So I will start to write about what I did two years ago For over thirty-six years I worked in a traditional Real Estate office I had my own office there and went in to meet clients when I needed to but also went there too as they say to hang out at the water cooler. Pine tree farms is a small single home community located in the Feasterville section of Bucks County. It is also in the Neshaminy school district, which is a highly rated school. There is a homeowners association it is not, however, mandatory, but the cost to belong is very low and they do upkeep the community and run a very nice newsletter.  They are a friendly group of people and very neighborly especially around the holidays .  Last week  May 4, 2021, we were really fortunate to have Craig Grant present 'Google in the Cloud ' at our Zoom meeting. Craig Grant is an amazing speaker and if you have ever heard him speak you know he will have you mesmerized within minutes. Craig spoke at our Realtor Board Zoom Meeting I was so impressed I told Debe Maxwell, CRS  and Kathy Streib  who asked me if he would join our Zoom meeting. Craig Grant.infoRETI.US has classes every Wednesday at 4 PM EST        Craig does not usually speak in small groups and to be honest, does get paid to speak and does so on a national level. Pine Tree Farms is a small section in Feasterville Pa they have a very small Association fee of $35 a year which is not mandatory it is for a sense of neighborly community.  You see there is a small section that was deeded to the community known as the " The Woods " the association pays Real Estate taxes on this parcel, insurance also maintenance on this parcel.   The $35 a year also pays for the Easter Egg Hunt, Fall Hayride, Halloween, and Christmas decoration awards. To me, one of the most important items, when it gets warm and uncomfortable, is the air conditioning unit. Especially when you have allergies and pollen is blowing around in the air   It is time to change the filters go to the store and have extra ones on hand. They should be changed when needed. Perhaps every three to four months. It may also be a good idea to have your HVAC unit serviced before the hot weather begins.   There are so many things to be thankful for in this world. I am thankful to wake up every morning and to go to sleep each night. Thankful for a warm and cozy bed to snuggle into and dream the night away  Thankful to have been in Selling Real Estate since 1985.  Not long ago I went out on an unusual listing and I was not the first agent to go out on the listing .The property was also listed before and never sold. The sellers told me they really were not motivated to sell at the time and were just testing the market.  They were ready to sell now and retiring  They had a business in their home. Agents were telling them all kinds of information and so many different prices. I represent taxpayers in Bucks and Montgomery County and the rest of the Philadelphia area with tax issues.  I have recently seen an uptick in individuals who have not filed tax returns, some for many years. In fact, the non-filer issue is a major priority of the IRS, who have stated publicly that they have identified more than 10 million taxpayers who have failed to file returns, many of which voluntarily came forward looking for economic stimulus checks earlier this year.   It was settlement day. I was picking up the seller so I was up and ready extra early.  The car was dead when I turned the key. Oh no I have the file with all the checks. I called my local auto repair shop and explained they were sending guys over they are the best. My heart was pounding. I called the seller and explained he told me to relax and call him back.   Thankfully it was the battery a jump fixed the problem let it run for ten minutes and off you can go. I picked up the seller. The house was in Feasterville but went to Newtown for settlement. It was a 35-minute ride and the GPS had the directions wrong.   Recently when i was out shopping I heard many seniors complaining how difficult it was for them to keep up with the  rental increases every year. They were so distressed as the increases were a large jump and were told there were waiting lists for there units if they didn't want to pay. Loving where they lived of course the increase would be paid perhaps with a sacrifice for other necessities.
