted a 0.3% increase over July, which marks the six-consecutive monthly increase. Additional price data from Trulia show tha...

There are some "real" Turkey's in Barrington, Rhode Island As I was driving through town today on my way to the post office I came across what at first I thought were Canadian Geese.  I quickly realized that they were wild turkeys.  These turkey's were feasting on something in someone front yard.  I pulled over to snap a picture or two when they started walking down the street in the opposite direction of where I was headed.  There were a good 7 or 8 adult turkeys.  This is something you don't see everyday or ever to my knowledge in Barrington, RI! I completed my errands and thought I'd drive back in hopes that they still may be in the area.  Boy, was I lucky!  I came across them again, and this time I wasn't the only person pulling over to take pictures.  There must have been a half a...

Keeping Current Matters In the Barrington, RI Housing Market Keeping current matters whether it's in real estate, politics or even knowing what the weather will be for the day.  Keeping current and up to date on the goings on in the local real estate market is especially important.  Why you ask?  Well, I'll tell you why. I took a webinar a few weeks ago titled "Is the housing market in a full out recovery?" by a organization aptly named "Keeping Current Matters".  This group provides Realtor's with up to date real estate statistics, information and trends as to what the market is doing and where it is heading nationally.   Is the Barrington housing market in a full out recovery?  In a nutshell YES we are in a housing recovery from a sales point.  That being said here's what has to conti...

Keeping you updated on the market! For the week of May 28, 2012     MARKET RECAP As each week passes, the data on housing becomes more encouraging. This past week's data added to the good feelings. Existing homes sales continue to post monthly gains, rising 3.4 percent in April to an annualized rate of 4.62 million units. If you go back to July 2011, you'll see a trend that is very noticeably up, with monthly sales trending 15-percent higher over the time period. Perusing the existing home sales data a little deeper, we find many encouraging details. When local market prices are aggregated into the national number, we find the national median price has increased to $177,400 – a 10.1 percent improvement over the national median price in April 2011. Strengthening home prices are surel...

Keeping you updated on the market! For the week of May 7, 2012     MARKET RECAP Once again we are compelled to lead with home prices. That's actually a good thing, because home prices are increasingly on the rise and increasingly portend higher prices. The latest pricing data, from Trulia, show that asking prices rose nationally 1.9 percent in the three-month moving average from February to April. When you look at monthly comparisons, asking prices were up 0.5 percent from March to April. Of course, asking isn't getting – an asking price isn't the sales price. But we all know that we set prices rationally. It's important not to waste time on an unrealistic asking price. In other words, Trulia's data suggests that prices are rising, and rising strongly, in many markets. This, in turn...

Keeping you updated on the market! For the week of April 16, 2012     MARKET RECAP The shift from winter tranquility to spring volatility is readily apparent in the mortgage markets. Fed Chairman Bernanke has noted that there are still considerable challenges which face the economy and that the Fed’s low rate stance is what is driving them back downward. Freshly-released minutes of the last Fed meeting from three weeks ago reflected the strong economy leading up to that point. This pushed rates back up, with the deepening woes in Europe and the weak March employment report causing rates to go back down again. The statement accompanied by the close of the Monetary Policy Setting Committee and subsequent testimony of Fed Chairman Bernanke both suggest that the economic climate may req...

Keeping you updated on the market! For the week of April 9, 2012     MARKET RECAP Just as anticipated, mortgage rates have settled back a bit after its recent upward movement of fifteen basis points over the last two weeks. Widespread upward economic movement fostered the rise, but a more realistic approach to the economy’s forward momentum seems to be creeping back in. Rates have bumped off a little from their historic bottoms of February, but the modest movement should not create any additional disturbance or turbulence for the housing market. Even in the worst-case scenario, the eighth percentage point increase in a loan’s interest rate is probably not enough to ruin most deals. Especially since that slight increase could be ‘brought down’ through the payment of approximately a h...

Keeping you updated on the market! For the week of February 27, 2012     MARKET RECAP So are things getting better or worse? We ask because the latest data on existing-home sales fail to provide a definitive answer. Sale were up once again, increasing 4.3 percent to a 4.57 million annualized rate in January, which, in turn, dropped supply to 6.1 months, the lowest inventory level in three years. The fact that existing-home sales are rising is good news. The not-so-good news is that sales appear to be driven by discounting. The national median price fell 4.6 percent to $154,700, while the national average price dropped 4.0 percent to $201,200. In short, existing-home sales are trending higher, but the trend is being fueled in part by price discounting – at least at the national level...
