Change is a good thing!   For those friends of mine who don't know I have changed offices! Change is a good thing! I decided to change offices and have made the switch to Hybrid Real Estate in Eugene, this change just happened last week. So I'm still changing email addersses and updating mailing and of course letting you and my clients know about the change.   I think all in all this is going to be a great change for me, remember, Change is a good thing! Ready, Fire, Aim ... Two lumberjacks, Arnold and Albert, decide to have a wood chopping contest.  Whoever chops and splits the most wood by the end of the day wins. Arnold is a hard worker.  His answer to almost everything is to work longer and harder.  Albert is a hard worker too, but he approaches his job a little differently. During the day, Arnold only took a break for water and a quick bite to eat. About every 50 minutes, Albert would quit chopping, disappear behind the woodshed for ten minutes, and then return and continue chopping and splitting his woodpile. This is a wacky market we are in.  Short sales, Foreclosures seem to be the new normal.  And...more and more people are saying, "maybe I should just rent"! Well maybe they should, and maybe you should become their landlord.  Or, at least the owner of the property they end up renting.  Rents seem to be on the rise and more home owners turn back to renting.  With the increase in rents it is almost a wash to hire a property manager to keep your new investment rented.  While a decent 3 bedroom 2 bath home used to rent for $950-$1,000,  with the increases of renters you may be able to secure rent in the neighborhood of $1,100-$1,175.   Housing Market Report Eugene/Springfield area home sales showed mixed activity last month.  The number of closed sales in June 2011 was down 11.3% from June 2010.  The number of pending sales in June 2011 was up slightly, 0.7% from June 2010.  The number of new listing s fell by 17.7% from a year ago.  In the same time frame, the average sale price was $208,100, down from a year ago, but up slightly from May 2011.  Those areas having increases in the number of sales pending are: Gilham, CoburgI-5, Mohawk Valley, Springfield, Bethel/Danebo, Pleasant Hill/Oakdale, Mapleton East, Florence Coast Village and Florence Village.  The average home sold was on the market for 135 days.  This is more days on market than homes that sold in both 2009 and 2010 for the month of June. What does that mean for you?  It means NOW is the time to refinance or purchase that home!!! Mortgage Rates will go up as the economy improves, so take advantage of the LOW Mortgages Rates while you can. This week I've helped 4 homeowners refinance who had been watching the rates get lower and lower and lower. What's happening in Eugene, Oregon Today?  Antiques Roadshow, that's what! How much is that old crank telephone in your attic worth, anyway?  You’ll soon find out, because Antiques Roadshow is in Eugene,Oregon, TODAY.  All the Antiques Roadshow fun will be at the Lane Events Center!
