Home staging in Milton is definitely worth the effort. Milton is not known for multiple offers on properties but with our staging suggestions Sabina Pirri from Remax Premier accomplished just that...and in 6 days! We met with the home owner and supplied them with suggestions to use their own things to stage with, rearranged some furniture and gave them a short list of inexpensive items to purchase to complete the staging. There was one room in the house that was a concern though. In the third bedroom the home owners had removed the closet doors and built a book case in its place. They love to read and had created a library for their enjoyment. The home is in a family neighbourhood with larger families so we came up with an idea for them to stage the book case with some clothes along wit...

Is your home located on a busy street? Maybe you back onto a highway or train tracks so your view is a sound wall. Do you have a tiny yard with neighbors overlooking? Can you see in the window of your neighbor next door from your sofa? These can all be issues for buyers. What to do .... Show the buyer how to live with the 'issue'. If your house is on a busier street show the buyer that when you are inside there is no noise from traffic. That means you need newer windows installed correctly. Set up a haven in your backyard with a running water feature or perhaps a hot tub. Show them they can live on this busy street and still have a peaceful haven at the end of the day. Your backyard ends with a sound wall. On the other side there is a busy road or rail tracks. No one wants to look at a ...

From the time the Buyer arrives at your home they are forming opinions about a prospective purchase. Your curb appeal is the first positive impression you need to make. It is what draws the Buyer inside. The exterior should look well maintained as well as appealing from the roof top on down. You should be able to see the house through the landscaping. The front door should be easy to find. Even if your garage is predominant, you can use accents to lead the Buyer to it. Now their coming through your front door ....   Will your foyer keep those positive vibes going or will it disappoint? It is important to make sure each area builds on the one before it. Have a look at this area and any other room you can see from the foyer. It would be wrong to assume that once they are inside they will ...

We are all influenced by the amount of light in a room, especially on a dreary day. We feel so much better with lots of natural light flooding in. Don't ignore the lighting in your house when you put your home on the market. Open up those window treatments and bring in as much natural light as possible. Over the years lighting fixtures have become more than useful, they have become fashion statements. Replacing lighting fixtures immediately updates an area. Whether it is new vanity lighting or a chandelier in an eating area, the buyer feels the home has been kept current when they see modern light fixtures. In condos, townhouses and semi-detached homes there are fewer windows bringing in natural light. These homes need proper lighting to make them feel light and airy. Use many types of ...

Storage works its way into your sale on many levels. There is the storage space in the basement, garage, closets and cupboards. Even the amount of space in the refrigerator can be important. Then there is the storage spaces you can rent for all that extra 'stuff' you end up with when you Stage your home. Storage is valuable space in a home. The buyer may be moving up to get more space or downsizing and not wanting to give up too much space. In the basement, buyers want to see that there is enough storage space for all their extra or out of season 'stuff'. Show them tidy organized storage areas. Use bins and shelving. If you are a bulk buyer of foods and all that excess is in the basement, you may be telling buyers your cupboards are not enough to handle a family. Some sellers cannot fit...

When you live in a home you bond with it. The house becomes your home. You know every nook and cranny and it's comfortable. You may not realize it but that bond started when you first saw the house. Something about it appealed to you. The fireplace, the family room, the kitchen or the master bedroom said 'I'm perfect for your lifestyle. Now that you are selling your home needs to become the house we had on X street. That bond needs to be broken so you can move on. In a way that is what Staging is all about. Staging helps the buyer see the features of your home clearly and allows them to begin the bonding process that leads to a sale. The changes that occur during the Staging process also help you break your bond with the house. The bonding process starts with those MLS photos. Many b...

A renovator had done a beautiful job on this house. They had spared no expense using quality materials. Yet this house had been sitting on the market for months. Why? Because this house was not a home. It was just an empty space.   Buyers could not visualize themselves or their furnishings in this house. There was no reference point for them to judge the size of the room so they couldn't tell if their furnishings would fit. Buyers could not decide where to put the furniture in the room. There was nothing for them to get that emotional connection.   Staging the house allowed buyers to see the possibilities. Buyers didn't have to guess. They could envision sitting in the room with guests chatting. The buyers could size the room up. It wasn't cold and empty anymore. Staging an empty hous...

