State College, PA Real Estate News

Most of us in State College, PA know Memorial Field for the quaint sporting venue that it is.  Most of the locals also know that it sits on a pretty large sinkhole.  A Brief History-The school district acquired the sinkhole, I mean field, back in 1914 when it was purchased for $3,042 from a local resident.  At the time it was being used as the town dump.  A few years later the district improved the "Hollow" into a playground.  In the 1920's the local Rotary Club paid to have a running track installed around the perimeter.  In the 1930's the school district developed a plan to create a full size football field and playground.  One of the administrators suggested they apply for a WPA grant which was accepted.  The first football game was played here in 1937. In the early 2000's an artific...

Back in December I made a plan to pursue more purchase money loans in the State College and surrounding areas. Since rates were going up and refinances were going down it was time for Freedom Mortgage of State College to hit the streets. As a mortgage company I needed something different to get me into these real estate agencies. Donuts, rate sheets and service are no longer enough for a Realtor to want to use a mortgage company. So I came across a great program that would help get Freedom Mortgage of State College get in the door of the real estate offices in State College, Lewistown, Huntingdon and Altoona. It was a program that would both promote Freedom Mortgage of State College as well at the agent and their listing. Everybody knows that over 75% of buyers are now starting their se...

We  leisurely walked along a 3 mile trail along the banks of Spring Creek called " Fisherman's Paradise "  in Centre County,  State College, Pa.   What a delightful find on a glorious fall day. Only the ripple sounds of the creek break the silence of the oldest and famous fly fishing catch and release hot spot for all trout enthusiaste. If your a fly fisherman... Is Nyssa really your name?  Or is that short for something? I knew you were dying to ask! Yes. Nyssa is really my name!  No. It is not short for something else.  And no, I am not named after Nyssa from Doctor Who. So then, how did I get my name?  And how is it pronounced?  Nyssa (pronounced like Lisa) is a name of Greek origin, meaning beginning.  My mom read it in a book when she was pregnant with me and liked it.  So that's how I got the name.  We never knew the real meaning or the origin of the name until many years later when I was in high school.  When in high school, I had to do a leaf collection.  In the process of creating that leaf collection, I had to gather various leaves and do research about each leaf.  What tree was the leaf from and what was the scientific names of each. ...

I lent out my GPS to my buyers...do you think I'll get it back!? Garmin GPS, State College, PA So I went out on a limb and lent out my GPS to my buyers.  I sent them out with it to drive by some homes in an area they were not familiar with.  They are first-time homebuyers.  A nice young couple that are just engaged to be married soon.  They are just so sweet! Anyway, they wanted me to just show them all the homes on their list.  So I went out on a limb and lent them mine GPS for a couple of days.  It's a Garmin that I purchased at our local State College, PA Walmart.  Now, am I crazy in the head to do so?  Or am I smart for doing so?  You tell me! I was thinking, this gives them the opportunity to narrow down without me along.  And then I will only be showing them the homes they actuall...

Camera recommendation for real estate professionals. Camera, State College, PA I recently purchased the Canon PowerShot SX10 IS (20x zoom 10.0 megapixels) at our local Best Buy in State College, PA.  I love it! Wide angle lens (well, relatively wide-angel for a point and shoot camera). I think for a point and shoot camera it's the best (although, it was one of the priciest point and shoot - about $350-$400 range). But I wanted the best camera I could get in a point and shoot. Because the last one I had (while being really cool and small), it didn't take the best shots for real estate. And now I can get more of the room in with this camera. For a real estate agent needing to capture as much as possible, I think this camera does it. I think it's the next best thing to a professional's. No...

Testimonial for Nyssa Smith, Real Estate Consultant, State College, PA We highly recommend Nyssa Smith's services to anyone looking for a house. Here's how she found the property for us. We met in July 2007 and discussed with her our plans to buy a house in State College. From this moment onwards everything went very smoothly. Nyssa showed us some houses to get an idea of the kind of house we like. This was great. We then went back to our home country, the Netherlands. Nyssa kept an eye out for a property that fit us. The house that we ultimately purchased was found by Nyssa for us. The house was not on the market yet. Nyssa's keen awareness made this happen for us. At one of Nyssa's companies' sales meetings while we were in our home country, the property was announced by another agen...

Testimonial for Nyssa Smith, Real Estate Consultant, State College, PA June 2009 Dear Neighbor, We recently sold our home at 1325 Seibert Road in Bellefonte and we are moving to Iowa for Jeff's new job. We are certainly going to miss all the beautiful mountain views and, of course, all our wonderful friends! We want to share with you our experience of working with Nyssa Smith during the selling of our home. Quite simply, we highly recommend her to you should you ever need real estate services. I first met Nyssa through my friend Cindy and decided to call her when she sold our neighbor's house. I was extremely impressed with her professionalism and enthusiasm. When it came time for us to sell, I had no doubts about whom to call. From day one, Nyssa put our needs first. She was always res...

Well, it's a beautiful day here in Central PA!  Blue skies and sunny!  High is supposed to be 86 today!  Woohoo!  I'll be at an open house in OpeQuon Hill from 1:00-3:00.  I bet lots of buyers will turn out!  And then showing some new buyers one of my listings after the open house!  Awesome day!  Down market?  Huh?  Centre County is a great place to be!  Sure, we feel the effects.  But not like many other areas in the country.  That's actually how it got it's nickname Happy Valley!  It was given that nickname in the Great Depression because State College didn't get hit that hard in the economic downturn.  So, why not check out Happy Valley (State College, Penn State, Central PA or whatever name you want to give it!) as your new home or next investment! Your State College, PA Real Estate...

If you're a Penn State fan, chances are you know what Blue-White weekend is!  According to Live The University's Official News Source, a record crowd of 76,500 fans turned out yesterday for the Blue-White game at Beaver Stadium.  Also according to Live The University's Official News Source, the White team captured the 21-16 victory over the Blue. Blue-White weekend is centered around Penn State's Blue-White game.  Blue-White game is Penn State's annual football scrimmage game.  So lots of tailgating, food & beer.  Also, there is a carnival.  I understand 73,000 attended last year.  What's really cool is that Penn State's Blue-White game is free of charge and they don't charge for parking either!  Additionally, there's lots of events that are held around town Blue-White weekend to celebr...
