What a week in Perry County it has been.  Seven beautiful angels were laid to rest today and thank God the WBC haters didn't show up to protest. It did prove one thing though that when things get tough our county and surrounding counties come together in over whelming support. The news and Facebook lit up like fireworks when we were told about the WBC coming to protest. We were all prepared to go and form a barrier to prevent hate from entering into such sorrowful day. God bless the Clouse family.

Looking to buy a home in Perry County, Pennsylvania? You might want to make a quick check to see if you and the property are eligible for a Pennsylvania USDA Mortgage, also known as a Pennsylvania USDA Rural Development Loan. Here's Why... USDA home loans offer a few benefits that other mortgage programs cannot match, including no down payment and financed closing cost. If the home appraisal allows, the closing costs can also be wrapped into the mortgage resulting in no money needed at the closing table. USDA is the only mortgage program that allows for all closing costs to be financed into the loan amount on a home purchase. Interest rates for USDA mortgages are comparable and often lower than the low fixed rates of Conventional, FHA and VA financing. The USDA Mortgage program does hav...

Many First Time Home Buyers have begun to spring into action to take advantage of the $8,000 tax credit or 10% of the purchase price whichever is lesser. Home Buyers who qualify can not have owned a residence in the past 3yrs, this means that a buyer could not have been listed on a deed in the last 3yrs.  The tax credit has also been granted to current home owners.  This tax credit is in the amount of $6500, or 10% of the purchase price whichever is lesser.  Buyers in this case have had to own a residence consecutively for 5yrs in the last 8yrs.  A home owner does not have to buy up to qualify, meaning they do not have to purchase a home more than their current  home is worth.  Buyer's do have to be under contract to purchase a new home by April 30th, 2010 and the deal will have to be c...

I work a lot in new construction. In my office I have several signs that are designed to make people see the financial risks associated with fence sitting, when it comes to getting started on their building project. The first sign says "Are you waiting on your dream home, or is it waiting on you?", the second one reads "As building materials increase in price, so does the cost of new construction". The third one reads "The more you delay the more you pay". Today I heard a gentleman in my waiting room say to his wife, while reading my signs "You can tell they are all about getting you to sign something as quick as possible". I told him that I had overheard his comment and while it was true that I would try to earn his business as quickly as possible, that I felt he had misinterpreted th...

What kind of people live in mobile homes? This is a question I am asked almost every single day. Manufactured homes are by no means my only area of focus, but I do represent more manufactured home buyers and sellers than a whole lot of agents out there. I guess this is the reason people have come to see me as an authority in this kind of housing, and why I get that famous question - "Who lives in a mobile home?". I've given it a lot of thought and really the best answer is "everybody". When I look back over the sixty or so manufactured houses I've helped people buy or sell in the last couple years (and the folks that call them home), I can honestly say every walk of life is represented. Blue collar, white collar, retirees, first time home buyers, growing families, corporate relocations,...

A few weeks ago on this blog, we talked about how a successful housing program would have to contain "carrots" and "sticks."  Now that President Obama has presented his housing proposal, we see a variety of incentives and directives - the carrots and the sticks - laid out before us. His $275 plan, with 75 million coming from taxpayers and the balance in government commitments to back Fannie Mae and Freddie Mac, aims to help 9 million troubled homeowners, while absorbing some of the financial impact to both lenders and mortgage holders and promoting new homeownership. Especially in comparison with the fragmented attempts to fix the housing problem over the past year, the plan offers a more integrated approach.  Howard Glaser, a former HUD official during the Clinton administration, compa...
