Can You See What's Wrong With This Picture? On the surface, this home looks beautiful! It's clean and tidy, looks well maintained, and is very inviting. But, what we don't know... there is something lurking behind the siding causing great damage! After a careful inspection they discovered water had been seeping in behind the siding.Slowly and quietly this home was being destroyed by dry rot. Like cancer this decay starts small and spreads without limit until the materials are so compromised, they fail under their own weight.   Modern building methods require a number of water-routing steps to prevent this from happening. Unfortunately for these people, and roughly two-thirds if the homes in west and south Salem built in the mid-to-late 90’s, this expensive surprise is waiting for them to...

There were hardly any sales of acreage homes in Aumsville last month, 1 to be exact.  So, let's talk about the houses that sold in town.  There were more over the prior month, up to 9 from 4 in January.  But, the average price was quite a bit higher.  In fact, they sold for over 101% of the asking price, compared to just 98.1% in January.  With 8 homes currently for sale, without a pending offer, the inventory is extremely low, .88 month's supply.  Remember, anything under 6 months supply is considered a Seller's Market.   The data for March will begin to reflect how the virus will affect the market, it is just to early to tell right now.  To see the current homes on acreage for sale in Aumsville, visit our website. NOTICE:  Due to the current virus, all real estate consultations are be...

How was the real estate market in January? I know I know, I am about 30 days late getting this out.  But, better late than never.Only one large acreage property sold in January, but 8 homes in town did sell. This low inventory is pretty seasonal for January, but we are seeing a shortage of inventory across the board. Of the 8 homes that sold in town, the average sold price increased over all of 2019, as did the list to sale ratio.  Sellers saw 99.26% of their asking price.  There were28 homes for sale in January, creating a 3.5 month inventory of supply, which still indicates a seller's market, but it is slowly creeping towards a balanced market. To see the full infograph for the Silverton Real Estate Market Update in January, click the link.

How was the real estate market in January?   Yes, yes, I know, I am about 30 days late getting this information out.  But, better late than never, right?Just 3 properties between 5-10 acres sold in January, mostly because of low inventory.  But, they sold fast, with an average of 58 days. And that includes escrow time.  Nine properties sold with 1-4.99 acres, but the sellers took more discount, with an average sales price of 95.79 % of the asking price. To see the full infograph of homes sold in January based on lot size, click the link.

How was the real estate market in Turner during January of this year? Only 2 homes on acreage sold, but that is pretty normal right now for the time of year combined with low inventory. Those 2 properties sold in 63 days, down from the 2019 average of 94 days.  Seven homes sold in town in January, taking 118 days on the market, up from 104 in 2019.  There were 17 homes listed as active in January, giving an inventory rate of 2.42 months.  Still, a very strong seller's market. To see the full infograph for the Turner Oregon Real Estate Review in January of 2020, click the link.

How was the real estate market in Stayton during January?  Very few homes on acreage sold in January, but that is pretty typical for the season.  We are continuing to see a shortage of inventory all across the valley, which is keeping us in a strong seller's market.  Sellers saw a list to sale ratio of 99.32%, negotiating very little on the asking price. Six homes sold in town, and there were 8 for sale in January, creating 1.33 months of inventory, still a strong seller's market. To see the full infograph for Stayton Oregon Real Estate Update for January click the link.

How was the real estate market in January?  Only 2 homes on acreage sold in January, but that is pretty typical for the season.  Only 2 homes in Jefferson sold also for the month, but they did sell for more than asking price.  Between low inventories and low interest rates we expect to still see a tight real estate market for the Spring.  Real Estate values are at an all time high, which is great news for sellers, but not so great for buyers. To see the full infograph click the link for Jefferson Oregon Real Estate Updates for January 2020.

How is the rural real estate market around Aumsville, Oregon?  Glad you asked!  I have compiled the data for all of 2019, breaking it down by acreage size with a home.  Less than 1 acre, 1-4.99 acres, 5-9.99 acres, 10-19.99 acres and 20+acres. This information came from the Willamette Valley Multiple Listing Service.  You can find out how long it took the homes to sell, the average sold price, the average discount given by sellers, how many of those are currently for sale, and the month's of inventory.  Month's of inventory is very indicative of the type of market we are in.  Anything under 6 months  shows that we are in a seller's market.  Six months and over shows that we are in a buyer's market. If you click the link you will see the full infograph for the 2019 Aumsville Oregon Rural...
