I'm surprised we haven't had more participation from other markets around the country, in showing what's available for different price points. As this little series continues, I find it more challenging each day to choose the perfect home. Tuesday's $100,000 home was pretty easy, and yesterday's 200,000 home was more challenging. Today, I find myself with nine solid candidates; all beautiful homes with fantastic features. They range in year of construction from 1984 to 2007 new construction. The average size is 3,034 square feet and the average sold price per square foot is $102.12. The average Days on Market is 100, and these homes sold an average of 99.4% of their list price. These are all positive indicators of our current market in Edmond. So, the home I finally chose, located in hi...

Yesterday's blog on What You Get For The Money - AR style was easy for me. I only had a few homes to choose from that have sold this year around $100,000. Big Thanks to Sarah Cooper, who had a nice contribution with What You Get for the Money in Hurricane, WV: $100,000 (Plus a Challenge!) Today's $200,000 range presents some new challenges for me. I have 22 properties to choose from, ranging from new construction to a home built in 1978, with an average sale price of $200,221 for 2193 square feet or $93.67 per square foot. In fact, there have been 122 homes sold since the first of 2007 ranging from 100,000 to 200,000. I'm interested to see the responses from other parts of the country to see how we compare. So, I finally decided on this one; here's what you get in Edmond, OK for around ...

After reading Anthony Clark'sblog post Why is it such a surprise? Yesterday, an idea popped into my head that I thought would be fun, while encouraging involvement from all of our markets around the nation. If you're new to Active Rain or you've been around a while and just haven't been sure what topic to post about, here's your chance. If you're not new, you know what to do! Most of us have probably seen "What You Get For The Money" on HGTV. For those who haven't, it's a weekly show in which they summarize properties in different markets around the country in similar price ranges, to show the variation of features, amenities and property values nationally. I enjoy keeping up with the national market almost as much as my local market, so I thought it would be fun to do our own little Ra...

Cedar Pointe is one of NW Edmond's premier communities in the 1600-2600 square-foot range. Located on the East side of Santa Fe between Danforth and Covell, you can't miss Cedar Pointe's amazing presence. The first thing you'll notice is the abundance of large beautiful trees surrounding one of the neighborhood's large ponds and the elegant gated entries. As you enter, you're likely to see homeowners and their children fishing in the fully-stocked pond, playing in the park, swimming in the community pool or taking a leisurely stroll along the sidewalks that extend through the entire neighborhood. As you continue through Cedar Pointe, you won't see straight, flat streets with a few manicured lawns and random trees here and there. Instead, you'll notice that the majority of this community...

I'm not one to get worked up over strange weather. Living in Oklahoma, it changes like the moods of my ex-wife... well, maybe not THAT frequently, but it's nothing unusual to see the weather drastically change from day to day or sometimes even once or twice within a day. It may be a beautiful day, 75 degrees, not a cloud in the sky, no wind... perfect convertible or bike weather; then, BAM, the next morning, it's windy, overcast and snowing. Nothing too unusual for us.I remember once as a kid probably about 10 years old, a bunch of us neighborhood kids had gone camping with a few parents at a place in Western Oklahoma called Red Rock Canyon (believe it or not, there is something more than just flat prairie here). So we're all out Saturday morning around 10, playing football and having a...
