Black Friday meant Selling Houses like Crazy in Philadelphia for The Somers Team This post was inspired by Midori Miller's "Some Agents End their 2008 Business - are you one of them ?"  where she referred to agents basically taking the rest of the year off for the holidays or agents complaining they have nothing going on yet are going out shopping and decorating !!  I am like Midori where taking 1 or 2 days off each holiday is sufficient. WASHINGTON, November 24, 2008 Existing-home sales declined on the heels of a strong gain in September as uncertainty and economic concerns increased in October, according to the National Association of Realtors®. Existing-home sales - including single-family, townhomes, condominiums and co-ops - fell 3.1 percent to a seasonally adjusted annual rate1 of 4.98 million units in October from a downwardly revised pace of 5.14 million in September, and are 1.6 percent below the 5.06 million-unit level in October 2007. Listing success in Northern Liberties Have you ever really thought that you would be representing a seller to find out that they listed with someone else ?  Or it was a competitive situation and the seller chose to list with a different realtor ?  In those cases, what do you do ? I know it is very easy to be super upset and angry.  I have heard some agents say "I will never work with so-and-so again ! " .  Or other agents will fall into some sort of depression and mope for a day, or a week ! Chez Bow Wow in Northern Liberties Last week we got our cat Charlie shaved and groomed at Chez Bow Wow in Northern Liberties.  Whenever we bring him home, he is like a new cat.  He is more limber and runs around like a mad man.  The first time we brought him home, our other cat Ashley did not recognize for a day !   My wife Stephanie loves it for there is less hair to clean up and less hairballs !  He complains about going in the cat box but we think he really likes it afterwards ! Chez Bow Wow is a relatively new addition to Northern Liberties at Liberties Walk.  The staff is always very pleasant and fun.  There are always a number of other pets there which makes it a fun trip.  The store is certainly a great addition to Northern Liberties and we would recommend to go there for anyone ...

Old City Real Estate - To stage or not to stage ? Studies and statistics show that staged properties will sell not only faster than non-staged properties but also sell for a higher amount than non-staged properties ! With those facts alone, I'm sold ! However, when I first started in real estate, I was not as sold since the market was stronger.  And often times, properties did not need to be staged since the supply / demand factors greatly benefited the seller.  However, when the market started to turn, I began to learn from my wife Stephanie Somers the importance of having a staged property (neat and clean as a whistle) or at least have a property that was free of clutter. In Philadelphia, one of the most sensitive topics and decisions for the community is whether to allow the casinos to come to Philly. There are 2 casinos, Sugarhouse Casino and Foxwoods Casino that were awarded licenses and sites on the Philadelphia waterfront: The first is the Sugarhouse Casino which plans on building at the corner of Delaware Ave and Frankford Ave, right where Fishtown and Northern Liberties collides.  The site still has not been awarded all of its permits.  Further, the Fishtown Neighbohood Association as well as the Northern Liberties Neighborhood Association is strongly against this location.  It is such a sensitive issue that it has divided Fishtown as a new community organization was established - Fishtown Action.  The other casino is Foxwoods which was originally...

It sold in Fishtown - not an easy settlement !!! This week we had one of those excruciating deals finally settle !! This deal was on the brink of blowing up on several occassions and was even put back on the market briefly, but with the right people involved - the buyers agent, the mortgage professional, the title company, the buyer and seller of course, and lastly ourselves - the listing agent, we made it work.  What is amazing and important to remember is that I really believe without the expertise and the right people to be involved in a successful sales transaction, many deals would never EVER make it to a settlement table.  This is another major reason that illustrates the importance of having a professional and experienced reator represent buyers and sellers.  I believe that gone ...
