So you want to live in Wayne PA. Wayne is a popular place for those moving to want to live, it is a lovely town with its own Art Deco Cinema and sidewalks to stroll.Bur living in Wayne without specifying where can have you living in any one of three different counties, Montgomery, Delaware or Chester, each has very different tax rates. Secondly, you can end up in one of three different townships Tredyffrin, Radnor, or Upper Merion Township. And hence one of three different school systems if you are going to have your children attend public school, Tredyffrin Easttown, Radnor or Upper Merion School District. So you need an agent who asks a few more questions than just accepting Wayne as th place you want to live. There are multiple types of homes available, from apartments, twins, town hom...

Wayne real estate market reportWayne postal code covers lots of areas outside of Wayne itself, including areas of Upper Merion, Tredyffrin and even Chesterbrook. Like many other local areas sales were up and inventory is down compared to last year. The median price jumped dramatically by $166,050 a 45% increase, more on that later, interestingly days on market also rose.Attached home sales, town homes and twins, actually dropped year over year whilst all the other areas increased. Condo sales increased by 50% and detached homes doubled year over year. These increases help to explain the big jump in median sales price. As the town home sales dropped, and detached homes rose then the median price will naturally rise dramatically. Also many of the attached homes may be new construction with...

All along the Main Line in Devon and Wayne particularly we find Victorian homes. As stated in my post Not All Victorians are Alike there are many around the town of Wayne. On both sides of Route 30, Lancaster Avenue, in North and South Wayne we find Victorian homes, on Midland, N. and S. Wayne Avenues, all the tree named streets in N. Wayne and many others. These Victorians do have a similar look, but as you go through them you notice certain features which make this or that one stand out. Sometimes as in our last post it was the openess and the repeating Rythm Motif of the Gothic Arch.Today I was touring homes previewing for a client and I was in South Wayne when as I walked up the stairs I noticed these rather fine terminals to the posts on the stairs. Most likely these would have been...

In our area, especially in the town of Wayne proper as opposed to just the Wayne zip code, there are plenty of Victorian homes. The whole area was developed when Philadelphians were encouraged to purchase property outside of the city to escape the heat during the summer. The new train line, now known as The Main Line precipitated and helped this exodus from the city. Many of the new wealthy merchant class purchased land and built along the train line from Wynnewood, Ardmore, Bryn Mawr, Wayne, Devon to Paoli.Whilst many of the homes used the same architects, like today, home designs used by builders are often from the same small number of designers and architects.Last week as I was touring homes I came across one home that had a different architect to the norm. George Washington Maher, b...

We LOVE gardens and so I am Thankful for Chanticleer.Living on the Main Line people think there is not much green around us, but that is far from the truth. I shared how I am Thankful for Valley Forge National Park, But, Chanticleer is a wonderful garden open during the late Spring through the Summer season. It was a private estate, but now in trust and has wonderful natural gardens on the rolling hills of the estate. Friday evenings in the summer you can bring a picnic and the place is packed, and although you may find it hard to find a chair, you can throw a blanket down and enjoy the evening with friends in these wonderful surroundings. We get so many ideas for our yard from visiting here, and nothing feels false or engineered. I hope you like the photo, the sound of the trickling wat...

There are only three reasons why your home does not sell. That's right three. Even with the worst marketing it comes down to this, of which you can only do something about two of them.1) Price2) Condition3) LocationObviously you cannot do anything about the location of your home. If it is not in the school district buyers want, or it is located under or within sight of high tension electric wires these are going to affect the sale of your home. But the other two things, Price and Condition you have the option to improve before you list.Condition. I am amazed at the number of homes I show that are simply dirty and untidy. Buyers comment on this and generally they don't see the house for the dirt, so you are hurting yourself. Either hire a cleaning company to come in and deep clean or use ...

Home Prices in Wayne PA for November 2012 Real estate market data for Wayne, PA provided by David Brandschain of Keller Williams Main Line Realty Wayne Home Prices We have seen listing prices remaining essentially flat over the last 11 months, as, we examine home prices in Wayne PA.  We expect prices to slowly increase in 2013 in conjunction with anticipated improvements in overall economic conditions.  If you are considering buying a home, now would be a good time, as the number of available homes is beginning to shrink.  This decrease in supply will ultimately put upward pressure on prices.  In fact, in mid-September the average price of sold homes exceeded the average listing price of homes.  To make sure that you properly navigate this changing market, you'll want an agent that does...

