Brady Heights Historic District in Tulsa Oklahoma - The Brady Heights Neighborhood has definite physical boundaries on the south and west. On the north, Marshall Street marks a distinct change in the scale and age of the housing stock. The area derives its name from Tate Brady and from the addition which bears his name. Many architectural styles have influenced the design of Brady Heights. Architects and builders used elements of Queen Anne, Prairie School, Victorian, Georgian Revival and Bungalow styles. Wood and brick are the most common exterior materials. The houses of Brady Heights are on a larger scale and of a more sophisticated design than those of adjacent neighborhoods. Bay windows with leaded glass, servants’ quarters, and broad porches suggest the elegance of earlier days. T...

Historic Riverview Neighborhood in Tulsa - My husband and I live in the home in which he was born and has lived the past 54 years -- at 19th and Cheyenne in the Riverview Neighborhood – our actual subdivision is Buena Vista. Our Riverview neighborhood consists of four historic districts: Carton Place, Buena Vista, Stone Breaker Heights and Riverview. We recently were accepted in the National Register of Historic Places, and now display a lovely plaque on our front porch, reading, “THIS PROPERTY LIES WITHIN THE HISTORIC BUENA VISTA PARK DISTRICT OF RIVERVIEW and HAS BEEN PLACED ON THE NATIONAL REGISTER OF HISTORIC PLACES BY THE UNITED STATES DEPARTMENT OF THE INTERIOR – PLATTED 1908. Our home was built in 1915 and is one of the few with Spanish-style architecture. Tulsa has fourteen hist...

Lortondale homes for sale in Tulsa - My first real estate experience in the Lortondale subdivision was representing a gentleman who was selling his parents’ home, an original “showcase” home built when the Lortondale subdivision began in the 1950s. Although I have never been a huge fan of paneling, this home had the most amazing preserved mahogany paneling, cabinets and doors throughout the home. The Seller did all that he needed to do to prepare the home for sale, and we had a contract within four days of listings – in fact, we had multiple offers and much interest in the home. From that listing, I picked up two additional buyers – one of which wound up purchasing a home in another neighborhood, but the other buyer (Tom) was adamant about living in Lortondale. Boundaries of the proper ...

Maple Ridge – Upscale, Historic Homes for Sale in Tulsa, Oklahoma - The first Tulsa neighborhood to be listed in the Oklahoma Landmarks Inventory was Maple Ridge, which is south of downtown Tulsa. Per Wikipedia, Maple Ridge is bound by the Inner Dispersal Loop (Hwy 51) on the north, Hazel Boulevard on the south, Peoria Avenue on the east and the Midland Valley Railroad right of way on the west. The northern portion of the district, between 15th Street and 21st Street, has been zoned with Historic Preservation Overlay Zoning by the City of Tulsa and is called North Maple Ridge. It was placed on the National Register of Historic Places on April 6, 1983.  Once farmland on the outskirts of Tulsa’s downtown area, Maple Ridge was to begin a voyage of her own. Maple Ridge includes many residen...

Florence Park in midtown Tulsa – Homes for Sale and Market Update, July 2009 - Florence Park was platted in the 1920s and is a culmination of several subdivisions. The northern boundary of Florence Park is 15th Street (sometimes known as Cherry Street); the southern boundary is 21st Street; eastern boundary is Harvard and western boundary is the BA Expressway. Made up of mostly craftsman bungalows, the architectural styles are varied and unique. I heard once that builders moved to Florence Park after the completion of Maple Ridge, but the homes in Florence Park are much smaller with small lot sizes. The average lot is 50-feet by 130-feet, so the homes are closer together on very deep lots. Most Florence Park homes were built in the 1920s and 1930s and of course include the architectual ...

Terwilleger Heights - Tulsa's most revered neighborhood in midtown Tulsa is located immediately south and west of Utica Square Shopping Center bordered by 21st Street, 31st Street, Utica Avenue and Peoria Avenue. This area has early 1930s homes both grand and small, full grown trees, winding streets and is adjacent to the Philbrook Museum of Art, the Tulsa Historial Society, Woodward Park and the Tulsa Garden Center. One of the more historic and revered neighborhoods in midtown Tulsa, Terwilleger Heights was developed in the 1920s with families’ oil money. The neighborhood includes vintage homes that were part of Colonel Terwilleger's vision for a new neighborhood located around 21st and Utica, once considered the "outskirts" of Tulsa. With Woodward Park and St. John's hospital also nea...

Homes for Sale in Midtown Tulsa, Oklahoma My husband and I own two homes in midtown Tulsa: one in Florence Park, which we rent out, and one in Riverview at 19th and Cheyenne. The boundaries of midtown Tulsa are often disputed among consumers and Realtors. Because I live in midtown Tulsa AND am a Tulsa Realtor, I believe the boundaries zig and zag. The eastern boundary is definitely Harvard – not Yale. The northern boundary is 15th Street, unless you are west of Denver by the IDS – there’s a very cool pocket of midtown history west of Denver up to Houston. Southern boundary is definitely 41st Street – not 51st Street. And for simplicity, we’ll say that the western boundary is Riverside. So, you can see that there are a number of price ranges of homes for sale in midtown Tulsa, with less ...

