   Like many areas of the county, state, and nation, the available residential inventory in Eugene's North Gilham RMLS Market Area is currently several times that experienced in the boom of  2003-2005. North Gilham carries an inventory level that is higher than average for the Eugene - Springfield metropolitan area. (Here monthly available inventory is computed by dividing the number of listings active at the end-of-month by the number of sales closed during the month.)   North Gilham did not experience as hot a boom market in 2004-2006 as other expanding neighborhoods of northern Eugene.  North Gilham did see 20 months (shown in green above) in which the inventory of homes for sale was less than 2.5 months. That compares to 26 months "in the green" for Bethel-Danebo and 34 months below...

Eugene, Oregon's Ferry Street Bridge RMLS market area showed 9.1 months of available residential inventory at the end of April, 2009. That April inventory level of homes for sale was average for the Eugene - Springfield  metro area. Ferry Street Bridge's available inventory by month over the period 2002 -2009 is shown below.  The neighborhood was in a sellers' market in 2003 to 2005 (shown in green below) but that boom was not as hot as the Bethel-Danebo and Santa Clara neighborhoods shown in my prior blog postings.  The available inventory ratio (active listings divided by closed sales during the month) only dropped below 1.5 for two months in Ferry Street Bridge during that boom period.  By contrast, the inventory ratio was below that level for 14 months in 2004 & 2005 in both Danebo ...

Sanata Clara carries an inventory levels that is about average for the Eugene - Springfield metropolitan area. I recently posted that Secretary of HUD, Shaun Donovan, had announced that FHA was going to allow the $8,000 Tax Credit to be used as down payment, or "monetized" and got a lot of flack from the "experts" in the field that it had been withdrawn and that there was no way this was going to happen. At the time, I knew that the announcement was premature, but knowing what I believed was going on behind the scenes, was pretty certain that this actually would come about. Today, a new "Mortgagee Letter" from HUD was published that announces the same program and gives some of the guidelines. Granted, the ability to use the money is still a bit of planning away, but this proves that the program will be in existance and that HUD really does want to see people have acces to this money for their do...

UPDATE - CLOSING AUGUST 24th! Ever walk into a home and fall in love? I did! The 2-seat diner in the kitchen is what pushed me over the edge. Even with the Challenging (with a CAPITAL "C") paint choices that someone had selected at one point, I could see this home's potential, and got direction from the black/white/red color palette in this room .   As in many areas of the county, state, and nation, the available residential inventory in Eugene's Bethel - Danebo Market Area is currently several times that experienced in the boom of  2004-2006. But Bethel - Danebo continues to carry one of the county's lowest inventory levels. (Here monthly available inventory is computed by dividing the number of listings active at the end-of-month by the number of sales closed during the month.)   The housing bubble of 2004-2006 shows clearly (in green) on this chart. The relationship of sales within the month to the total number of homes available for sale at the end of that month reached a remarkable 1 to 1 ratio in the months of June and July 2005. Throughout the two-year sellers' market the ratio exceed 2.5 to 1 only in the dead of winter.  ...

As a veteran myself, I've never been too invested in the military aspect of this weekend's holiday.    My service in Vietnam was in a relatively safe corner of the U.S. Army Signal Corps. I've always had real heroes close enough to touch.  They made the real estate we sell into the free land we enjoy. One is my older brother-in-law, Harold L. Olsen, a survivor of the battle for Okinawa toward the end of World War II and part of the occupation of Japan.  He's in a memory care unit now.  Then he was in a platoon from which only a handful made it home.  He helped make The Greatest Generation truly great.  Today, I can celebrate by visiting him. Sick of that sofa?  Move it out!  Take the remaining furniture and rearrange it.  Borrow a lamp from another room, add an end table, and bring in some baskets for all those magazines....

The biggest problem that most first time home buyers have is coming up with the down payment. I have posted several times in the past various ways to get the down payment together, but it has still been out of the reach of some people. Now, that could change. The First Time Home Buyer Tax Credit is going to be available for the down payment on FHA loans in the near future, according the the Secretary of HUD. Shaun Donovan, Secretary of the U.S. Department of Housing and Urban Development, said that the Federal Housing Administration is going to permit its lenders to allow homeowners to use the $8,000 tax credit as a down payment.
