Royersford Home Inspector Could have Prevented House Fire! As a Home Inspector in Royersford, I've heard my fair share of stories where people buy homes, skip calling the home inspector, and end up with serious problems.  It doesn't always end up in disaster, but very often these homeowners discover they could have saved some major headaches by simply getting a $400 home inspection. A family friend of ours, "Stan", decided against getting a home inspection for the home he was purchasing in Royersford, PA .  His reasoning was that the house looked to be in very good condition.  Being a homeowner for 15 years and doing some of his own remodeling over those years, he felt he knew what he was looking at and could save money by skipping the home inspector! Well, Stan called me 3 years later ...

Like most things in real estate, neighborhoods are constantly changing in value. In some cases they can improve rapidly and decline gradually, but more often than not they change slowly, over time.Ideally, you want to buy property in neighborhoods as they’re appreciating. You certainly don’t want to pay top dollar in a neighborhood which is in decline. So how can you tell which direction things are heading?Home values over time are one way to tell, but they tend to lag behind the trends. Values reflect what the current situation is… they don’t predict the future. While you definitely want to observe a neighborhood first-hand at different times of day and night, here are some other indicators of neighborhood value trends:Positive indicators:         - Homes are receiving multiple offers  ...

As I celebrate my husbands and the nations birthday this weekend, may this 4th of July bring you much happiness! I wanted to share this quote with you, from Erma Bombeck, a talented columnist you may even recall. I think she captured one of the great truths about this great country of ours: “You have to love a nation that celebrates its independence every July 4, not with a parade of guns, tanks, and soldiers who file by the White House in a show of strength and muscle, but with family picnics where kids throw Frisbees, the potato salad gets iffy, and the flies die from happiness.  You may think you have overeaten, but it is patriotism.” Here is a look at three celebrations of Fourth of July by Royersford, PA that will be great for the whole family. Skippack: If you are looking for fun ...

Bedrooms don’t come with an expiration date, but some really should. When buyers are touring a home, a stale bedroom with outdated style can be a deal-breaker. Problematically, many sellers simply can’t see their own bedrooms honestly anymore. Give your bedroom the “has it gone bad?” sniff test by checking for these common signs of stale design: Your ceiling has more popcorn than the home theater: Is your ceiling a constellation of dusty, stained popcorn texture? Nothing says “state of the art 1950s design” like the popcorn ceiling. Removal can be a dirty job, and you’ll want to have it checked for asbestos before you do, but getting rid of it goes a long way to modernizing the look. Mirror, mirror, on the wall. And the closets. And the... ceiling? A little reflected light makes a bedro...

Every month you pay the rent, you’re probably thinking, “I wish this money was going into my future.” For a lot of would-be first-time home buyers, it’s the down payment which makes home ownership seem impossible. Climbing the “down payment mountain” isn’t impossible. Like any major challenge, it’s all a matter of breaking your big, hairy, audacious goal down into practical steps. Here are some tips to conquer saving for a down payment: Find out where your money goes. You can’t start saving if you don’t know where you’re spending. For a month or two, track each expenditure, no matter how small. Get an objective picture of where you’re spending the cash. Get specific about how much you need to save. Even if you’re not 100% sure what your down payment needs to be yet, it’s good to start ...

It’s hard to believe Memorial Day is already behind us.  We always think of Memorial Day as the true arrival of summer, a busy season when many of the families we work with are anxious to be settled before the new school year arrives. We hope you’re well and enjoyed a little rest and relaxation on the long Memorial Day Weekend.  The smell of BBQs in the air and the sounds of kids playing is always a fortunate reminder of how much we have to be thankful for in our community.  Pam and I took to the neighborhood and handed out American Flags (made in America) to kids and families along the Royersford parade route.  It was a great day and we met a lot of good families in high spirits.  This year we were also heartened to see people remember those families throughout history who have paid th...