A home for many people is their biggest investment or potential investment. So choosing the right person to list your home for sale is important. Where ever you are things have changed, especially with Main Line Philadelphia Real Estate. Here are 10 tips to bear in mind as you select the right agent to not only list your home but to sell your home. The size of the broker is irrelevant! Yes, it is shocking but true. The internet has leveled the field not just for retail, travel and other industries but also in real estate. An agent from a small brokerage with specific skills on the Internet can achieve better results than an agent without those skills at a large brokerage. Also buyer agency means that any agent from any broker can sell your home and represent their buyers in the negotiat...

I have driven past Artesano Iron Works for the past couple of years, always meaning to stop off as this shop just looks so cool from the outside. Well today, I had been out taking some photos for a new rental listing that is coming in Wayne, a 1 bedroom 1 bath condo on the ground floor and was on my way back to the office when I grabbed the opportunity to stop off and see what Artesano Iron Works was all about. I got to meet Igor Roa, yes that is his name and he is delightful, and is very willing to help you with any project you might have because this place is exceptionally cool if you need some custom designed iron work for a chandelier or a sculpture or a focal point in a home or landscape. They also have some fabulous furniture using reclaimed wood, mostly combined with some iron w...

Whilst I could be talking about the inventory of homes along the Main Line for buyers to consider, actually I am talking about where to go for Valentine's Day with your significant other. Every village and town along the Main Line outside of Philadelphia is stuffed, literally stuffed with restaurants to go, most of them are good, some are excellent, with appropriate pricing. Most cultural tastes are catered for, there may be a lack of vegan restaurants but you can always find something to eat at either Chinese, or Indian. Whether it is Bryn Mawr, or Exton and all points in between you can have big noisy restaurants or small intimate space. Using Devon as a base Yelp came up with several suggestions locally, Wayne has Teresa's and Teresa's next door, The Great American Pub, Matador, Xila...

"We do not want to gain at someone else's loss; we want to gain while helping the other person to also gain." — Jose Silva:  Many people today want the first part of the quote above, they want to crush the opposition, take no prisoners and be acknowledged as the winner. But in our business and in representing our clients the latter part is far more beneficial. It reminds me of the Zig Ziglar quote about achieving success through helping others achieve what they want. Negotiations whether in a buyers market or a sellers market are all about helping both sides reach a consensus that the deal works for both, it may not give each side everything they want but it does help each side come to the table and accept the deal they got. You never know when you might need to go back to the other par...

Really, we have no listings at the moment, but we have two coming soon, a Town home in Exton and one in Villanova an executive quality home, which has all the bells and whistles. Both will be on our website soon. We don't expect to have these long, so if you are thinking of listing your home soon, give us a call and find out what makes us different. Looking for somewhere new to grab a bite, why not try Ella's Bistro in Wayne, right on Sugartown Road in the Acme/Kmart shopping center. As part of the recent development and extension of the shopping center this is a welcome addition. I stopped by yesterday with a friend for lunch, I was pleased I had booked as the place was packed. It provides a nice alternative to The Paddock of Devon across the road on Lancaster Avenue and is definitely a more upmarket feel with white tablecloths and although I had seen a post about bad service I had no complaints. Quick update on The Paddock is that it closed, yes, gone out of business. To be honest, the food was only average, and the menu somewhat limited, and the sapece very large and numbers of customers has been low when I have been there. Lunc...

Here is some Main Line real estate sales data for the last quarter of 2011 for different townships along the Main Line.  As you can see average prices per square foot are all lower compared to one year ago. I wrote back in November about a scene I saw in London, the blog was titled Will we ever see this in America? well I had several comments from people on the West Coast how local municipalities were providing charging stations for cars, but I just read how Wayne, PA had installed one in their parking lot. So I stopped by today to check it out. As you can see it is empty, but it is close to the station as you can see, right behind the Wayne Senior Center so it is convenient for those shopping, eating out or commuting to Philadelphia to use. It does contain a charging station as well, so all those local electric car drivers get on down here and take advantage of this parking slot and charging station, you can even come from afar knowing you can re-charge your battery. So, in answer to my p...
