Owasso Pawn is the friendliest Pawn shop you'll find in the town of Owasso, Oklahoma.  Located at 106 E 2nd Ave # B, Owasso, OK, and owned by Marlin Kerr since 2006, it offers a wonderful treasure trove of items that can be purchased.  It's one of those places where the more you look around, the more you find.  For example, you'll find CD's and DVD's, jewelry and tools, rings, coins, electric and acoustic guitars and amps and even horse saddles and golf clubs.  I was surprised to look down one isle and to find an ocean rig fishing pole. Owasso Pawn truly is a cross section of the Owasso and North Eastern Oklahoma communities. Welcome to Owasso, Oklahoma, a wonderful place to call home! Owasso is an Indian word that means "end of the trail."  History records that sometime around 1900, Owasso was the location where the several railroads ended and had to turn around. In 1904, Owasso became a town under the laws of Indian Territory, and eventually was chartered as a city in 1972. Through the years Owasso has grown from a sleepy town of mostly homes and residents to a thriving city with shopping, new home construction, two hospitals and lots to do. I own a Blackberry Pearl.  It's a great phone for real estate as I can get my emails all day long, text when I need to and jump on the internet. Recently, I noticed that my battery life was toast.  You know how it works. Your battery suddenly won't hold a charge anymore.  You have to literally keep it plugged in all the time.  And even worse, it just dies suddenly. Well, we can't have this in the world of real estate, so off I went to replace my battery.  My service provider has stores, so I went there first.  They want $80 bucks for a new battery.  I about choked on the price. Had an offer come in on a property I had listed.  It was an okay offer, but below my seller's bottom line.  In talking with the other Realtor, I learned that she had arrived at the offer price by doing her comps like she always does them. Her formula was simple...comp the neighborhood and then go 1/2 mile out. The only problem with this formula is that, in this location it doesn't work.  That's because the house is located in a rural area.  The neighborhood is one street.  There was only 1 house that came close to be comparable and even it wasn't a true comp.  Within 1/2 mile, the agent found nothing else to work with. I mentioned the other day that I had finally closed a deal where I had had to literally argue and fight over a Dishwasher and pier that had been removed from under a house in order to run AC duct work. I think I'm in enough recovery from this nightmare (just paid the counselor my final payment!) in order to tell you the story now. Let's begin with the dishwasher since that's the most ridiculous item.  Well, I think it is anyway.  We'll see... When the listing was entered into the MLS by our office, a mistake was made and the listing showed that the house had a dishwasher.  Honest mistake.  I should have caught it.  I didn't. It's Friday morning here in our part of the world.  Our routine for Friday mornings was moving along nicely - the wife getting ready for work, the senior getting ready for highschool.  Me at work on my laptop.  The dogs asleep at my feet.  It's all good for the moment. Then the senior leaves for school.  Five minutes later I see him walking back up to the house through our front yard.  "Uh-Oh, that's not good," I think.  Seems he's gotten about three houses down the road and his car quit shifting.  Bummer. So the wife and were out eating at our local chicken restaurant the other day.  This is the one that one of our major soft drink companies now owns.  We like this place, although sometimes it actually kind of "feels" greasy. Anyway, we're at the restaurant for lunch.  We've got our food and I go up to the counter to ask for some honey.  While I'm waiting there to be helped, the little girl who is assembling meals say's, "Hey (name), we're out of biscuits!" I'm sitting here writing this in a Word document in frustration as I wait for my wireless connection at my house to try to re-establish itself.  Ah, there it is!  The icon says we're connected!  But wait...I go open Internet explorer only to find...nothing.  It won't connect.  My heart falls and my frustration level rises because I know what this means.  I will call the cable company.  I will listen to their forever long menu of choices.  I will finally reach some live person who may or may not be in India somewhere.  They will tell me to disconnect the power to the modem and the router then plug it back it.  This I have already done...twice, having been through this drill more than once.  They will then tell me to unplug the power, unscrew the cable that goes into the modem, wait a mom...

Believe it or not, one of the most important lessons I learned in real estate and about real estate has to do with the cell phone. How often do you take your incoming calls? If you're like most of us, a ringing cell phone is a call to action.  If the thing rings I'm scrambling to answer it before the caller hangs up.  Might be another client you know.  And I can't miss anybody, especially in today's economy. When I first began in this business two years ago, I wouldn't miss a call for anything.  I'd keep my phone turned on and right by my side.  I was a like a gun slinger from the old west, only my weapon was my trusty cell phone.  And the fact that I kept going over my minutes each month once I began to get busy meant that I was being successful!  Look at ME.  My phone is ringing a lot...
