Hershey's Mill, East Goshen Township Where: Located in East Goshen between Boot Road and Green Hill Road and Greenhill and Route 352.  Main entrance on Greenhill.   Wonderful over 55 community Hershey's Mill is one of my all time favorite over 55 communities.  There are currently 17 homes for sale in this lovely neighborhood ranging in price from $215,000 for a 2 bedroom, 2 bath home with a little over 1200 square feet to $774,500 with over 3000 square feet of space that doesn't include the finished basement!  As you can see, there's a wide range of styles and sizes. I'd be very happy to show you around the homes in your price range.   Are you looking to buy a home in an over 55 community?

West Chester Real Estate Market Report   The market can be summed up in two words - less sales! Overall the market is seeing less inventory, less sales,  less days on market but higher prices by 2% to a year ago. For the full report click the image below. With lower inventory, buyers although they are demanding are prepared somewhat to pay higher prices for the home that meets their needs, wants and desires. I love Hershey's Mill, the premiere over 55 community located in East Goshen Township.  The landscaping and entrances are lovely, it's a gated community, and there are homes in every size and price range. While there is usually a large group of homes to choose from, currently there are only 7 active listings in Hershey's Mill.   This tight seller's market has been the norm for quite a while now and it's very competitive there.   The currently available homes are in price ranging from $274,900 to $649,900.   If you are thinking about a move, either into Hershey's Mill or if you are currently a resident looking to relocate, I'd love to help.

I learned this morning that a dear man who I've known for 20 years or so is in need of some help.  Dan Moore has been my trusted plumber for years.  I met Dan when Mike was a young boy playing t-ball and Dan was his coach.   You truly will not meet a nicer person.  He's saved me from quite a few fixes over the years.   The first time was when our hot water heater decided to give up on us in a spectacular fashion.  When my cat jumped on my bed soaking wet, I ran downstairs to ankle deep water.  7:00 AM and I was clueless how to turn the water off.  I called Dan in a panic and he, afraid I would electrocute myself, told me to go upstairs and he came right over to help. The second time, was when the next hot water heater went again.  We were leaving for vacation and I had run downstairs to...

AR in Chester County's Daily Local          Last month ActiveRain encouraged members to be a part of their 'media team' and reach out to local news & media channels to share information.  It seems that quite a few people had luck getting the word out through their local media, and I was fortunate enough to get a mention in Chester County's #1 newspaper, the Daily Local.        Using ActiveRain's infographic info on 'Biggest Seller Mistakes', I asked for some insight from local Realtors and fellow ActiveRain members Susan Mangigian and Nick Vandekar to include in a press release, and they certainly delivered.  Though it was edited some and the infographic was not included, the press release did get placement on the front of the Sunday edition real estate section.         Bottom line - if...

Let it snow, let it snow, let it .... WAIT!!   Enough with the snow!  I was delivering meals on wheels today in my favorite over 55 community, Hershey's Mill.  It was overcast, gray and misty and still beautiful. You might think that I took this as a black and white but I can assure you, it's a color photograph.  It was that kind of morning but I think, even with the gray skies, it was beautiful. I often photograph this part of Hershey's Mill, but I took this one from a different angle.   No matter the season, Hershey's Mill remains one of my favorite over 55 communities because of the beauty of the landscaping.  Nestled in popular East Goshen, this golf club community is minutes to route 202, adjacent to a shopping center complete with a Giant food store, a Rite Aide pharmacy, Vanos Pi...

An ActiveRain love story        Love can come quickly, be fleeting, and be over before we know it.  A refinance transaction in 2013 proved that, but the one thing I'm sure of, is that it was true love.        Last spring and summer was one of the busiest times we've seen in the industry.  With a pretty busy purchase season on top of a refinance frenzy, the pipeline was overflowing, turn times were picking up, and things were busier than normal to say the least.         "Jane" was a company lead, which I rarely work with as I prefer primarly referral business.  Jane was different though, she made it clear she was just looking for information, and after a brief conversation I determined that a refinance would greatly benefit her.  She had a higher rate 30 year fixed mortgage, and we could...

Susan Mangigian (affectionately known as Mangiggly) is an ActiveRain member I would LOVE to get to meet in person.  I've known her for nearly 5 years.  In fact in two weeks it will be exactly five years.  But she's the kind of gentle soul person that you just cannot know without loving her.  I felt an immediate connection to her when I landed on the first post of hers I commented on back in October of 2008.  We had both gotten married on the same day.  Not the same day two different years, but the same exact day 10/27/1984  And of all the blessed things it was a political (of sorts) post.  It was about her sign vs. her husband's sign for the presidential campaign.  At that moment, even though I was on her husband's political side I just loved her comment back to me. We've chatted, we've...

By anyone's standards, summer this year on the east coast was wet and cool.  In July, our two weeks at the beach were wet and cold with water temperatures that ranged from 59 to about 62 degrees.  There were some glorious days this year but as far as sunny AND warm, this wasn't that kind of summer.  Until now.  Yes, now it's in the 80's and a beautiful summer day; the only problem is it's autumn! While friends are unhappy because autumn is their season, I am loving the warm days and the extended time I can keep my feet in flip flops and my body in summer clothes.  My only regret is that my pool is closed and I can't jump in and enjoy the warm weather even more, although with it being autumn, I'd be hard-pressed to keep up with the leaves falling into the water!   Today, I'm thankful tha...

Hershey’s Mill is one of my favorite over 55 communities, which is a gated and guarded community in East Goshen Township. The location is unsurpassed in convenience and the landscaping is simply beautiful in all seasons. Some people have said that they find the Association fees to be a bit high but many do not realize that it includes many things. Hershey’s Mill sign on Boot Road and Green Hill This information should be double checked for each village but it’s my understanding that the following is including in all villages: - Community Sewer- Trash/Recycling- Exterior Home Maintenance and Repair- Landscape Maintenance/cleanup- Snow Removal to the door- Security- Membership/Maintenance of Pool and sports activities- Cable Television – Basic Digital- Bus, Community Center, Sullivan Hous...
