The answer is a clear "NO"! Keep it on the market! A lot of sellers think they do not want to be disturbed over the holidays and there is nobody coming anyhow. Well, if nobody is coming, what does it matter? But if somebody wants to come, when would your home look better than scrubbed and decorated, with cookie scents and beautiful lights?     Fact is that once all the shopping and excitement is over and settled, a lot of people start surfing in the internet. And that is when you want to be there with your home, well represented, with a warm and inviting lead picture, drawing the viewer in. It's the time of the year when children are out of school and families actually have time to see a home. I have yet to see a request for a showing on Christmas Eve or Christmas Day but I have sold tw...

The new FEMA flood maps are out and things have surely changed in Corvallis, OR. Homes that never had the touch of water are now in the flood plain and with that flood insurance is a big factor in selling a home. The most important document to obtain is an elevation certificate. Established by a surveyor, it gives an insurance carrier the data needed to assess risk and with that establish the right amount of premium for the property. Are you planning to sell your home in Corvallis, OR or in North Albany, OR? Then determining if your home is indeed in the flood plain is the first step. Visit www.floodsmart.gov , type in your address and your risk level will be shown. Provided that you are in a flood zone the next step is to find out if you already have an elevation or flood certificate....

You will likely have no problem in deciphering that “cozy” really means small or that “fixer” could indicate something closer to "trashed". These word codes are like sign posts to other real estate brokers and potential buyers of real estate. In addition to these obvious sign posts regarding the condition of a property, there are special wording codes which give information regarding how long a transaction could take and how bumpy of a ride it could be along the way. This is not to say that the investment will not be worth it, but knowing and understanding the new rules will go a long way in preventing undue frustration and misunderstanding. Our goal is for you to be in the know on all pertinent terminology which this 2011 real estate market forces us to know.   Brokers have adapted to...

Provided that your broker did everything that needs and can be done to market your home, like pro pictures virtual tour open houses broker tours staging video first class flyers and the traffic is not flowing in there is only one thing you can do: adjust the price. Your broker and you should discuss  this when listing. Get a feel what might come! Traffic is the one measure that tells you the marketing works and your price is correct, one cannot work without the other. Good traffic for higher end homes is in our area at least one showing per week. For lower end homes there should be a showing at least twice a week. With out good traffic there is zero chance of finding a buyer. So when should you adjust the price and to what? A good broker will update your market analysis automatically ev...

Most people don’t think ahead about taxes except for a vague, brooding feeling that it will not be something to look forward to. We thought you might want to know about legitimate savings already possible, a few tips to save some hard earned money. Sometimes the know-how is most of the battle.   1. Experts talk about doing an estimate of your year end taxes. This is smart, because knowing the approximate amount you'll be refunded or owed ahead of time may influence your year-end spending. If you expect a large refund, you can begin planning how to invest that money. If you have a balance due, make a payment now or adjust your withholding through the end of the year so you owe less at tax time.   2. You probably already know to save any receipts for charitable giving, and it would be goo...

I am selling a property close to the university right now. The house is very spacious, bit under 3000sqft, oversized double garage, Big and subdividable lot and enormous plantings, fruit trees etc etc, covered RV pad. We listed it at a realistic price and have an accepted offer. But it is not going to be a family home anymore, it will be a college rental. And the price it is selling for is accordingly. That simply means that an investor/landlord, will look at the value of a home very differently than somebody who moves in because they love to garden and want to have space for the family. And since the demographics in that neighborhood as dramatically changed in the last years, away from family homes towards college rentals, with that the value of the properties have changed. College ren...