We absolutely feel for clients who are stressed out during the sale of their home. While we make the process about as smooth as possible, there are always high-stakes feelings on the table. Unfortunately, these mistakes can cost sellers thousands. In the interest of protecting sellers everywhere, perhaps you or your own clients can avoid these four “emotional traps” that can directly impact how well (and for how much!) a home sells: Emotional Trap #1: Pricing High You’ve loved your home. You may have raised kids or started a marriage there. Everywhere you look, you see history, memories, and the reasons you fell in love with the place. We guarantee you: Buyers can’t see these. Remember: What you may think is an amenity might not be for a buyer, too. It could even be a negative. Distance...

If you’re relocating to a new city, hunting for a home remotely can be a bit of a hassle. Despite the convenience of MLS alerts and virtual tours, nothing compares to visiting listings in person. Besides, with markets heating up and inventory dropping, homes you view online can be off the market before you book a plane ticket to visit. (Not to mention how the cost of those visits add up in a hurry.) There’s really no substitute for living locally while you search for your new dream home. Since it’s unlikely you want to sign even a six-month lease on an apartment while you’re looking, what’s the best approach? Here are some options for finding a perfect short term rental while you’re house hunting: 1. Check out vacation rental sites. Websites like Airbnb (https://www.airbnb.com/), Vacati...

Which do you think matters more when waiting for the right time to buy a home? Is it securing a low purchase price, or locking in a great financing rate? Most buyers become focused on purchase price when they’re considering whether or not to buy. The question we often hear is the same: “Has the market bottomed out yet?” The idea of getting “the best deal” on a home is paramount to these price shoppers, and indeed for cash buyers, this may be the primary concern. While negotiating a great price is an important part of the equation, the value of securing great financing terms cannot be overstated. The inherent risk in waiting for the market to hit bottom is that you’ll also miss out on the best interest rates available. Imagine, for example, you’re waiting for homes to drop an additiona...

Royersford Home Inspectors aren't all the Same Most of my home inspections in Royersford & surrounding come from referrals.  This is a good thing because that means the client was happy enough with me as a home inspector that they would pass my name off to friends, family and co-workers.  It's the greatest honor I can receive as a professional! Every now and then, I get a prospective client that finds my website or locates my company in the yellow pages along with some other home inspectors in the Royersford area.  The first question out of their mouth is, "How much does it cost for a Home Inspection?"   This tells me they look at all home inspectors as essentially the same except for cost, but there are so many other factors to consider such as: 1)  Is the Home Inspector compliant with...

Royersford Home Inspector says "Yes" on Valentine's Day   My wife of 12 years, Tina, does most of my scheduling.  When she asked if we could keep Valentine's Day open for just the 2 of us, I said "Yes!"  I offerhome inspections 7 days a week and even on most holidays, but at this time of the year, it isn't quite as busy as Spring and Summer.  My wife purposefully scheduled around February 14th so we could have the day together.   We started off this morning with a the best pancakes around and went to AnnMarie's in Royersford.  This cute this restuarant is located at 347 Main Street and they claim to have the best breakfast in town.  Of course, I wanted to check out this claim for myself.  So how was it?  Excellent!  The portions were huge and the prices were insanely low.  I think we pa...

Saturday we went with some friends to a Chinese Restaurant a short way off the Main Line called the Han Dynasty in Royersford. It is located just off the 422 in the Limerick Square Shopping Center. If you like Szechuan food this is a great placce, the food is spicy hot and heavily seasoned. Our friends had eaten at this restaurant before and in the companion restaurant in Exton in the Exton Plaza. It is a BYOB, so bringing some cold beers or a white wine that is crisp and that can deal with the spices is a good idea. We started with some Dumplings in Chili oil, a cold noodle dish and some meat buns. all of these were excellent and mildly spiced. For our main course we ordered some beer suace duck, this uses the restaurant tea smoked duck and adds a sauce. This was hot but not overbearin...