Curb appeal is what draws a buyer into your home.           You have 7 to 10 seconds for the buyer to form that great first impression.                      Your home should appeal to the buyer but also reassure them it is well maintained.   So, your home is well maintained with no deferred maintenance issues, but is it ready?         Look at your landscaping.                 Shrubs? Beds? Perennials? Annuals? Lawn?                      All these things help ground your house.                            They add texture and colour - appeal.              If you are in an older home take a long look at the shrubs.                 Do they need trimming?                          Replacing?                              Do they block the view of the house?                                    N...

When most people move house, they usually just transfer their belongings from one house to another.  In this case you can see that moving house is a little more complicated.  This old home was located on a piece of property that is now a brand new subdivision in Milton, Ontario. I'm not sure where this home is being relocated to but it is very nice to see that it has not been razed to make way for the new builds.  I would think that it is probably a heritage home and is being preserved as such.  Relocating a home is a complicated and expensive process so bravo to those who fought to save this piece of Milton's history.

Phase 1 Expansion Construction will be soon be starting. The federal and provincial government are providing a $13.4 million dollar grant from the Building Canada Fund. This fund is to stimulate infrastructure building in communities. The expansion of the additional 136,000 sq ft will be completed in two phases. The first phase is to include the construction of two new ice pads, multi use areas, elevated walking track and a double gymnasium. The funding provides that the project must be completed by March 31, 2011. Phase 2 will include an eight land pool. Just a note, the second phase does not qualify for the funding as it falls outside the project completion date. Milton just continues to grow and provide more activities and options to it's residents. It's a great place to live and wor...

My favorite winter activity is skiing. I live about an 8 minute drive from the local ski hill here in the Milton area. It's located at the Kelso Conservation Area. The name of the resort is Glen Eden. I grew up skiing here and when I was younger, if you were looking for me on a winters evening or on the weekend, you could find me at Glen Eden. It's not a huge hill but for an evening out skiiing, now that I'm a little older it's great. It's also not too crowded in the early week evenings. They are currently open and have a 50cm base with machine groomed powder and 12 of 12 runs and 5 of 5 lifts open. If you live close and love to ski it's worth the trip. Maybe I will see you on the slopes.

If you are thinking of becoming a Real Estate Agent in Ontario Canada you are taking a big step. I would recommend that you plan very carefully. Ensure that financially you will be able to go at number of months without an income. Also, once you have passed the three required courses you will have to pay a number of fees, these are not optional, You will have to pay your board fee, Your initial fees for RECO and OREA, your quarterly fees for RECO and OREA, your brokerage fees (office space, materials, etc). You should have enough money for advertising and marketing materials. Remember all of this time you are most likely not getting paid, lots of money out, nothing coming in. Again, I cannot emphasize enough that you should have enough money saved to survive through this period. It also...

I wanted to share a part of my family history with the active rain community. My great uncle Alf bought me my first coin in 1976 for my coin collection before he passed away.My grandfathers sister Edna was Alfred's wife.  This shop has been around for a very long time and The Milton Historical Society , Town of Milton and The Waldies made it possible to keep it as a museum for folks to visit today. Currently my aunt Marsha still lives next door. For more information on the shop please visit: http://www.miltonhistoricalsociety.ca/Events/Programs/Historic%20Buildings/Waldie/index.html Waldie Blacksmith Shop   The Waldie Blacksmith Shop is a post and beam timber structure with rubble stone infill walls built by James Waldie in 1865. Selling a house on a busy street or corner requires a determined effort from the seller and Realtor. There must be a strong emphasis on the positive aspects of the home. A well maintained yard with loads of curb appeal will draw in the buyers or an over-sized lot with possible zoning options for a professional home office. Here are a couple of marketing and selling tips for homes on high traffic streets to attract interested home buyers. As heavier traffic counts means more people and more potential buyers are seeing your sign use a fresh clean one if possible, on a busy street it is important to give people something they can easily remember to get more info, like a clean clear web address. You can even use a specific URL that corresponds to the address and sends them to a direct page ...
