Monday August 16th... It has been a fabulous summer here in Southern Ontario, sunny and warm with just enough rain to keep the farmers happy.  I have been fairly busy this summer, especially with my recent move to REMAX in the beginning of August. My wife has spent almost all of the last seven weeks with my son by her side.  I chuckle to myself and murmur "be careful what you wish for ;-)" There have been day trips, such as this one to the African Lion Safari, movies, bowling, and lots of swimming (Alec has graduated from Level One and Level Two of the Red Cross Swimming program), even the occasional over night visits to Alec's grandparents (with and without his cousins), and regular sleepovers at Grandma's (who has an accessory apartment in our home).  But for the most part, my wife ha...

Advantage Staging had the opportunity to stage two model homes for the Parkside site in Alliston for Devonleigh Homes. I decided to stage in as "green" a way as possible to increase the marketing ability for these homes. The scope of work for this staging included selecting finishes, light fixtures, trim and doors, flooring, plumbing fixtures and designing the bathroom and kitchen spaces. First thing I did was create a family that would live in each of the models. That made the selections much easier to choose as I had some idea of how the family would live in the home. The Shellbrook model was designed for an active family with a dog running through the home on a daily basis. The finishes selected would withstand the rigors of family life and be easy to maintain. Cork floor in the main...

My son has passed another milestone.  He has "graduated" from Kindergarten. Mommy and Daddy, Grandma, Nana and Poppa were all there to share this special day with him. I will be the first to admit that when I first heard about this "graduation", I rolled my eyes and said to my wife "You are kidding me, right?".  I had never heard of children graduating from kindergarten.  I could not believe my wife was asking me to reserve a half day to attend this occasion.  I was certain this was a "mountain made up of a mole hill"... We arrived early (my family is notorious for arriving late) and were ushered into his classroom that had been transformed for the occasion.  There were seventeen little seats in two rows at the front of the class and four rows of seats in an arc from one end to the othe...

Saturday October 31st started off blustery and cold but thanks to an initiative of the local BIA (Business Improvement Association), the children of New Tecumseth got a head start on their festivities. The local businesses of the three main villages of New Tecumseth sponsored a local afternoon of fun and frivolities. Children were encouraged to dress up in the Halloween costumes and visit "Fun Stations" located in 60 local merchants premises in Alliston, Beeton and Tottenham. Various activities and handouts were provided and children that submitted a stamped passport to their local villages Host Station by 4 pm were eligible for prizes. My wife took my son (5 years old) dressed as a skeleton into downtown Alliston where he had his face painted to match his costume, made a halloween wind...

Basements can let in water, especially during and after heavy rains. The average 1500 square foot home can deliver about 1500 L of water from a storm that drops one inch of rain. This then is dispersed using your downspouts. This indicates the necessity of ensuring water is directed away from your foundation. Sealing basements from excess moisture is a great way to add an extra layer of protection against the elements. Problems resulting from water leaks and moisture damage can result in thousands of dollars worth of damage. Here are some tips that will help you seal your basement properly. 1- Moisture can enter your basement in many different ways. Each house is unique as to its construction, landscaping, gutter system and natural or man made systems for water drainage. When you are ...

Copper Plumbing and Your Home   Older homes which have not had their plumbing distribution upgraded can sometimes experience pin hole leaks in their pipes which is the first sign that their whole plumbing supply systems may require replacement.   Copper pipe can be eaten away by corrosion. The common causes of corrosion are; PH of water, O2 in water, presence of minerals, temperature of water and the velocity of the water.   Water PH – This is an issue where the PH is low. Low PH can lead to early corrosion of pipes which can be avoided with water treatment systems. (water softeners) This option is usually not available to apartment buildings etc where the consent of all tenants would be required.   Oxygen – Introducing fresh oxygen to your water system is supplying organisms that eat...

I was Staging this property in Alliston and had just about finished the room when I really had to take the client aside and insist that the artwork be changed to something more appropriate for the dining room. It was a series of three nudes of one sort or another. Taking a bath in some other century etc. I explained that Staging was to market the purpose of the room. A bistro picture would be so much more appropriate. It took two days for the client to think it over but here is the results. Paitence is a virtue in Staging. We are the professionals and we know what must be done. I never did convince the client to remove the place settings though. I not a believer in setting the table when the property is for sale. Advantage Staging will market your property to stand out from the competit...

It was a little nook and I took it as a challenge to create "another room" where there was none before. This was a tiny corner in the basement by the guest bedroom and in the hall way on the way to the loo. In this property in Alliston, I Staged a tiny, perfect breakfast nook for the guest that is staying for an extended amount of time and wants to have their coffee in the morning away from the host. Selling Real Estate is all about selling space and function. I created a space with a function where there was an empty corner previously. Advantage Staging will market  your property to stand out from the competition every time. Investment, minimal. Impact, priceless.

When placing a mirror please take time to check what the mirror is reflecting. In this property in Alliston, it was the stair railing opposite the mirror. As you could see this focal point from the front foyer it was not a very enticing view. It is also not considered to be good feng shui when the refection is not a good view. I Staged the room by replacing the  mirror with a piece of metal artwork and the focal point improved dramatically. The only thing left to do was to remove the swag valance and the look was complete. Advantage Staging will market your property to stand out from the competition every time. Investment, minimal. Impact, priceless.
