Doylestown is a very charming town situated in the center of Bucks County, PA.  It is the county seat of Bucks County, so the courthouse is located here.  I grew up in Doylestown (the development of Maplewood) and am currently affiliated with Long and Foster's Doylestown office.  If you are considering a move to Bucks County, be sure to put Doylestown on your list of areas to check out.Commute:  Routes 313, 611, and 202 all are within Doylestown. Out of the blue, I received a letter of intent on a property I have had listed for almost a year!  The agent never showed the property.  It was a low ball for sure, and only mentioned that the investor will pay cash in less than 30 days.When replying with our counter offer to the Buyer's Agent, Agent X from "that red real estate company" told me that his client asked him to put in 6 letters of intent on numerous properties.  Sight unseen.  If they got one seller to "Bite" they would withdraw their other letters of intent.The property is now $40,000 under the original listing price, and is now priced less than any property has sold for in that neighborhood.  The letter of intent was $35,000 under our current price. Is it ethical for an agent to place letters of intent, without including ...

Should I be brutally honest with my seller?  It would make her cry!Our front desk, emails feedback requests to each agent that shows our listings.  My seller of course, thinks she has the best house on the block.  She priced it at $70,000 over the house across the street that recently sold this year.  I have been able to get her to reduce the price three times, so now it is only $25,000 over the neighbors house.  Today, I received this feedback from one of the very few showings we have had.  I owe it to her to be honest.  She has bought a new home that closes in 30 days.  She is still overpriced.  We went in and staged her house and packed up tons of things into boxes.  It looks MUCH better then it used to.Do I show her this feedback and make this widow cry?  She is all alone and needs ...

How many times during the three hour Deal or no Deal show on Wednesday night, did we see that commercial that said JCPenney was open at 4 am on Black Friday?  Best Buy & Circuit City opened at 5 am.  Kohls also opened at 4 am this morning.  Each year it seems to be earlier than the year before.  Value City opened at midnight today.  All to get a head start on the Holiday shopping season.Well today is Black Friday.  I did what I was supposed to do.  I went to the mall this morning at 4 am.    There were lines everywhere.  There were door busters and coupons that gave additional percentages off.  People camped out in front of Best Buy overnight.  Inside, the line for the checkout began at the back of the store, and ran like a meandering stream all through the store, which must have taken ...

So it is a Buyer's Market.  Some still say it is a Correcting Market, not a Buyer's Market.  The financial analyst on the Today Show, who is always telling us not to buy a house right now, says it is a Buyer's Market.Does this give the Buyer's Agent the right to be Rude and disrespectful to those of us that have alot of listings?  We all know that Buyers are in no hurry right now.  It will even get slower after Thanksgiving this week.    Buyers have no urgency at all right now.  Inventories are high.  Prices on most listings have been reduced numerous times, and days on the market are high.  Some listings have not had showings in weeks.So when there is a showing, we Seller's agents tend to seek out that Buyer's agent for feedback.  We have a system in place that will email that agent on...

 I am a full service Realtor.  Coldwell Banker teaches this in great detail.  We have learned all about what a limited service Broker is.  We are definately full service.But how far do you go for your sellers?  I once volunteered to shovel snow for my seller because they were moving to Buffalo over the winter, and their home would be vacant.I once mowed a seller's lawn for months because their home took a while to sell, and their new home was ready.  They had to move, and I mowed that lawn in the 90 degree heat for a long while.Today, I hit a new low.  I have a Seller who is a widow, and she asked me to take off her old toilet seat and replace it with a new one.  Of course, I did it, as I was at her house for an open house today.  It was snowing like crazy, and the Eagles were on TV, so...

Doylestown 2007 Kids' TriathlonThe second annual Doylestown Kids' Triathlon was held on Sunday June 3, 2007. Over 160 young athletes participated in this year's race. The event is cosponsored by Doylestown Borough, Doylestown Township, Fanny Chapman Pool and Cycle Sports of Doylestown.Participants range from 7 to 15 years of age. There are 3 separate races with age appropriate distances for the swim, bike and run. The athletes swam between 50 and 100 yards in the pool.
