I had the opportunity to take a brief holiday down to Fort Lauderdale. As I was in the ocean looking back at the beach, I saw the lifeguard beginning to close up her area for the night. In Fort Lauderdale, the lifeguards don't simply have a high chair, but more of a small hut on stilts. It probably took her about 10 minutes to close up everything before she could leave for the night, but as I was watching her, I wondered how much preparation is needed to be a lifeguard  at the beach. Many people understand the benefits of real estate investing (which I've highlighted here), but with all the easy avenues for investing in the stock market, investing in real estate is somehow still thought of as a game only for the rich. With stocks, while there are many rules and regulations which govern them, people can simply have money withheld from their paycheck to be deposited into their 401k or 403b. The most work they will do on the management side of their stocks is choosing which funds to initially invest in, and maybe doing a once-a-year review. Prospectus? 10-Q?    We've all seen social media shares of someone finding a wedding ring and through the power of networking finding the rightful owner. We even have sites like this to help lost and found pets reunite with their owners. I had never been a personal witness to the power that social media has - until yesterday.    The Hanover Area Jaycees are a local group of younger people ages 21-40 who focus on leadership training and civic responsibility. Every year for the past 76 years they have hosted the annual Hanover Halloween Parade that goes through downtown Hanover on the last Thursday of October. Stopped by a quite park in Hanover, Pa today. Even with the heat index being (105)what it was it still felt OK under the trees! And there where a few people out enjoying the afternoon ! Looks like the park was created when 2 family's donated the land to the Lions Club of Hanover. I can't find a date but that really makes little difference. The township placed the play equipment in 1976 . Happy that the Forney and Young family left this for all of us to enjoy.Young Woods is a small park with some playground equipment for the kiddos. And 4 large pavilions with multiple picnic tables. Hanover, PA 17th Annual Chili Cookoff - Sunday, September 2, 2012 Come join the Red Hot Realtors at the Hanover, PA 17th Annual Chili Cookoff.  The Chili Cookoff is on Sunday, September 2 from 11am until the chili runs out (usually around 3 or 4pm).  The Chili Cookoff takes place in Good Field, the street address is 63 N. Forney Ave., Hanover, PA 17331.  Bring your walking shoes.  Last year there were 40+ competitors, each entering their secret recipe for chili in the Pennsylvania State Chili Competition, some with salsa, some with lots of gimmicks!!  But, it's all in good fun!! I just finished looking into a new company that has moved to the Hanover pa area. They shall remain nameless. I never want to slam someone trying to make a living. They are a credit repair company that took out a good size ad in our local paper. The ad was nicely presented and informative.  promises to pay the consumer $10,000 if they fail!! Also the company boosts they are former credit bureau executives.. how can you go wrong. I had to look into this. Many of my buyers that have some bumps on there credit may want to take this route. I went to the web site and looked around. Everything sounded good and  no bull it was all on the up and up. The client had to be responsible for keeping in touch and doing some leg work . I have sold homes in and around Hanover School District for years now. NEVER>>> have I seen the prices I am seeing now. I just did a quick search of detaches single family homes in the Hanover pa school district. There are 35 singles family homes priced below $199.900.. Most are in quite neighborhoods.  Some are in town. All have yards and there own privacy. There are ranchers, colonials,  an English tutor, cape cods, and farm typr homes. However my point is just in one smal school district i have found 35 homes that  list from $70,000 to $199.900 !!! This is big news as we all know you could barly buy a town house for this.... Save yourself a lot of worry and wheel spinning. Just take some time to figure out just how much you Can afford to spend on a home. Here are just a few basics one can do while sitting at the kitchen table... As a rule of thumb a lender will want to see your mortgage payment to equal no more then 29% of your u GROSS income. This this money you make before anything is deducted from the check. Then you need to consider the currant loan interest rate.. In today market about 6 to 6-5 % is a good figure to work with. Of course the lower the interest the more home you can afford.   OK lets say you make 60,000 gross pay a year. you take $60,000 x 29%  is..174000 Now divide this by 12 months..1,450 now lets say if you add on interest 6% that comes to $ 87.00.
