I FOUND A HOME, NOW WHAT? We’ve gotten our pre-approval.  We’ve found the perfect home. Where do you go from here?  What do we offer the seller?  How do we know it is a good offer and we are not paying too much? There is a lot of information on the web and news everyday about the housing market, the recession, it’s a buyer’s market.  That news however is very typically national news and based on averages and trends.  It might not necessarily apply to the home you are interested in.  First and foremost, work with a trusted real estate agent that knows the area and market you are considering purchasing in.  They know how to develop a smart purchasing strategy – about what price and terms to offer.  The strategy isn’t always about price.  It can be the down payment, the settlement date, th...

Since the price peaks of 2006, home prices have declined throughout the country.  Montgomery County PA is no exception, and average prices are 15-20% off their peaks.  But looking at averages throughout a county as large as Montgomery County don't always provide an accurate picture of what is happening in some communities or developments; some pockets have held up better than others. Let's look specifically at Gristmill Run; this is a development of 160 beautiful single family homes in Towamencin Township built in the early-1990's.  Most of the homes are 4BR/2.5BA colonials with full basements and 2-car garages, situated on cul-de-sacs with relatively small lots (0.15 - 0.4 acres) but abundant open space throughout the development.  Nicely situated, Gristmill Run is relatively close to ...

SHOW ME THE MONEY AND I WILL SHOW YOU THE HOUSE*   Ok, you've decided it is the right time to buy.  You've got the pre-approval in hand.  What's next?  House Hunting.....   Let's talk about regular resales and distressed properties.  Distressed doesn't always mean "good deal". Distressed properties, or short sales and foreclosures are a part of today's market.  The percentage of them depends on where you are in the country.  It's not always the case that a foreclosed or short sale home offers the buyer a fabulous deal.  Mortgage servicers and asset managers who make decisions about distressed peoperties are on the hook to their investors to recoup as close as possible to the current fair market value of every home they sell.  On short sales, the bank is trying to get as close as possibl...

Do you plan to have a gathering at your home soon, or maybe some remodeling work to your interior or exterior?  You’ve probably thought about all the details in the planning process except one. Noise. Local municipalities can structure ordinances restricting the level of noise and time of day that noise can occur.  Let’s take Towamencin Township for example. The township of Towamencin has been in existence since 1728. Until June of this year, there was no noise ordinance on the books. According to one township official I spoke with, there was one noise problem with one resident during the spring time, which prompted the discussion of the township’s lack of guidelines or laws on noise and decibel levels.  In a matter of two months from the time this noisy incident occurred, Towamencin pa...

The billionaire investor that the brightest watch for advice, Warren Buffett, said, “I buy when people are selling and I sell when people are buying.” In Real Estate, at the moment, there are an abundance of homes for sale (people are selling) and a scarcity of Buyers. That means prices are soft which makes it an excellent time to buy for those who are able to finance the purchase of a home.  Down payment requirements are still wonderfully low. Interest rates are ridiculously low.  Steve Wynn, billionaire Las Vegas casino developer recently (July 19, 2011) commented publicly that insecurities in business are causing people to not make buying decisions.  Real Estate Buyers should talk to a lender or get a lender recommendation from a Real Estate Agent. Find out if you can qualify for a m...
