I remember being a child and accompanying my dad to visit the office of a travel agent.  Upon arrival, we were warmly greeted by a cheerful agent in a bright, welcoming office that had overly sized chairs and alluring posters that lined the walls inviting vacationers to every imaginable spot on the planet.  The agent was funny and shared insightful information and with a bright smile and some finalization of details, within an hour, my dad had booked a dream vacation to surprise my mother.  We exited with hands full of brochures and my promise to not 'spill the beans' to mom!If you're under the age of 30, you might be scratching your head since you may be stuck on wondering what is a 'travel agent?'  Today, our vacation plans as well as most other business interactions start online and ...

So, you've decided that it's time to sell your home.  Do you feel caught on a Ferris Wheel frenzy? You've put on your safety goggles and plunged into de-cluttering your closets and even wrestled with the contents of your garage and then you face the most arduous task of all...which Realtor® do I call to list my home?Choosing an agent is, in fact, choosing a 'short-term-business-partner' - Of course, you'll sit down and have a face-to-face discussion.  The agent will likely have some kind of listing information to share with you.  You may be impressed with the sparkle and shine of a refined presentation and you may even feel a bit overwhelmed and confused by the extent of the content. This brings me to a crucial point -Think to yourself - - What is my initial impression?  - Were they on ti...

Good News - This is not a sales pitch blog post telling you to Always Be Closing...In fact, if you don't implement the A,B,C's I am talking about - you probably won't get to the closing table too often, and if you happen to stumble in there occasionally - your clients might be glaring at you!Okay - here ya go:                      My Realtor® A.B.C's:                               ALWAYSBE COMMUNICATINGI recently purchased appliances from LH Brubaker in Mechanicsburg, PA.  My sales associate was Misty Clifford.  She is phenomenal - and I don't use that term lightly.  She was friendly from the moment I met her, knowledgeable as we discussed my options, and her follow through was outstanding.  Furthermore, I never felt like I was 'in the dark' - she communicated with me throughout the pro...

Thank you to Jim Cheney for  putting forth the following:"This seasonal challenge is to tell us how you show your clients, business associates, or friends and family that you are thankful for their business/friendship."For me, relationships are like a precious plant that must be cultivated with care.  Just like some plants require direct sunlight, while others do better with shade, and some plants need daily attention while others thrive when unattended for weeks, each relationship must be handled with the same mindful, personal attention.  Therefore, it is never a 'one-size-fits-all' template.  For some, it's a daily text, for others it may be a twice a year phone call.  I think the most crucial aspect is to keep it real.  So, to address the 'how' aspect of this post, I think a less fr...

Ricketts Glen State Park is located in Benton, PA approximately 2.5 hours from my home in Carlisle, PA.  The Pennsylvania state park encompasses over 13,000 acres in Columbia, Luzerne, and Sullivan counties.According to the website:http://www.dcnr.pa.gov/StateParks/FindAPark/RickettsGlenStatePark/Pages/default.aspx - "Ricketts Glen harbors the Glens Natural Area -- a National Natural Landmark. Hike the Falls Trail System to explore the glens, which boasts a series of wild, free-flowing waterfalls, each cascading through rock-strewn clefts in this ancient hillside. The 94-foot Ganoga Falls is the highest of 22 named waterfalls. Old growth timber and diverse wildlife add to the beauty."Yesterday, I had the incredible privilege of joining with a group of hikers and we set off to enjoy the o...

It would be impossible to count the number of articles, books, seminars and accountability groups that all share the common theme of 'time management.' Yet, it sometimes seems that the more accessibility we have to systems, tools, and apps, the more of an issue 'time management' seems to be for so many.Management of time cannot be addressed without also considering how it is interconnected with every other area of our life - such as: our management of money, food and relationships.   Often the expression that "I don't have time" has simply become another way of saying "I don't want to" which leads me to a valuable point, one that for me, is a continual 'work-in-progress'...'Say what I mean - and mean what I say'Let my 'Yes' never be flimsy, half-hearted or stale - let me say an emphatic...

