The Ottawa real estate market is seeing a low inventory of homes and condos. The City has seen good price growth in most urban and suburbans neighbourhoods since January. Although most homes are selling quickly with the average days on market for condos 51 days which is a 13.3% decrease from November of last year. Residential homes are also selling 10.5% quicker than November 2017. The average days on market for residential homes was 44 in November of 2018.The most active price point continues to be the $300,000 to $499,999 price range. This price bracket accounts for 47% of all home sales in Ottawa. Ottawa is seeing nice price growth with low inventory and buyers competing for homes and condos Ottawa has seen the average price of properties increase to $449,005 in October of 2018. This is a 5.7% increase over October of 2017 which is in line with the province average shown in the graph below. The year 2016 ended on a strong note and some good news for Ottawa’s residential re-sale market, with record-breaking sales numbers in December and for the year, the Ottawa Real Estate Board has reported.Ottawa also saw a strengthened condo market in 2016, with increases in sales numbers, the Board reports.In a news release, the Board says its members sold 715 residential properties in December of 2016 through the Multiple Listing Service system. Even with the holidays keeping many people busy, the Ottawa housing market had a good month in December. As most people know and expect, the month of December, when we’re enjoying the holidays and busy visiting with families, is traditionally a slower month for sales than other times of the year.  But in good news, the Ottawa Real Estate Board reports that sales in December, 2014 were ahead of December 2013 and slightly above Ottawa’s five-year average for December.
