I am sure by now you all know what happened in our school district yesterday. I am blessed that my own children are younger, and while my son goes to Middle School his involvement was limited to a minor inconvenience. And so yesterday was a surreal experience of watching video of my neighborhood plastered across the national news. Talking to friends and acquaintances who had been directly affected, and today we are praying for the full recovery of the victims, and all our children to have a safe, uneventful day at school. You have now seen our community from the helicopters flying overhead. I wanted to start this morning by showing you what our community looks like when the news isn't here, because Murrysville, is more than just this incident, and our school district is more than just t...

I thought I would share a very helpful post from my broker, Paul Culley from RE/MAX Select Realty about about some of the election year rhetoric that has been going on about a "sales tax" on homes. He did a great job of explaining the issue and included places you can go for more information so I wanted to share it. It must be election time. Every so often the question regarding a 3.8% sales tax on home sales starting in 2013 comes up. Is it true? The answer is yes and no. Let me lend a few thoughts and then point you to a few resources . . . Those who may be impacted by this provision is actually more narrow than the many email chains suggest, and some households will not be impacted at all. It might not feel like it, but there is still a LOT of time, politically, between now and Janua...

If you are a resident of Murrysville, PA, own an older home, and are looking to take advantage of the great rates currently available to refinance your home, be aware that the Municipality of Murrysville requires all residents who are connected to the public sewer to have a dye test and camera inspection of their sanitary sewer lateral for illegal storm or surface water connections to the public sewer system.  This inspection is performed by the Franklin Township Municipal Sanitary Authority (FTMSA) at a cost of $350. While dye tests have been common for the sale of homes, this ordinance passed in September 2010 also requires homeowners to have the test done prior to a refinance. The catch is that many of the older homes in our area have terracotta lines that are susceptible to tree roo...

Hope you enjoy some of the pictures I have taken of Murrysville. Murrysville is where the suburbs give way to winding sun-dappled rural roads lined with black-eyed susans, daisies and honeysuckle. Where schools, swim team and soccer practice go hand-in-hand with farms, community fairs and wide open spaces. Where mid-century homes are tucked away in tree-lined neighborhoods and new communities of elegant single-family homes sit on spacious yards. Looking to buy or sell a home in Murrysville, PA? This 4th of July will be our country's 234th birthday. A cause for celebration? Absolutely! It’s a great time to celebrate living in the U.S.A., and especially in the Pittsburgh area! While the economy could be stronger, we have done much better than the rest of the country. Our home prices have been stable, our employment situation better than most, our city is full of great energy and we have roofs over our heads and food in our bellies. It’s worth being thankful for and it calls for a celebration! Wondering what’s going on this weekend, well, wonder no more… Event: The Pittsburgh Regatta featuring kids activities, dragon boating, skydiving, tunnel boat racing, concerts and more.Date: July 2, 3 & 4 Location: Downtown Pittsburgh, Point Park and North Shore Time: All Day More Info: htt...

Can you feel the winds blowing? The Perfect Real Estate Storm is coming Prices are Low - Sellers have had to drop their prices over the last year, making the time right for buyers. Interest Rates are Low - Matter of fact, they can't be much lower and most experts agree that as the economy shows signs of life, the rates will start to creep up. The Tax Credit was Expanded - $8,000 for first-timers, $6,500 for those that owned for at least 3 of the last 5 years, for homes under contract between now and April 30th and closed by July 30th. Pent Up Demand - All those buyers who have been waiting for the economy to improve to buy their next home (or first home) are getting ready to jump in.   What Should You Do? If you are a buyer: It's time to get moving. This isn't an "everyone's buying and ...

If you got a real Christmas tree this year then be sure to complete the loop and recycle it now that it is time to take down the decorations and pack them away for another year. The Westmoreland Conservancy sponsors 20 drop-off sites throughout Westmoreland County where you can take your tree. It will either be chipped into mulch and used to beautify community parks, or placed in natural areas to provide wildlife habitat. You can get the complete list here. In Murrysville, the location for drop off is the Windstream Building on Old William Penn Highway from 9am-1pm on January 9th.   Looking to buy or sell a home in Murrysville, PA? As the year comes to an end I thought it would be interesting to look at how home sales in Murrysville did this year and how they compared to the year before. In Murrysville in 2009... 197 homes were sold The majority ranged in price from $100,000 to $399,999 The median price was $191,450 The average price was $240,558   In Murrysville in 2008... 209 homes were sold The majority ranged from $120,000 to Over $500,000 The median price was $232,900 The average price was $262,398 It is good to see that from a volume standpoint there were only 12 less sales. The coming year is looking even better as the home buyer tax credits encourage people to jump in and lower prices make it a buyer's market. Looking to buy or sell a home in Murrysville, PA? Getting a home energy assessment is one of the best ways to save money on your utility bills and improve the comfort of your home. Energy assessments come in several different varieties that will achieve different goals. A few of your options include: Online Energy Assessment - These are online tools, like The ENERGY STAR Home Energy Yardstick,  that allow you to enter your utility usage, cost and home description. The tool will then let you compare your energy usage to others around the country. It also provides general ideas of how you might be able to lower your energy usage. In-Home Energy Assessment - Usually costing between $75 and $175 dollars. A representative of the assessment company will come to your home, review your utility bills, do a visual inspection and make suggestions...