This morning as I was strolling through ActiveRain Land, I visited the post shared by Paul S. Henderson, CRS, REALTOR®, entitled:  One day, you'll be just...  He shared the following anonymous quote: "One day, you'll be just a memory for some people.  Do your best to be a good one."  Thank you Paul for offering an opportunity for us to pause and reflect. As I soaked in those words, my mind turned toward the word, Success.Success is a word that opens itself up to our own personal definition.  No one can truly define what success means to you, or me - we each have the unique privilege of figuring that one out for our-self.My response to Paul's morning quote was: "It is my hope that when I pass, if people say -'I felt welcomed, loved, and valued in her presence' - then I will have lived a s...

Life can be likened unto walking a tightrope.  So, yes, we are all tightrope walkers - and indeed, it's not for the faint of heart. Each day is like taking the next step upon that rope that is strategically stretched between where we 'are' and where we want to 'go.'  The only way across is one step at a time as we proactively acknowledge our fear of failure, and then defiantly face the needful path and courageously walk across. Triumph requires some deep soul searching - and pulling forth of the best stuff we have...Our Passion, Our Stamina, Our Strength, Our Hope, Our Dream, and Our Not-Gonna-Give-Up Attitude!!The danger of falling is real and there's no time or space for complacency and indifference - This walk requires the utmost focus!Walking the tightrope is a death defying act.  Be...

I had a great time at a Halloween party on Saturday evening.  It was truly a blast to set imaginations loose and see the wildly creative costumes that showed up!Dancing, singing, a costume contest, amazing pumpkin creations, s'mores, and even a grave site walk (interrupted by scary creatures that climbed over the wall when we had all reached the destination). This was not an intimate get together, this was a gathering with over 100 guests that was non-stop fun - I think this party has earned the description of EPIC!!Yes, the fairy godmother did show up with her magic wand, but she didn't receive the credit for being the one to wave her wand and bring everything together.  No, this type of event requires weeks of preparations, and countless hours of behind the scenes work completed by man...

I can imagine that some of you may have read the title of this blog and rolled your eyes, wondered if it was a typo, or perhaps glanced at your email inbox and felt overwhelmed my the 199 new emails that require your attention.Think about the 'closing' words you email to clients or other business relationships.  Of course it is important to keep the interaction professional yet non-robotic.  Emails can lack emotion.  Yet, there is a tenderness that hangs in the balance between utmost professionalism and sincerity and it's in that 'space' where we have the opportunity to extend graciousness.Have you ever given much thought to your closing words in your emails?Pause and consider the following:Cordially,Sincerely,Regards,How do these words make you feel?I'm guessing that you feel neutral o...

Thank you Kathleen Daniels for offering the April Challenge inviting us to 'the dark side' where we must each explore the "one peeve in your business that drives you bat-bonkers."This peeve literally came out to bite me this week.  I was showing four properties to my buyer/clients on Monday.  The schedule was tight and the homes were in four different towns.  However, I am very respectful of showing appointments and understand that usually a homeowner needs to leave the home on purpose to accommodate a showing so I am careful to plan ahead and schedule accordingly.  However sometimes circumstances cannot be avoided.  After completing showing #2, and en-route to showing #3, the traffic report shared that there had been a horrific accident, and even with diverting our route to side street...

One of my favorite aspects of living in Central PA is that there are so many magnificent spots to visit.  Today the sun is shining and it's 62 degrees so being indoors was out of the question.  So, my son and I set out on an adventure.  The great part about adventures is that there is no set agenda.  I grabbed a few bottles of water and off we went to explore.  We landed at Opossum Lake off Easy Road in Carlisle, PA. The Opossum Lake is a 59 acre lake that majestically sits upon a 274 acre commonwealth owned recreation area.   During today's excursion, we saw some people fishing, boating, walking the trail, or simply relaxing upon the benches.  There is no admission fee and the view is priceless!Looking for things to do in the Cumberland County area?Click on mariasapio.com and open the ...

I received the following message from a Realtor recently:"Awesome to work with you.  So nice to have someone that is serious about their job.  Thank you. So refreshing to work with someone that isn't a cut throat or a shark."I paused and thought about those words...The real estate profession is a 'people business' - and life is just sweeter when we all play nicely and treat each other with the utmost respect.  The ultimate goal is to assist our client to buy or sell a home.  All involved parties can best achieve that goal by working together in an amicable fashion. Looking for the best in others and walking into each transaction with grace and the highest level of integrity offers each person the opportunity to share their gifts and allow the flow of synergy.Perhaps we need each other m...
