You know how it is.  You're out showing houses and you come across one of those things that catches your eye.  It can be an old light fixture, a retro stove, the marks on the wall showing the heights of the kids who grew up there or even...just a fence that has stood in place for a very long time. This sign caught my eye yesterday as I was showing houses in Tulsa Oklahoma, in an older neighborhood. The house had long since been abandoned and was in foreclosure. But the fence has continued to stand guard through all the changes and over the course of time. A testiment to the people who put it there.

Dilly Deli Restaurant in Blue Dome District, downtown Tulsa One recent Saturday morning, Deme and I decided to go for brunch, and we wound up at Dilly Deli in the Bluedome District in downtown Tulsa. I LOVE this restaurant on so many levels! I had eaten lunch there previously with girlfriend Sharon, But Deme had not been there before. The restaurant is as fun as its logo implies. It's a locally-owned business. That alone makes the food taste better and makes me want to spend my money there. The bread: Dilly Deli's rye and Tuscan breads come from the Farrell family organic bakery right here in Tulsa. My husband is a bread lover and his heart was completely won over. If you’re looking for a city with easy navigation, Tulsa, OK should be on your mind. Between Tulsa’s Downtown Coordinating Council and the Vision 2025 initiative, there are new city goals to convert all the one-way streets into two-way streets. As it is now, Main Street from Sixth Street to 10th Street allows only one direction, which is north to south. Midtown Tulsa New Construction Market Report - Year End 2011 There is a need for new construction homes in midtown Tulsa and there is indeed a market for them. For the purpose of this market report, I am including single family homes built in the year 2000 and after. Of the 32 active properties listed, the average price is $768,928 and five of the 32 are listed above one million dollars. Average square footage is 4,221. The single property under contract is listed for $998,000 and it was only on the market for 94 days. Of the 36 properties that closed this year, the least expensive sold for $297,000 and the most expensive sold for $1,700,000. Midtown boundaries in this report are Riverside to the west and 51st Street to the south. In 2011, 81 midtown Tulsa luxury homes sold, with an average of 6.75 homes selling per month. The highest priced home sold for $1,700,000 and eleven homes sold for one million or more. Many properties sold in a timely manner; however the CUMULATIVE days on market for this broad group is 178. My year (and special moments) in Tulsa real estate 2011 My encounter with Shelley Cadamy should have prepared me for my memorable year in real estate. Shelley was relocating from OKC to Tulsa with three children, was starting a new job and planning a wedding - obviously she multi-tasks well. Shelley wanted to see one particular Tulsa home for sale, but I had no idea she was hell-bent to drive to Tulsa to see it in the snow - a LOT of snow!! System of numbering: Main Street is the dividing line for east and west. Admiral Boulevard is the dividing line for north and south.
