Home staging in Vaughan and Toronto we are called to stage some very large homes which are 7500 sq ft and more. We are asked by the agent/investor/home owner if it is worth it to stage every room in the home. Typically we would suggest to stage a minimum of the 5 principal rooms so that buyers can see how they would live in the home for one full day. In this property we decided to stage 3 of the 4 living/family room areas in addition to the usual 5 principal rooms. Why? What was the difference in this home? We wanted to show how this home could service a family in different ways for their day to day needs. We staged the front living room a little more formal, in a young modern way. We staged the family room in more relaxed, modern look. And then we staged the media room in the master be...

Staging in Vaughan and Toronto we have the opportunity to stage large custom homes that have the most detailed landscaping and finishes.  The pool at this home is like a resort and they even have their own toboggan hill at the back for the little ones. What fun! In the this home at 157 Kootenay Ridge in Vaughan all we did was supply a few decor accessories and then stage the property using the home owners belongings. The finishing touch was professional photography which would present the home in a model home, move in ready look. Investment, minimal. Impact, priceless. Home staging in Vaughan and Toronto one of the first things we look at when we arrive at  property for a staging consultation is to decide whether the house needs a change in paint colour. With over 90 % of people finding their next home online it makes sense to paint the property a staging safe neutral colour to attract the widest range of buyers to put the the listing on their must see list. You have probably noticed that when you are looking at online listing photos that you typically make some remark if the paint colours are loud, vibrant or totally outdated.  The other important reason to paint a light neutral colour is the fact that dark colours do not reflect light well for photos. We want the properties to show bright and spacious to attract buyers. Here are a few before and aft...

Home staging in Vaughan we are asked to stage many homes that are 25 - 30 years old and really haven't been updated since they were built. We have found that the staging work we do brings results when we rent furniture to create a consistent look in the home to attract our target market. In this property at 150 Mulholland in Thornhill we worked with the client over the past year. The home was painted to give it a fresh, clean look. A neutral, staging safe colour was selected by us to create a model home look. Then the homeowner moved their furniture to their new condo. They left us a blue leather tufted sofa and two baby pink wing chairs to work with in the front living room. Not exactly what a new homeowner would be looking for in their new home but we knew we could make it work with t...

Relationships are everything in the real estate business. Home staging in Vaughan we specialize in being part of the marketing team for agents and home owners who want to attract the right target market to sell their home. I was contacted by a home owner yesterday that wanted to know if I could stage their home for sale in Woodbridge. The home was not listed yet. I asked if they had an agent to represent them yet. They did not. I offered to supply a list of agents that I work with on a regular basis for them to interview. These are agents that include our staging consultation on a regular basis as part of their marketing for a listing. They also use a professional photographer to capture the staged and marketed home to get the most response from their online marketing. 5 seconds is ...

Had a wonderful surprise meeting this week with my book keeper from years ago.   Our company does the decor selections for Gold Park Homes and Sara was the purchaser of the beautiful Trinity Model Home. When Sara and Rob first arrived at the decor centre they were concerned that there were too many choices to be made and didn't really know where to start or how to pull the look of their new home together. Sara and Rob discovered that the process we use to help them choose their decor selections came naturally to them which allowed them to feel confident in their choices.  They were soon smiling and stress free knowing that they had chosen wisely. Congratulations Sara and Rob! Wishing you years of happiness in your new Gold Park home. If you are a home builder and are looking for a co...

Home staging in Toronto and Vaughan we are asked to select paint colours for selling homes and for the new home that the seller will be moving in to. Well just how,  EXACTLY,  do we decide how to do that? For staging purposes our staging association works with a paint company each year to track what people are buying. At the end of the year they give us 10 paint colours to work with. 7 paint colours for inside and 3 for outside. When we are at the property we see what colour cabinets and flooring they home has and which way the room faces. Based on these answers, we then select one of the fool proof colours to paint the rooms. No guess work involved. Works like a charm every time. Watch this for a hilarious adventure in selecting paint colours. This shows exactly what we go through with...