The Tulsa World and a local radio station are reporting this morning that a band member named Marion Gooding III was arrested last week at the Cherokee casino for trampling an American flag in his act. The guy was booked into jail, but was released 12 hours later after posting a $500 bond. Apparently there is a video of the incident that is going to be reviewed. Here's what I don't get What are you so mad about that you want to take the symbol of your own freedom and stomp all over it on the stage in a performance? Our country isn't perfect, but it's still the greatest place on the earth in regards to giving people more freedom than anywhere else. This act would make Noah cry Noah is a WWII vet who goes to our church. I've sat with him and listened to him tell stories of some of the hor...

Do Tulsa homebuyers know what they’re looking for in a home? I often like to compare the list of the Buyer’s search criteria from the beginning of our home-shopping process to the house that they finally choose. Often, many items they felt strongly about when they began their search are nowhere to be found in the home that they ultimately select. Are Home Buyers that wishy-washy? Not at all. Home buying is a very personal and emotional decision, and the bottom line is that a home buyer will select a home that “hits” them emotionally. They will choose the home that speaks to them and that they can see themselves living in. Some search criteria will remain constant. Sometimes “location” is the most important criteria. I am currently working with one Buyer that wants a certain geographic a...

Be Careful if You are Traveling Through Tulsa, Oklahoma! The news is reporting this morning that work has begun on what is called the "IDL" here in Tulsa.  The IDL (Inner Dispersal Loop) is a convergence of highways that surround the downtown Tulsa, Oklahoma area.  These roads include highway 75 north and south, the BA (Broken Arrow expressway) or highway 51, the crosstown expressway which is highway 412 east and west and Interstate 244 north and south. So what you say?  What's the big deal? Well, the big deal is that these are main passageways through the Tulsa, Oklahoma area.  Many, many truckers and commuters use these roads everyday as they travel to and from work and through our area. This work will impact your driving For example, if you are traveling on highway 244 west, you will...

This morning I woke up and signed onto Active Rain to find an interesting post by Brian Tercero talking about David Gibbonsof Zillow telling everyone in the world that blogging is "so 2008." You can read the post here One thing that Brian said that jumped out at me was, "Customers demand a new level of customer service, they are spending hours searching for those brokers that embrace technology and use it to position themselves to be found. They are educating themselves with information those brokers are leaving for them to find on their web sites. And when these customers are ready to make a purchase, they are armed to the teeth with local knowledge and will call that broker to work a deal." We, as real estate professionals would agree with this of course. The point that is really bein...

This is Max and his partner from Dancing with the Stars.  The live tour came to town this past Christmas and we took my best friend and his wife to the show.  That's because he is a Dancing with the Stars freak!  Every Monday night, it's Dinner and Dancing with the Stars, which is really funny because he's in a wheelchair. Anyway, I'm using this for Thankful Thursdays because Real Estate made it possible for us to enjoy this evening together.  Prior to going into real estate, I never would have had the money for a fun night out like this - especially one that I paid for. In spite of all the problems in our country, it's still a great place to live.  And selling real estate is still a great career if you don't mind working hard!

This is Cherry Blossom.  We "inherited" her when my niece had her baby and couldn't care for the dog and the newborn.   This little long-haired chiuaua makes us laugh till we cry.  She also loves you in ways that most people can't.  At night she snuggles up under the covers.  When someone she doesn't know comes into the house she'll give them what for like she weighs 100 pounds, then she'll run away with her tail tucked between her legs. She's a great friend and part of the reason this cat lover became a dog lover!

It's The Bachelorette's fifth season and we've all been watching the romance develop between Wes and the beautiful Jillian.  Early on he was the guy.  He romanced her with a song and checked up on her late at night. But what's this?  He has a girlfriend?  Hmmm.  That's not cool. Or maybe he doesn't.  I found an interview on line with Jake regarding the controversy.  Jake say's, "They (meaning Wes and Laurel) had an agreement that they were going to put their relationship kind of on the back-burner so that he could go on there and sell CDs," To read the full article click here. So he doesn't have a girlfriend?  Instead, he wants to sell CD's.  Okay, that means he went on the show specifically to promote his new CD.  And he does have one by golly. Click here to visit Wes' MySpace page But...

I woke up this morning to find an email from the trainer of our company in my inbox saying something about Facebook being slow and having too many people.  In response you're supposed to send the email to 20 people on Facebook so that they'll know you are active.  Failure to do so will get you removed automatically without notice. Here is the message... "Facebook is recently becoming very overpopulated, there have been many members complaining that Facebook is becoming very slow. Records show that the reason is that there are too many non-active Facebook members and, on the other side, too many new Facebook members. We will be sending this message around to see if members are active or not. If you are active please send to at least 15 other users using Copy+ Paste to show that you are st...
