One of the things about being a Realtor is the need every two years to complete continuing education requirements. Each state has different requirements. In Pennsylvania we are required to complete 16 hours of continuing education every two years, five hours are a mandatory course on a subject selected by the state, the other eleven hours are electives.As Realtors we get offered many different ways to complete these required hours. Our local board has a real estate education school, there are online courses and the opportunity to attend courses at real estate conventions which are authorized for your state.This session, the mandatory five hours were dealing with agency and fair housing education, always a good subject to review to make sure you are abiding by the law.I am not one to pro...

 How to Make Black Bean Soup when it is chilly in Philly It is cold here on the East Coast, and a perfect time to make soupLast week, I made a delicious sausage soup, which is out of this world, but I just found an old recipe that I have not made in many years, so I thought I would share the Black Bean Soup Recipe first, as the Sausage soup is in my head Black beans, carrots, celery, a large onion, and seasonings are simmered into this hearty soup. This week's AI homework was to create a Zoom background that's more personalized to who we are personally. I was confused because I was not sure how on earth I would add the picture to our Zoom profile. It seemed everyone else was thrilled with this assignment, and I was stressed to the max. Kat Palmiotti Was kind enough to simplify the process for me. Last Friday we got to experience the wonder of Longwood Garden's Christmas Lights Festival. We went with friends, one of whose birthday it had been a couple of days before. So when we arrived we stopped into 1906 the revamped restaurant below the conservatory. Although we had not been able to make reservations tables were open and we celebrated with a cocktail and some appetizers of her choice. After that we walked through the gardens and the conservatories, this is jut the first of four visits we have planned with different friends and family. Xmas eve we will be back again. This weekend, Saturday December 13th is the Firebird Festival in Phoenixville, PA. Every year a large bird, a Phoenix, is built by local artists for the festival, which can be attended by over 10,000 visitors who visit the town for the lighting of the Phoenix.Phoenixville, which is named after a nail factory from the 19th century, lights the bird which is symbolic from ancient Egypt for rebirth and a new start. Phoenixville which has seen a lot of investment in new homes, new businesses and plenty of great restaurants and micro breweries is a well known destination for visitors to the area.This year the festival will take place at Reservoir Park, at 601 Franklin Avenue, the bird burns at 8 pm. Here is a variation on a classic recipe of mine. It is easy, so here it is How to make  Amazing Pineapple Cranberry Sauce I made it for Thanksgiving, and it was so good. I made some more for myself. You need, in my opinion, ripe cranberries if you can find them, but any will do. Be sure to rinse them. 16 oz can of crushed pineapple1 bag 12 oz fresh cranberries 1 cup of white sugar  cinnamon - vanilla - almond extract(I used vanilla bean paste, but extract will be fine ) One-half teaspoon of each, add this when you add the berries Drain the crushed pineapple to equal 1 cup of liquid. If you are short by 1 cup, using water to make up the difference is best. Stir the sugar and pineapple juice together in a saucepan until it boils, then add the cranberries and return to a boil. Stir in the ...

Praful taught the Zoom session today on how to use Gemini to enhance our photographs and make them look professional by asking using Nano. Banao. Again, I skipped a step by asking Gemini directly.I said hello, and he asked me how he could help me. I told him I needed help with an illustration/picture, and immediately, I was told yes, and I was taken to Nano Banao, where I downloaded the image. Once again Chesterbrook was named as the best place to live on the East Coast and even in the nation.Home to single family homes, town homes and apartments and condos, each sub-development in Chesterbrook offers something a little different. I learned so much from our Zoom meeting last week. I may have skipped a beat, but I did get some valuable insights on leveraging AI in my daily workflow. Instead of pasting a link, I clicked the star-shaped icon at the top of my browser to start a conversation with Gemini. I then asked it to prepare a Comparative Market Analysis (CMA) for a specific property and provided the necessary information.Gemini's initial suggestion was to check the standard sources like Bright or the MLS. However, I suggested a more direct route: Notebook Access. “Good idea,” it replied, and on we went. This interaction showed me how the AI can adapt to my preferred tools, turning the CMA prep into a collaborative process.
