I am still waiting for that Million Dollar listing.  I know it is out there.  I do alot of floor time and this time of year, those floor calls are few and far between.  Many of the floor calls that do happen during this Holiday Season are those that are just looking for a price.  Some callers will not even give me their name or phone number.  They have simply driven by a property, and are asking the price.  There are others of course that are shopping on the internet, and are asking for an address.  They too, often times do not want to give you any information on themselves, just to inquire the addres.  I have even had callers give you an email address that is bogus and does not even work, to protect them from the mean and horrible Realtor that is going to bother them with unwanted emai...

Realtors pool efforts to collect food donations for local Food Pantry The food drive was a "GIANT" Success!Coldwell Banker Heritage Quakertown, PA http://www.cbheritage.com/ sponsored a wonderful Food Drive to help the local residents that are less fortunate during this Holiday Season.    We were successful in getting Giant Food Stores to donate about 1,500 shopping bags for our food drive.  We stapled our flyer to the outside of the bags, and delivered them to every home in about 7 communities here in Quakertown, PA.  The flyer had our company logo, our agent pictures, and details of how the propmotion worked.  A week ago, we placed the bags on each of 1,500 front porches, asking the home owners to put non perishable food items in the bag, and place it on their front porch today, Decem...

My first two Active|Rain Deals have closed!!   I sold a house and listed and sold that buyer's house immediately after joining Active Rain in September  All went well at the closings, and the buyers are happy campers!I want to thank all my Active|Rain addicts for their kind assistance with their comments and suggestions along the way!  I sold this house, a 177 year old farm house here in the Quakertown Boro just after signing up for Active|Rain.  These buyers found my new listing, which I got because of my profile page on Active|Rainsigned up for Active Rain in September.  That very day, I got a call to list a house, because I was the only Realtor listed in Quakertown Pennsylvania USA.  Because I got that listing, A buyer I was working with for a couple years called and asked to see it....

 If we as agents priced the seller's home right from the beginning why are we still asking them to lower the price? We do want to sell the property but at what price? Highest and best! Buyers have to start understanding that not all sellers are desperate. Sellers are aware it will take time but buyers need to start paying for what the want. They are still getting a good deal, but why isn't it enough?Are we hurting the market with a new price every week? The Holiday Season has never been the best to sell a home so why don't we stop the price reductions if the home is price right to begin with. Maybe if we all come together we can get some of these properties off the market without making our sellers look so desperate.Buyers are suppose to get a deal that is just a part of buying. I joined Active Rain in September.  This resulted in a listing, a sale and another listing sold, among many other things. Today, I am featured in an article which appeared on the front page of the Morning Call's Real Estate Section, here  In the Lehigh Valley in suburban Philadelphia, Pennsylvania, USA.  They wanted to do an article on how Real Estate Agents are coping with the slowing market and marketing efforts involving the internet.Active|Rain was mentioned directly as a great place for consumers to find information on local markets regarding Realtors, as well as properties.THANK YOU ACTIVE|RAIN!  This network is really better than sliced bread!

Home sales in the Quakertown School District is down, according to the Trend Multiple Listing Service.  When you compare the units sold in the last three months, 132 units were sold in 2006, while only 91 units were sold in 2007 in the same time period.  This shows a 31% decline in units.Average Days on the Market are now 65.  With the number of units currently for sale at 300 units, and the average monthly sales at 40 units, there is currently a seven month accumulation of inventory on hand in the Quakertown School District.  Here are the figures:Home Sales in the Quakertown School DistrictSales in Units for the last three monthsMonth20062007September4040October4730November4721Totals13291-31%www.bradburyteam.com

It is a Buyer's Market.  No one would dare offer the asking price.  Every Buyer now has the license to offer a low price for the property.How low can a Lowball offer be?  Is it 10%?  I have a listing at $295K, and we are getting offers around $180K, and yes it is a handy man special.I have another listing that comps at $290K, is listed for $289K, and the offers are 269K.Then the conditions are tough as well.  Only $1,000 deposit total to take a home off the market?How low are the lowball offers you are seeing?

The lead story this morning on the Today Show was that about today being Cyber Monday.  The Monday after Thanksgiving is supposed to be the largest on line shoping day of the year.  I found this web site  http://www.cybermonday.com/ which had defined it a little more for us.Was Cyber Monday "made up?" Haycock Township was created in 1762. The Township received its name from Haycock Mountain which resembles a series of hay cocks (hay raked into piles prior to being loaded on wagons.)Applebachsville is was known as the Stoke's Tract or Stoke's Meadow from 1735-1837. I wanted to take a minute to make you aware. I'm guilty of not knowing and waiting till near the holidays to think of it...Underprivileged families. I decided one day to learn about an organization that is right her in my town of Quakertown called Quakertown Food Pantry. I called and made an appointment to find out how I could help. A few of the volunteers there took the time to share with me where they get the food to help those in need and I was shocked. While I stood there in my new Liz Claiborne sweater, three people came showing no pride asking for food. Some for themselves and some for their family. My eyes watered.  The news on the Today Show is that now is not a good time to buy a house.  We hear this three or four times a week on that program.Inventories are high, prices are lower, interest rates are good.  It seems like this is the best time to buy in years!I have 16 listings now.  Many of them are getting no showings this month.  We know the market slows up around Thanksgiving.  The slow period seems to have already started!Where are all the Buyers?  Is it this slow in November in your neck of the woods as well?
