When I meet with a  Berks County home owner who is thinking about selling, many questions are asked. One particular question that is being asked more and more is "Will my home be shown to qualified buyers?". What I find they are really asking is "Will people who have no business being in my home be allowed to see it?" Unfortunately, I know my answer will not please them, unless I am showing the home myself. Just 6 or 7 years ago this question was not often asked. Everyone was qualified. Ask any lender. From 2004 to 2006 there wasn't a customer the lenders did not like. We now are living with the results of that situation. Obviously, things are different today. Ask anyone trying to get a home mortgage. The lenders now want the names of children that are not yet born before they will par...

In past articles I have laid a solid foundation of ideas for someone who plans to sell their home. I used the five senses to show how home buyers will value your Berks County real estate. If you have not read the articles yet here are the links: SIGHT- Berks County Home Buyers Need to See the LightSMELL- Berks County Home Buyers can Smell a Good DealHEARING- Berks County Buyers Hear What Your Home is Saying to ThemTOUCH- Simple Touches Can Lead to a Successful Berks County Home SaleTASTE- Taste Affects The Intrinsic Value of a Berks County Home The most important sense to a Berks County home seller is the sense of VALUE! “What is my home worth?” This is often the most requested piece of information most Berks County home sellers want. Yes, they want to hear what I can do to sell their h...

Let’s start with the Purchase Agreement for a home. Agreements for the purchase of real estate in Berks County, PA are aptly named because they are endorsed by both the home seller and buyer who agree on price, terms and conditions. Price is easy to understand but real estate agents in Berks County know the devil is in the details. Things like the settlement date, escrow deposits, financing contingencies and home inspection contingencies play a huge role. So here is a different answer to the question posed…”When all the terms and Conditions of the Agreement Have Been met”. So when does this take place? It depends on the terms and conditions. Home inspection contingencies allow the buyer to void the Agreement at their discretion during a time period agreed to by the parties. In many cas...

There cannot be enough articles about preparedness in any field of endeavor. This is especially true when selling or purchasing a Berks County home. “RWA” stands for Ready, Willing and Able.As a Buyer “RWA” is being ready to make a decision, willing to complete the purchase and financially qualified to do so. So how does a Berks County home buyer become “RWA”? Ready means having a plan that includes things like location, type of home that fits your needs, understanding the available homes in the Berks County market and having a good idea of their value. Many of these things can be easily achieved using a local Real Estate Professional. Willing means you have done your research and are willing to purchase the home that suits your given criteria. This is normally when the butterflies flu...

A little history is needed to better understand this question. In the mid to late 1800’s there were less rules and regulations as they related to a real estate transaction compared to today. One rule that has carried through to today ~ the Broker of the real estate company is the person responsible. Any and all clients of the real estate brokerage were the Brokers. He or she was responsible for all activities relating to their home buying and/or selling. The Broker approved the advertising, paid for the office and was in charge of the daily business activities. One of the main activities is to act as an escrow agent and have an escrow account set up for the deposit money that was agreed to by the buyer and seller. If the Broker obtained many clients there was a need for assistance. This...

Lets face it, in today's market, it is harder to attract and maintain potentially solid buyers. Cheer up! There are more steps you can take to add a little sizzle and luster to your home. In a slow market ( like now ), sellers often list their homes at what they believe is a realistic price but assume they'll have to lop off a few thousand to get the deal done. Would you do better by lopping the money off the top and listing your home for less. Probably not. Price cuts may be taken for granted in bad markets, and the buyer Will probably offer less than your asking price anyway. Instead, look for ways to HELP the buyer! Thats right I said it. HELP THE BUYER! Don't automatically shy away from unconventional deals. Perhaps you could have your home inspected and repaired before putting i...

Recently at the National Association of Realtors Conference in Orlando Florida, NAR suggested that Realtors cross borders to gain referral dollars from various real estate opportunities Worldwide. I choose a French development company and chateau broker. I was surprised as to what influences the value and desirability of a Chateau to buyers in this very narrow market niche. The obvious is Location Location Location. So for example if you have a chateau in the outlying areas if Paris you will have a very desirable and pricing abode. The less obvious on the list of attributes that can increase values are: A private Chapel in the Estate Private Stables Pigeon house and size Condition Unesco protected land History of region and Estate. The chateau's  Provenance, which comes from the French ...

If you know someone that is currently renting a home or apartment who has a secure job and good credit let them in a few secrets; If you pay rent in the Amount of $600 per month in  30 years you wull have paid a sstaggering $499,355!!! If you are paying $1,000 per month in 30 years you will have paid in  $823,259! That is figuring that there is no rent increases.   The federal Government is offer a $7,500 tax credit to  fist time buyer and now this does not need to re-paid! Many homes located out in the county qualified for Rural housing 100% financing and of course FHA is only 3.5 % down and the seller can pay all of the closing cost. Educate the young buyer who is renting and explain the  benefits. The economy has created one of the best buyers markets ever! The interest rates are low...

1Buyers are aware of the lengthy market exposure and usually attribute to overpricing. 2. Merchandising your property is done for results- overpricing reduces the response and ultimate, results 3. Buyers educate themselves with market comparables through various internet sites. If your home does not compare, it won't sell.  4. The proper pricing of any commodity, especially a home, results in an early sale. 5. Buyers will avoid overpriced homes and look some where else. Buyers purchase within their qualified range, so if a buyer is qualified at $100,000 and your home is worth $100,000 but it is initially marketed 20% higher at $120,000 the buyer who is Qualified at $100,000 will not be looking at it, and the buyers qualified in the $120,000 range will be feel it is overpriced and will n...

Wyomissing PA Luxury Homes,,, why would anybody pay 40k a year in taxes.. a client once asked me,, what do you tell her. PA and Specially Berks County has a big issue with property taxes. Taxes in Berks County seem to get out of hand in most instances, when it comes large properties it gets to the point of ridicule, Why would anybody pay 40k a year in taxes,, because they can, because having the home on the hill shows status, I told her, It is like buying a Rolex, you don't need one but you buy it to show ether that you have money, you made it, or you are in a huge dept... Reading Pa the center of our county has a 5% transfer tax..., Helped a client recently buy a secluded home in Reading he had to pay 25K just in transfer tax to buy this house,,, how do you tell people that these homes...