Staging homes in Vaughan and Toronto we work with some very dedicated, professional real estate agents. One of them being Sabina Pirri. Sabina is humbled every time a home owner decides to trust her to sell their most important asset which is their home. Sabina believes that if she takes your listing, she wants to make sure that the listing photos are of the best quality to create online curb appeal. She knows that over 90% of buyers look on line for their next property purchase so Sabina calls our company in to prepare the listing for sale. You can call it staging if you like, but Sabina understands that it is really marketing. Home staging in Vaughan leads our company to reno the homes that the sellers move in to after we have staged their home for sale. In our area these types of bathrooms are ubiquitous. No one really likes them but builders keep on installing them and so our work is never done. The floor tile is installed and carried up the tub side, deck and splash area. Very utilitarian in appearance. Does the job but really, does it entice you to get in to relax? The vanity is built in, lots of room, two sinks for a busy family. But do you really want to start and end your day in this room? After the reno this became the home owners favourite bathroom in the home out of all four that were renovated. Mini subway tiles were installed in a waterfall style and carried as a focal point into the shower stall....

Woodbridge, Ontario is a large suburb, just to the north of Toronto in the City of Vaughan.  This area is bordered by Hwy #400 to the east, Hwy #50 to the west, Steeles Avenue to the south and Major Mackenzie Drive to the north. Its traditional downtown core is the Woodbridge Avenue stretch between Islington Avenue and Kipling Avenue and it’s regarded as one of the most affluent areas to live in the GTA (Greater Toronto Area).  In 1971 the township of Vaughan was formed and simultaneous merged with the village of Woodbridge.   Brief History: Woodbridge, Ontario began with the Crown granting land to Jacob Philips and Hugh Cameron in 1802. Two smaller communities were built around mills, known as Smithsville, and Brownsville and were eventually incorporated into the town of Woodbridge. ...

Home Staging in Vaughan and Toronto has introduced our company to many home owners who also own a business. Our latest referral from a real estate agent that we work with on his residential listings has introduced us to staging a product styling photo shoot with Northern Wide Plank Flooring in Schomberg. Staging a product for marketing photos is very much like staging a home for listing photos. We bring attention to the feature product that is being sold much like we would bring attention to a fireplace or a detail in a kitchen that is in a home for sale. The product in these images is the wide plank wood flooring. You will see that we brought in Restoration Hardware type furniture to create the lifestyle image required to attract the target market for these gray distressed wide plank f...

Home Staging in Vaughan brings all sorts of properties our way to stage.  From 18,000 sq ft. mansions to country homesteads we never quite know what we will find when we arrive to do a consult. In this country property the home owners had started to create a play room for their kids in the basement. With the Hockey strike now over we knew what we wanted to do to capture the hearts of buyers when they came in to see this property.  With a bit of packing up by the home owner we then brought in our painter to create a hockey rink in the basement that any hockey fan would love! Now buyers who are looking for a place to call home and love the game of hockey are going to find it pretty hard to tell the kids that they aren't buying this house! Investment, minimal. Impact, priceless. If you are...

It's that time of year again when Advantage Staging and Michelle Finnamore Interiors takes the opportunity to thank our clients for their support. This year my good friend Brian Liss from Liss Gallery on Yorkville Avenue in Toronto provided fabulous artwork for the event. Brian carries artwork by Ron Wood of the Rolling Stones, Todd White of Sponge Bob Sqaure Pants fame, Harry Benson the photographer for U.S. Presidents, the Beatles and Muhammad Ali amongst others. Our office is located inside a real estate brokerage which has their client appreciation night the same day. The agents are invited to drop in with their clients on the same evening which leads to many mutually beneficial partnerships over the next year. Smiles were everywhere, might have been the home made wine in the Sangri...

Looking to buy a home in Vaughan?  If you are, you may be thinking where should I go to get my mortgage?  Well over my 20 years of helping people buy real estate in Vaughan, I’m always asked this question “shouldn’t I just go to my bank to get a mortgage?”  And my answer is always the same:  “I believe it’s in your best interest to hire a good mortgage broker instead of dealing directly with your bank”.  Why is that?  Check out my top 12 reasons you should hire a mortgage broker.   1)      Mortgage Brokers Work for You:  Brokers can expose you to multiple options from multiple financial institutions that are in your best interest.  They will expose to you all the options available to you, not just what one bank can offer.  Ask yourself this question –Will your bank’s rep tell you that y...

Home staging in the Vaughan area does have one very time consuming challenge before we can stage the home for sale. Garage sales are not popular in this area so almost every older home has from two to three decades of stuff in their home. When Advantage Staging conducts a room by room consultation, I can see the home owners getting very overwhelmed with the thought of how to get the items not needed for staging out of sight so that the home appears spacious and bright for the buyers. That's where the Transition Squad comes into play.   When you call Transition Squad you will hear the very lovely voice of Laura.  Laura and I work together with home owners who are downsizing or just looking to declutter their homes before they move to their new home.  Transition Squad offers packing, in h...
