The Market Action Index has been trending lower for several weeks while prices have remained relatively stable. If inventory continues to grow relative to demand however, it is likely that we will see downward pressure on pricing. The market is currently in the Buyer's Advantage zone (below 30), though not strongly so. The 90-day Market Action Index stands this week at 23.68 so buyers should expect to find reasonable levels of selection.   The market plateau is seen across the price and value. The price per square foot and median list price have both been reasonably stagnant. Inventory has been lightening lately in Estacada and Eagle Creek and the Market Action Index has been trending up. Though days-on-market is increasing, theseare mildly positive indications for the market.   The Market Action Index has been trending lower for several weeks while prices have remained relatively stable. The Market Action Index answers the question "How's the Market?" by measuring the current rate of sale versus the amount of the inventory. Index above 30 implies Seller'sMarket conditions. I have to tell you a little bit about my city. It is Estacada, population around 3500 (nowadays). Estacada is the type of city to grow up in. It's a wonderfully quaint little town that is small enough to give you that closeness, yet big enough not to be a one stoplight type of town. (I think we have 4 now) ;) I was born and raised here, about 10 miles out of Estacada, in a community called George. It was the type of place you could scream and laugh and have your music so loud, and not another soul could hear it. You could go in your front yard and just stare at trees all around. If you like to fish or boat or both then the North Fork Reservoir located just east of Estacada is the place for you.  The Promontory Park boat launch, dock and convenience store make it easy to plan an impromptu day at the lake.  The park will open on May 25th this year.  Another boat launch is located off of Faraday Rd.Formed by a PGE Hydropower Dam, the North Fork Reservoir is perfect for wakeboarding.  It is deep (up to about 97 feet) and virtually snag free.  After 5 pm on most days, you can pretty much have the whole place to yourself.There are a few coves to hang out in and plenty of room for sport and sport-fishing alike.        If you like the area, then call me.  There are many homes for sale in the area that will give you quick access to this beautiful lake.  Brought to you b...
