If you are selling your home on your own because there is not much equity in the home and you don't think you can afford to pay a realtor, you may be better of attempting a short sale if some or all of the following apply. 1.  Have an agent give an objective valuation of the property to see if there would be any equity left after selling costs are subtracted.  This is called a seller net sheet.  A ballpark number of the selling cost is 7 1/2% of the selling price, you can use that as a rough starting point. 2. Midtown Tulsa Boundaries If you asked five Tulsa Realtors about our midtown Tulsa boundaries, you might get five different answers. This Tulsa Realtor LIVES in midtown, and I have very strong feelings about the boundaries of midtown Tulsa. Midtown Tulsa boundaries are the Arkansas River to the west, which follows along side of Riverside Drive. Yorktown Historical District Midtown Tulsa Market Report - Stats show great investments! Yorktown is a desirable historic district within the boundaries of midtown Tulsa real estate, and this market report shows that a home purchase in Yorktown is a great investment. Currently there are only four homes on the market in the Yorktown historical district and one property pending. Twelve properties have closed since the first of the year with the average days on market being very minimal. Locally-owned Tulsa business: Okie Tile & Carpet Cleaning Anyone who knows the saga of our kitchen remodel knows that I'm unhappy with my ceramic tile floor and ensuing filthy grout - luckily I've found a locally-owned tile grout cleaning company, Okie Tile & Carpet Cleaning! I think these guys are miracle workers, but they give all the credit to their machinery. After they assessed my icky grout problems, they began with manually applying a cleaning solution along the grout grooves. Next came out the monster machine (really rather small, but powered from a truck outside) that applies heated water at an average of 1500 psi and also extracts water at five gallons per minute. Market Report Swan Lake - Midtown Tulsa Real Estate - Values & Inventory Remain Steady Fourteen properties listed for sale in Swan Lake range from $124,900 to $549,900 with the average price of $265,575 and average price per square foot of $121. The three pending properties range from $232,000 to $329,500 list price, but we won't know what they sold for until they close. Of the eleven properties closed in the first three quarters of 2011 in Swan Lake, sales prices range from $91,500 to $312,500, with an average price of $172,989. Market Report Snapshot January 1 - September 28, 2011: Terwilleger Heights, midtown Tulsa There are currently 21 properties for sale in Terwilleger Heights, with the lowest listed at $257,500 and the highest at $1,195,000; lowest price per square foot is $126 and highest is $314. Two of the three pending properties are listed above a million dollars - one almost 1.5 million - we won't know what they sold for until they are closed. Good news travels fast in Tulsa and the most recent good news is about Tulsa’s “Food for Kids” program getting the “Champions of Health” award.  On October 25th at 6 p.m. in the Tulsa Convention Center Ballroom, the Food for Kids backpack program will be presented with the highest honor of being the recipient of the Dr. Rodney Huey Memorial “Champions of Oklahoma Health” award. Tulsa home buyers like to shop on the internet at different web sites - not always on the Tulsa MLS (Multiple Listing Service).
