By Maureen Bray Portland OR Home Stager ~ Room Solutions Staging, "Staging Consultations that Sell Portland Homes"
(Room Solutions Staging, Portland OR)
As professional home stagers, we often explain that the difference between decorating and staging is that decorating is done for the homeowner's taste and style, and staging is done to attract the target buyer.  When it's time to put your home on the market, making a few changes in how your home is perceived can have a positive effect on maximizing your equity (after all, that's the bottom line when you're selling). Our Portland OR home staging company was selected for a recent staging project that was multi-layered.  This spectacular property is located in an exclusive Portland suburb, and the sellers asked for our help in several areas: Select new paint colors for several rooms where updated warm neutral colors would make a difference to the target buyer Convert one of the bedrooms th...

(Room Solutions Staging, Portland OR)
As professional home stagers, we've heard for years that when you're selling your home, your wall colors should be current colors, and preferably neutral ones.  Nothing says "dated" more than walking into a home whose walls sport colors from ten or twenty years ago.  But painting your home to prepare it for selling is one of the best returns on your investment!  The cost of paint is reasonable (look for sales) and labor is cheap if you do it yourself, but usually very worthwhile having it done by a professional. What we've found is that buyers will walk into a home that needs painting and imagine that the cost of painting is much higher than it actually is.  This results in thinking that the house "needs work" and if they decide to make an offer, they're going to deduct a much higher a...

Homes For Sale In Lake Oswego The inventory of homes for sale in Lake Oswego varies quite dramatically in both architecture and price range. While the selection of homes for sale in Lake Oswego obviously changes regularly, you typically can find anything from a condo in the mid $100s to a tremendous estate that exceeds $10 million. Having such an array of options can be a blessing and a curse. I have designed a web site called Metro Market News that is one of the most comprehensive and interactive real estate sites for the Portland Metro area. There is a section that only features homes for sale in Lake Oswego and that updates the data in real time. You can also search for properties via map, MLS#, address or by using a wide spectrum of other specific criteria to suit your needs. Here ...

Homes for Sale in the Lake Oswego Real Estate Market This is a graph of CURRENT listings of homes for sale in Lake Oswego. The graph includes traditional sales, short sales and bank owned property. The purpose of this graph is to give an overview of the percentages of Lake Oswego homes that are currently for sale on the market. The real estate market has now evolved into distinct segments, here's a good way to look at current activity of homes for sale in Lake Oswego. How Are Lake Oswego Homes for Sale Listed? Most buyers today want to see a home that's Move-in Ready:  clean, freshly-painted, with the cosmetic work already done, and one that shows as spacious and full of light.  Buyers also want to be able to "relate" to the house. If sellers present a Vacant home that doesn't meet the criteria of today's picky buyers, the price will have to reflect the home's condition, and the home may sit on the market a lot longer. Alternatively, staging can help a home look it's best because professional staging includes addressing any cosmetic issues before furnishings are brought into the home. Which Room Would a Buyer Relate to Better?  Many buyers find it difficult to relate to an empty house that has "undefined" areas;  showing a seating arrangement in the great room gives buyers an idea of how they...

First Addition   First Addition is a charming cottage community that is located near the heart of Downtown Lake Oswego. Many of the residences in First Addition were originally constructed as vacation homes in the early 1900’s. Since then, there has been a gradual trend to either refurbish the older houses or to demolish some of the existing homes and construct new ones. The City of Lake Oswego has strict design requirements for development in First Addition so that the Old World charm is maintained.   The streets in First Addition are arranged alphabetically starting from A Avenue moving northward and they are arranged numerically starting with 1st Street moving westward. Consequently, First Addition is very easy to navigate since the grid system allows any property to be located by ...

(Synergy Staging ~ specializing in vacant home staging)
Synergy Staging was recently contacted to stage a gorgeous home in Lake Oswego Oregon. It's sweeping views, dramatic ceilings and high end finishes were definite selling points. However, our client understands the value of bringing a home like this to life to so potential buyers fall in love. Prior to staging, the home was cold, empty, and stark. Once furnished and accessorized with an elegant design it was transformed into a home that buyers could envision living in. Here are some of the before and after photos of this property: Note all the living room built-ins. When approaching a space like this we find it important to accentuate the architecture and simplify the cluttered effect that staging the built-in shelving would create in the space. By adjusting the shelving we could control...

Lake Oswego Schools The Lake Oswego schools are clearly some of the best in the entire Portland Metro area. The test scores for kids that attend Lake Oswego schools consistently exceed the national average and in many cases they are exceptional. The elementary schools are conveniently located throughout the city and the class sizes are small enough to allow for the necessary attention to detail to prepare students for high school.  All of the Lake Oswego schools are clean and well maintained. If you were to tour each one of the Lake Oswego schools it would become evident that the funds, time and effort are being very well spent. Lake Oswego schools also excel in sports. Many teams in youth athletics around the city practice and play their games at the Lake Oswego schools as well as at l...

Lake Oswego Real Estate: Hide and Seek is easy when you have trees this old. While out and about this weekend my kids managed to find a place where they thought they should bring their friends for a great game of hide and seek. They figured when you have a tree that is big enough that you can actually hide under its roots, that this is the place for them! I do have to admit, I could see them until they popped their head out from under the tree. If you are interested in buying a home in Lake Oswego, give us a call, we can make it so you won’t have to hide, but will help you seek out the perfect home for you!

(Cindy's Blog about Portland Real Estate & Stuff) Sundeleaf Plaza, answer to Where is it Wednesday...somewhere in Lake Oswego, Oregon 6/29/11 Ok..so I'm going to give this one to BOTH Doug & John as they both were correct. It is right there by the Lakeshore Inn and John correctly named it. Nice going guys!! Thanks for playing! Unlike Joni Mitchells' song Yellow Taxi, instead of paving paradise and putting in a parking lot,Lake Oswego did the opposite. For a while I used to park in this "parking lot" when I would head over to the  Oswego Lake House Restaurant, but now in it's place is a wonderful plaza for public use right on the lake. This park features many benches, public rest rooms, and a huge fireplace is still being completed. Named after a prominent local architect Richard Sundele...
