What can I get in NE. Barrie for under $250,000?   NE. Barrie, is very popular for many reasons: it is close to downtown and scenic Lake Simcoe, the intercity bus terminus, Georgian College and The Royal Victoria Hospital and all the associated medical offices. Another great attraction for this location is the easy Highway access, both to the north and the south.   Currently there are eight homes in NE. Barrie that are listed for sale between $200,000 and $250,000 range. They vary between townhouses, semi-detached, link and detached homes and they are all around the 1000-1200 sq ft range...some a little higher. They have three bedrooms and most have more than one bathroom. These current homes range between nine and sixty six years in age. If you are looking for a home in this price rang...

For 7 years now lights across the globe have been going out in honour of Earth Hour, an initiative that was launched to bring communities across the world together to celebrate our commitment to protecting the planet. Earth Hour asks participants simply to turn off the lights to show their commitment! It’s also used as a platform for people and business’ to showcase all of the ways that they reduce their environmental impact. This year Earth Hour will be held on Saturday March 23rd from 8:30-9:30 pm in your local time zone. How much notice should I expect for showings?   How much notice should I expect for showings?  Well, the truth is sometimes you get a couple of days notice and sometimes maybe only an hour or two. You can always decline a showing, but you may be losing out on a chance to sell your home and passing that buyer on to the next seller.   I have had a request from another brokerage to show one of my listings at very short notice and almost felt embarrassed to ask my seller to accommodate this showing. Nevertheless, I discussed it with my seller and she worked around it...in more ways than one...because she actually works from home, so she had to leave her work during the showing.   She subsequently ended up getting an offer from that buyer and actually from another buyer that day too. So, the...

Another lovely day in beautiful Barrie, OntarioIt is already the second half of March and jolly cold. It has been a lovely day with blue skies and snow and ice still covering the ground. The ducks are in the pond, the geese are waddling around and the birds are singing.Buyers are out too, some are here for the weekend looking for student housing for their chicks that are about to fly the nest, some have just been transferred to our beautiful city and some are looking for their first little starter home.   So what do sellers do when their homes are being shown? Some are out looking for new homes, some are shopping, some are sneaking in a last bit of skiing and others are walking on the beautiful trails around our scenic city.   Another lovely day in beautiful Barrie, Ontario

Those who have been in the business of selling Real Estate in Ontario long enough to remember rolodexes and cellular phones that looked more like luggage than anything else like to recount the years 1989-1990 much like our grandparents talked about the dirty thirties.   They talk about how by 1990 local real estate markets which had seen one record boom year after the next and everyone expected double digit increases in home values year after year, suddenly all came to a crashing halt. Many home owners who purchased in the previous couple years found themselves waiting another 10 or more years for the value of their properties to return to the break even point.  Most experts point to interest rates which climbed to 14% in 1990 as the primary reason for the real estate crash of 89 - 90 a...

Barrie & District  February RE Market Residential property sales recorded through the MLS® System of the Barrie & District Association of REALTORS® Inc. numbered 294 units in February 2013. While this stood roughly in line with both the five and 10-year averages for February sales in the region, it nevertheless resulted in a sizeable (-21 per cent) year-over-year decline due to the strength of activity in the same month last year Within the City of Barrie sales activity fell 19 per cent from a year earlier. The City of Barrie saw 197 residential sales in February. While buyer activity was higher than normal, inventory numbers did not support this activity The year-to-date average price for all homes sold via the Association’s MLS® System in February 2013 was $299,661, edging up one...

The geese are back! Spring must be just around the corner. The seasons are changing once again.Yesterday we all moved our clocks forward an hour. It was such a treat to have an extra hour of light this afternoon before the sun set. I really enjoyed driving home from a listing appointment while it was still light. The temperature even went up to 12 deg C during the day, even though we still have lots of snow on the ground.Spring is a great time to clean and declutter and pack away all those winter items. Open the windows and get some fresh air in the house. If you are thinking of selling in the near future you may want to read How can I get my Barrie, Ontario home ready for listing?

I love living in The Meadows of Bear Creek in Barrie, Ontario. I love looking outside my window and seeing the pond frozen over, hearing the scraping of the skates on the ice as the neighborhood children enjoy their game of ice hockey. I love piling on all the paraphernalia and going for crisp, crunchy walks in the evenings. I really enjoy the four distinct seasons that we experience in Ontario. It is fun to usher in each new change and celebrate the old and the new year after year.Sometimes though I do miss the rains down in Africa. I miss the African sunsets. I miss the harshness of drought and the joy and relief that comes with each rainy cycle. I miss the laughter and waves of the children of Africa, the simplicity of life I miss the rhythm and the beat of the land that gave me birt...

I learned at my office's tuesday morning meeting of a number of homes listed in Barrie this past week which have sold within 24 hours. Why? - low inventory, plus lots of motivated buyers. That dynamic will balance out over the next few weeks. If you know you are going to sell this year,  why wait? Call me now and lets get it sold!  Having your home on the market is frustrating at best. 1 day on the market vs. a month or longer of living like you are expecting company is good peace of mind.

Last night we were driving and we saw the strangest creature it was just around the corner from our home in The Meadows of Bear Creek in South West Barrie,Ontario. We thought it was a cat climbing up a snow bank and then we realized it was too big to be a cat, as it ran across some open lots, my first thought was that it was a large fox or maybe a coyote, but then we both noticed its tail! It was tufted and standing up, almost like an African warthog, or even a lion’s tail! I know this sounds weird and no, neither of us had had a drop of alcohol! It reminded of us of some sort of creature out of Narnia. I would really welcome any suggestions to throw some light on this weird creature living in our neighborhood. We have googled a variety of images of different woodland creatures and none ...

There is a common misconception that the best time for anyone to sell their home in the Barrie area is in the spring. I’ve put together the following information: to show you how you can maximize your sale price by acting sooner, rather than later.   Reason #1: Less competition. My open-houses are seeing unusually high traffic this winter. Active buyers have outnumbered new listings in January and February. April through June usually sees an increase of up to 70% in the number of new homes hitting the market! This means more choice for buyers and more competition for you. Pre spring low inventory numbers means a greater likelihood of competing offers and increased potential for a higher sales price. Reason #2: Only serious buyers look at this time of year. Winter months have a tendency...

Both the Canadian Real Estate Association (CREA) and the Barrie and District Association of REALTORS® released their January statistics at the end of last week.  Over-all the outlook for the housing market both nationally and locally is positive for 2013. National home sales edged up 1.3% for January 2013 over January 2012 and the National Average Sales Price rose 2% compared to January of last year. The number of new listings rose in the Greater Toronto, Vancouver and Montreal areas as well as in the Fraser Valley and Vancouver Island.  Although home sales edged up in January the Canadian housing market overall remains firmly balanced. Locally however this is not the case. Here at The Peggy Hill Team we always caution that real estate is local so be sure to consult a local REALTOR® whe...
