Come One Come All to the Tulsa State Fair The Tulsa State Fair will be in full swing in just another week. It’s the City’s largest family event that provides entertainment and educational experiences during a two week celebration. This annual event is perfect for the whole family to enjoy so bring your family and friends out to see all the activities available. Wild Brew, as advertised, is the greatest party ever hatched in Tulsa Oklahoma! Tulsans gather to drink GREAT BEER while donating to the Sutton Center, a nonprofit organization dedicated to funding conservation solution for birds and the natural world. One year the party slogan was “Birds. Brew. Beer.” Wild Brew is a Craft Beer Tasting and Restaurant Crawl benefiting the Sutton Avian Research Foundation. It’s a kick-ass party for a good cause. Tulsa continues to be a city that supports local charities. Wild Brew is an awesome example of that, with local restaurants and breweries contributing to the cause of keeping the birds safe. Patrons enjoy local Craft beers and scrumptious eats. I love birds and come from a long line of bird watchers. I am happy to contribute to an organization who...

Tulsa Route 66 Main Street plans to use a little bit of Oklahoma history to revitalize the iconic Mother Road along Southwest Boulevard in Tulsa with the first annual Bunion Derby 5K Race & Sock Walk Saturday, September 13, 2014. The new event was inspired by a 1929 footrace from Los Angeles to New York created as a publicity stunt to highlight the opening of Route 66 just two years earlier. Andy Payne, a part Cherokee farm boy from Foyil, Oklahoma, won the 3,554 mile race. Payne had no idea he was setting what is now referred to as "The Oklahoma Standard" defined as "perseverance through adversity and the enduring Oklahoma Spirit." The September 13 Bunion Derby incorporates three separate events offering runners, walkers and fun-lovers the opportunity to tap into that spirit. A portion...

You would be surprised how often I am asked, “Lori, how’s the Tulsa real estate market?” A girlfriend at the Driller’s baseball game asked me that last Saturday night. “It’s great,” I respond! It’s impossible for me to answer how the real estate market is in a one-sentence answer. I have been very fortunate in selling homes in Florence Park this summer in two and four days on market – for at or slightly below list price. However, I have a listing at 65th & Yale that’s been on the market for almost four months. Even in Tulsa, the real estate market is going to vary from neighborhood to neighborhood, school district to school district. Midtown Tulsa is my favorite part of Tulsa in which to sell. Properties here appreciate better than in most areas of Tulsa – and they’re easy to sell if t...

How to Use a Goodwill Letter for Credit Enhancement If you are told your credit score is too low, you have to quickly make a choice:  is this OK with you, or do you want to fix it.  I mean to say, you have  to take action, with absolute decisiveness; you have to stand up and make it the time to do something.  And sometimes you have to ask for forgiveness. In certain situations, we may be able to fix credit with a goodwill letter.  Take this for example: let's say you have been a Lowe's or Home Depot  customer for years, and a few years back you took out a credit card to take advantage of 6 months of no interest or 20% off purchase or whatever.  Imagine you paid your  bill timely for several years and then you had some health or family problem that really got you off track.  Let's say t...

How Do You Know if a Condo Association is a Good One? This is a question often under-looked by Tulsa, OK, condo buyers.  Condos may provide great bang for the buck, inexpensive amenities and low-maintenance, but this is accomplished through all of the homeowners in the building working as a cooperative.  Often, condominium buyers do not give enough consideration to the quality of the Condominium Homeowners Association. My first piece of advice: find out if the association has completed HUD approval.  Click here to read more about HUD Approved Condos. Not All Tulsa, OK, Condo Associations are Equal. Many Tulsa, OK, neighborhoods have a Homeowners Association, or HOA for short.  They are designed to maintain "standards" for the development and keep the neighborhood in good repair.  The d...

Lewiston Garden boundaries are 15th Street to the north, 21st Street to the South, Lewis to the west and the Broken Arrow Expressway to the east. A mirror image to Florence Park on the west side of the BA Expressway, Lewiston Gardens covers a small geographical area. They’re similar neighborhoods in that the architectural styles include cozy bungalows and the neighbors are friendly. Lewiston Garden homes were built from the 1930s to 1950s, with minimal new construction mixed in. There are six active properties in Lewiston Gardens ranging in price from $150,000 to $364,500 – quite a spread. Average list price is $213,866 and average size is 1,460 square feet. Two properties are pending – one listed for $212,000 and one for $214,000. Of course, we won't know what they sold for until they ...

The Renaissance neighborhood is south of the University of Tulsa and north of Florence Park. It’s the midtown Tulsa area between Lewis and Harvard, 11th to 15th. As property prices are rapidly increasing in Florence Park, many first-time Buyers are choosing the Renaissance neighborhood to make their home. Charming bungalows built in the 1920s and 1930s abound and architectural styles are varied. Today we truly got a sneak peak of the new Florence Park Café owned by Jonathan Haring – on 15th Street, just west of Merritt’s Bakery. Jonathan’s staff doesn’t start until May 1st, so he was truly multi-tasking today when we went by for lunch. The restaurant will be open 8am to 4pm Monday through Friday and 9am to 1pm on Saturday. Address is 3142 East 15th Street – close to the 15th & Harvard intersection. Breakfast will include cinnamon rolls on a daily basis, plus whatever the chef/owner feels like preparing. Since he makes his own bread and pastries, you can bet the daily specials will be whatever is fresh and in season. For lunch today, we tried several things. My husband Demetrius had a ham and Swiss sandwich AND a ham and cheese quiche. Christie had an Italian black forest ham sa...

When do interest rates go up in Tulsa, OK? Everybody is talking about interest rates, particularly about how they will move and when to lock your rate in.  So, how do interest rates move? It all starts with securitization.  That is when a bunch of individual mortgages are put together into a giant pool of loans.  That pool of loans is further segmented down into mortgage bonds, which themselves are classified based on their risk profile - from AAA rated bonds (the lowest risk class) to unrated bonds (or "junk bonds",the highest rated risk). Every day, Mortgage Backed Securities are traded, just like stocks - and like stocks, Mortgage Backed Securities are very volatile.  Today they moved up and down all day, as they do every day.  Now the price of these bonds, and the mortgage rates tha...
