The right List price is NOT the educated guess at sale price, it is the educated guess at the price that will entice buyers to look at a property.  Viewers bring offers.  So what price will entice buyers to look at a property?  Most buyers have a list of criteria that they want in a home and a price limit on how mcuh they can spend.   The number 1 question asked when a shopper calls a real estate office is "What re they asking for that property?".  If the price is within their range, then they want to know number of bedrooms, etc. So listen to your agent.  They probably have mastered the art of setting list price!   05/05/2007
