Things vary from state to state, and it is never good to presume something is included if it is not in writing. You do not suddenly want to have to find the money for something you thought was included. As you can see in this photo below from a Pennsylvania agreement of sale, a lot of things are included, but some things are not. In the agreement below we added the refrigerator. In some countries, especially in Europe, kitchens are not included and owners remove all the cabinets and reuse them in the next home. Can you imagine turning up to find the kitchen gone? I know with some short sales we discovered owners had removed appliances and copper piping.Generally, in Pennsylvania, anything viewed as a fixture, attached to the wall is included. However this includes curtain rods and blinds...

Many people want to buy a home, but the thought that they have bad credit or when younger or new to the country no credit makes them believe they cannot purchase a home. The answer is that there are many options for low credit score buyers, and secondly that it may take some time, but it is not hard to improve or create a credit score. You also should know the score you find online, via Credit Karma or your credit card company or bank is not the score used to offer you a loan. There are multiple different scoring models, so do not be surprised if the model used by the lender gives a lower score than what you see online. One of the important things to know when buying a home is that your credit score when using a mortgage is very important. The score will determine if you can get a loan an...

Every year before Christmas. decorations go up and then after the holiday season is over, the decorations come down. Some are put away for next year and some are repurposed for continued use but not as decorations. One such large example of re-purposing is the large Rockefeller Center Christmas trees.I was amazed to find out this information for the first time during this holiday season. What I found out from a few sources is that ever since 2007, large Norway Spruce Pines are cut, delivered to NYC and decorated for the holiday season at the Rockefeller Center in NYC. Then once the holiday season is over the trees are taken to a mill and the wood is milled to be used by Habitat for Humanity, usually in the state where the tree originated. Since Norway Spruces are a softer pine, they are ...

I just completed a deal with a very patient listing agent. We had a delayed settlement of 8 days. Not once did he raise his voice or get annoyed. I have had those agents on the other side of a transaction and they do not help. He actually said to me, I know you are working at this and doing your best, it is out of our hands so let's hope it just moves along and we settle soon. His patience encouraged me to not give up, when I was so frustrated with the pace of the lender. It reminded me of a story about going with the flow, not trying to swim upriver or against the tide, but to be like the turtle who uses the tide to get where they want to go.Every day we were communicating, about the hope of when we could settle. As last minute requests from the lender on the West Coast made after busi...

What to Gift The Person Who Has Everything No one has everything, although you may think they do.A package comes in the mail; perhaps it is a gift they received when they opened their mailbox, and there is a package from a friend. The friend lives across the country but sent them a box carefully wrapped with the homemade cookies that the family makes every year; what a precious gift, and the happiness and joy are so precious—receiving an unexpected, thoughtful gift. My friend's husband just had open heart surgery. Whenever I buy her a present, she never seems to like it. Those who know me understand how much time I spend buying gifts. This year's gift will be food, as she does not cook. She always asks me to make her soup with instructions on how to make it. I keep asking her if she has...

In this week's Zoom meeting, I learned a new trick from my dear friend Margaret Rome. I also enjoy our Zoom meeting and all the members that attend I have always learned something from Margaret. She is such an intelligent lady, and I could hug her this week. She also hosts a radio show every Sunday. Sell Your Home With Margaret RomeRadio Host ALL ABOUT REAL ESTATESundays noon.Author: Real Estate The Rome Way There are so many days when I misplace my phone. I have even emailed friends, asking them to call me, but that usually does not work and is not quick. The fastest way was to knock on my neighbor's door. One of the questions many buyers have when moving from one area of the country to another is how do I choose a neighborhood? Having moved to the Philadelphia area from London, England I can totally understand this quandary. There are lots of different things that go into this decision, most of them personal to you. When I meet with clients for the first time I always ask them to tell me about their lives and the way they live them. What do they like doing? Depending on their answers we can formulate a plan for finding them a house. So, let's consider the different things that can affect your choices. Do you have school age children? If so a neighborhood with sidewalks and access to local parks may be important along with obviously good schools. Maybe you want a development that has other ...

Buying a home is a great step to building wealth. Homeowners build wealth much more quickly, a recent report, November 2024 from the Aspen Institute's Financial Security Program said it was huge. A renters median net worth was $10,000, a homeowner's is $400,000.But, when buying a home there are some hidden costs of ownership to take into account so you are prepared.1) Buying a home with a home owners or condo association will have a monthly fee towards maintenance costs and often these have an equity requirement of an up front fee, sometimes as much as six times the monthly cost paid at closing. Some also have move in fees as well.2) Maintenance, even if you are within a development with a home owners association there will be ongoing maintenance that many renters neglect to think about...

Oh, how grateful I am for this precious gift that my daughter gave me. Her name is Cleo, although she had several names when she lived at my daughter's home. They all had a different name for her. When she came to live with me, we talked, and I gave her a name that was only hers and explained my name. Cleo is my Siamese Cat and my best friend. Cleo follows me everywhere. She likes to eat when I eat. She is an indoor cat but will walk with me by my side without a leash, and if I say HOME, she walks Home. She is knowledgeable, and she knows exactly where she lives. We used to go walking a lot, but now we have many birds of prey in the area, and I do not know what I would do if one swooped down and took her away. She is older now, and I have lost count, to be honest, maybe 10 or 12, so she...

Sometimes, when everything goes smoothly, something odd happens. I was cooking soup when I heard a poof noise and looked and saw a spark in the microwave. I quickly unplugged it. The smell was awful—you understand that burned electrical smell. The fan over the stove was turned on, and my hands shook.  I  had to finish making my soup. I am so grateful I was home and in the kitchen, as I wonder if the whole kitchen and place would have burned down if I had not been home. I was not using the microwave; it just went up. It was not old, either, and it was still under warranty. I called because I still had the booklet in the drawer. A few days later, even with great anti-virus, my computer was hacked. I called the computer doctor and unplugged it. He had it for a few days, and I was working o...
