For the purpose of this market report, we are including single family residences listed $500,000 and above, sold in the past year. In the past twelve months, 53 Tulsa luxury homes were sold in zip 74114, with $875,253 being the average sales price and the average price per square foot was $195. Seven properties sold for over one million dollars and three properties sold for over two million. The highest selling property was in the Forest Hills subdivision and sold for $3,950,000 - sold for full price after only seven days on market. After our pup Osage's very traumatic surgery, we boarded him at Tulsa's locally-owned Dogville Daycare and Boarding. Dogville Daycare is co-owned and managed by Dr. Delana Taylor McNac, a graduate of the OSU College of Veterinary Medicine, a licensed professional counselor and hospice chaplain. Osage's surgery included opening his bowels and intestines, so strict confinement after surgery was a must. Keeping him crated at home and taking him on a leash to go to the bathroom would be impossible with Penny and Theo wanting to play with him. Thankfully, Dogville Daycare is a 24-hour operation with Delana, her husband and several staff on site at all times. We give up a lot of luxuries in our historic midtown homes, but more and more Tulsa home buyers are demanding a first floor master bedroom. In our traditional 2-story homes found in Maple Ridge, Sunset Terrace, Swan Lake, Terwilleger Heights, and more - the bedrooms are typically all on the second floor, unless a major renovation has been done. Searching from 11th Street to 51st Street, Riverside to Harvard, I found 58 2-story properties with a first floor master bedroom. Prices certainly vary!
