First of all there are a lot of factors that go in to getting a house sold. The most important being price and terms. When you talk to me, and we determine a price, there are a lot of factors to consider. A lot of sellers think that it all has to do with square footage, but that is only one of the factors. The things I look for are first the condition of the property. Has it been recently remodeled, is there a lot of fix ups that are needed? The condition of the property can dramatically increase or decrease the price of a home.Where is the home located? Is it in a neighborhood that is highly desirable? It is located near a train track or a busy freeway? How close is it to basic amenities such as shopping? How many bedrooms and bathrooms does the home have, and how are they laid out? Is y...

Last month I wrote an article called "In Default in Oregon, don't get conned by the "We will buy your home and lease option it back to you" scam" In this article I wrote about people about to lose their home to foreclosure and having an investor come in and save them at the last minute and lease option the property back to them.In that article I stated that this is illegal to sell a property and lease option back from an investor and in most cases it still is. But as always there are cases where it may not be. This caller was in one of those situations, but I still advised them against doing it, because the odds of them getting the home back were still less than one percent. You see this caller had a situation unlike most people that are appr...

A lease option is a great way to sell your home, especially if you need to sell it for more than the property can presently appraise at. If you are in a market that is presently appreciating such as Beaverton, Oregon is, then you can increase the price of the home 3-5% per year for the length of the contract. Also during the time of the lease you can get more than the present rents for an area and a larger than normal, non-refundable, option payment. One of the biggest advantages to you, as a seller, is that you not only get to keep the mortgage interest rate and property tax deductions, but in most contracts the buyer does all those repairs in the middle of the night, that normally a landlord would have to take care of. Why? Because they are basically the owner and the home will be thei...

A lease option is a great way to get a home if you are not presently able to get a traditional mortgage. You need to make sure you are protected and having an agent that knows, and understands lease options, is the first step to protecting yourself. One of the biggest downfalls to a lease option is that you are paying more than present market price for the home, and also higher than market rates for rent and down payment. This is OK, if at the end of the option period you exercise the option to get the home, because you can re-coop your down payment and the amount that you are paying extra in rent. But, if you don't you can lose thousands! The key is to find an agent that will help you fix your credit over the period of the lease to make sure you actually can get the house. If you talk to...

Why do I say this is a scam? In some states the banks won't allow you to purchase the home at a discount with the intent of selling it back to the person in default. It is mortgage fraud! The second reason is, even if it isn't written into the deed that they buyer can't sell it back to you, the contract they have with you is they buy the property from the bank for usually $20,000-$30,000 less than you own and then lease option it back to you for ONE YEAR and one year only. Then you agree to buy it back from them at the end of the year for $10,000 more than you owed before, and pay for your closing costs as well as theirs. This can total another $12,000 and so you are buying your property back for up to $22,000 more than you owed one year ago. You are also paying them a rent check every m...

Don't ask me where I got the phrase, I've used it for years. But, have you ever had a deal go south, and the buyer or seller calls you and asks, "So where did we go wrong on this one?"Well time for me to bring my phrase book out. "Who is this "WE" you speak of? Do have a frog in your pocket?" I have had so many great transactions go south because a buyer or seller wouldn't listen to my advice until the second transaction, when they have to learn the hard way that I was right! The most recent situation I had, was a home buyer that was getting a great deal, the home owners were relocating and had to sell quickly. They needed to be in their new city within 45 days and didn't want to have to deal with selling their home from their new state. So they priced the home very, very low and I got m...

Are you considering moving to Washington County, Oregon? Moving can be a stressful and very expensive venture, but there are ways to save money and today I'm going to give you a few ideas.Money saving tip #1 - Instead of buying boxes from your local u-haul consider going to your local Target or Walmart and ask for them to save you some of their boxes. They have to pay to have these boxes crushed and recycled and will more than likely give them to you for free! Money saving tip #2 - Instead of hiring a moving company to drive your stuff cross country, call long haul trucking companies and ask if you can piggy back on one of their loads for a discounted price. A lot of trucking companies would rather give you a discount than transport a half empty truck across the country.Money saving tip...

Tualatin Hills Nature Park and Interpretive Center is a 220 acre wildlife preserve in Beaverton, Oregon and one of the only drawbacks to this park is that you can't bring dogs. Kids even love it despite it not having any playground equipment. This park has so much to see and touch that boredom just never hits. This park had trail after trail and is such a large park it really does require a map if you ever want to get back to your car.Tualatin Hills Nature Park & Interpretive Center Trail MapThe park is always having classes at the interpretive center, like the one coming up on November 3rd, 2007 - NEWT DAY!  Yes it is true! You can set yourself apart from the other investors and make yourself thousands of dollars in the process. Did you know the average bank now requires you to have 20% down on an investment property, and still charges you 7.5 to 8% interest? What if there was a way to get around this and to start making money the day title is put into your name? With owner financing you can sometimes get a home at 6%interest, little to no money down, lease option it immediately to someone else, and let them pay your payments for you over the next two years. Why would you want to do it for a two year period?Simple. At the end of two years, if the buyer exercises the option to buy, then you can do a 1031 exchange, and use the profit you made on your owner financed property as a down payment ...

I've told my daughter that the tooth fairy has rules just like banks. She thinks I am pulling her leg, which I would never do! She started to lose another baby tooth last night and I told her that if she lost it after 5pm, like all banks, all transactions after 5pm have to wait until the next business day.I've also told her that the Tooth Fairy only works Monday-Friday and shouldn't be expected to work weekends. How would you like it if you had to work 24 hours a day 7 days a week. Since it is always night time somewhere, this made sense to me when I said it.So, please back me up and I will print out your comments for her to read. Also, if you know of any other rules that I am not thinking of, please feel free to report them here - lolUpdate: The Tooth Fairy came and even had a Kit Kat ...

Commonwealth Lake Park in Beaverton, Oregon is another attraction in Beaverton that the whole family can enjoy. The park is hidden within a neighborhood and is really difficult to find, and unless you know its there, you would never find it.  But, with its trout filled lake, walking paths, playground, soccer field, and nature you can get right darn close to, it has something for everyone. Its not often you can find a fishing spot within 5 minutes of home in a major city, but thanks to the City of Beaverton and their creation of Commonwealth lake, it gives you a great mixture of nature nestled right in the heart of a larger city.BELOW YOU WILL FIND ALL THE HOMES FOR SALE IN THE CEDAR HILLS NEIGHBORHOOD OF BEAVERTON, OREGON

Are you thinking of moving to Oregon? I get calls once or twice a week from people that have seen my blogs about how beautiful Oregon is, and they are surprised. They had no idea, want to leave everything they have now, and make the move to Oregon. Hiking, Camping, Skiing and everything in between, are all here.                   But, what are they forgetting when they decide to make the move to Oregon? Where are they going to work? This is where I can help! I've built up a list of internet websites, depending on what type of work you want to do, I may even have a contact within the human resource department. On these sites you can find out what job openings they have, how much they pay, and the hours you could be working. Then you can apply for the job and have a great job before you e...
