  So what is happening in real estate in Bucks County, and Yardley? First quarter real estate market results are in, so lets take a look at what is happening. First, looking at Bucks County real estate, what is really striking, is that the number of houses for sale, was more than 7% lower at the end of March this year, than last year at the same time. Homes For Sale in Makefield Glen, Yardley Homes Sold in Makefield Glen in the First Quarter of 2012   Makefield Glen is a neighborhood built in the early 1990’s by Toll Brothers. It is located off of Heacock Rd. inYardleynot far from Mcaffrey’s. The largest models are in the Aspen Woods section and these are 3 bedroom 2 ½ bath townhomes with a garage, a basement, and possibly a loft as well. The Spruce Mill section of Makefield Glen offers townhomes & condos. There are two styles of townhomes the Brockton or Lexington. I just received the National Association of Realtors (NAR) 2011 profile of home buyers and sellers. As we move further into the spring real estate market in Bucks County, I always enjoy reviewing the NAR survey, which comes out around this time every year. I spend a great deal of time going in and out of houses all over the Yardley and Newtown areas in Bucks County. I talk to a lot of sellers, as well as buyers. I saw an interesting article this morning from MSNBC entitled, “What you should know before buying a home”. The author of the article described the journey from moving 9 times in 9 years, from college dorms to various apartments, before deciding to look for something a bit more permanent in the form of a house. I realize that the weather so far this winter has been very pleasantly warm for Bucks County. But the calendar says that spring is still weeks away! That is not the case in  real estate in Yardley. From a real estate perspective, we in the industry feel as though what we refer to as the “spring market” begins just after the Superbowl. Happily for us Eagle fans, the Superbowl is over.  On a different note, that was one of the most painful games to watch for those of us who are diehard Eagle fans.  From a purely football perspective, I am happy that the game is over! The Big Game is over and we are all winners!  It's Monday morning and Super Bowl XLII has entered the history books with the underdog New York Giants winning over the New England Patriots 21-17. However, as compared to many past Super Bowls, the game remained competitive, so football fans were rewarded with an entertainng game and advertisers, especially those who risked late game tv spots, should have been rewarded with enough viewers to justify their investment. NBC found a way to market the Super Bowl for the entire weekend, so certainly they are happy with themselves this morning as well. Many folks believe that very few houses are selling, and that almost no one can get a mortgage. Along with Keeping Current Matters, I want to let everyone know that neither of these assumptions is true. A few weeks ago, the National Association of Realtors (NAR) released their Existing Homes Sales Report. According to the report there are, on average, 12,109 homes selling in the United States EACH and EVERY DAY! That means that approximately 12,000 houses sold yesterday, approximately 12,000 will sell today and approximately 12,000 will sell tomorrow. So the thinking that homes aren’t selling just isn’t true. Another interesting fact in the report was that 72% of these transactions were accompanied by a mortgage. Moving day can definitely be a hectic day! For people moving in and out of the Yardley area, because of how hectic moving day can be, people often leave behind very important things, that will be sorely  missed at their new home.  In order to help prevent that, I put together this list of what I see as the six top forgotten items during a move. 1.  Jewelry, watches and small valuables.  These small, sometimes expensive and often irreplaceable items should be kept in a safe deposit box, or kept with trustworthy friends or relatives on moving day. 2.  Garage door opener.  Be sure to leave your old garage door openers behind, and be sure to get the garage door openers to your new house.  Most new cars have a button that you can program, that replaces the old fashioned garage door opener.  ...

The issue of so-called “low ball offers” comes up relatively frequently these days, for both buyers and sellers of houses in Yardley, Newtown, and all over Bucks County. I have worked with buyers, who erroneously feel as though the real estate market in Yardley is similar to the real estate market in Arizona.
