Deborah Wison just had another successful Uniontown OH Short Sale Closing with Chase Bank. The Property:  Two bedroom, two bath ranch in Uniontown OH.  This ranch has 804 sq ft of living area.  It was purchased in September of 1994 for $69,000.  It sold in 8/24/2012 for $65,000.  That's a decline in value of 99% in 18 years.  Liens: 1st Mortgage with Chase Bank for $85,794 2nd Mortgage with Citi Financial for $16,794 Hardship: Loss of income. Summary: I placed the propery on the market in March 2012 for $69,000.  We negotiated a deal for $50,000.  Chase countered at $65,000 and the buyer would not meet the counter. The property was back on the market within days and went pending with a new buyer for $65,000.        The property closed August 2012.  Chase accepted $56,243.00 or .65cents...

Pontoon boats on Lake Cable at Canton OH 44718.  Lake Cable is a residential community along the shores of  a 150 acre lake.  There are now over 700 homes.  Lake Cable came into being in the 1920's as a resort real estate venture by two brothers, Dueber and Austin Cable.  Sucessful contractors in Canton OH. The brothers wanted to kickback with their friends.  The brothers built stately homes along the shore of the man made lake they built.  Fishing and relaxing on the sandy beach was the order of the day.  In the 1950's the Lake became a residential community with the winding narrow beach roads still intact today.   A perfect viewing area for the fireworks was the Dog Daze Hot Dog Shop where we dined prior to the july 3rd fireworks. Stark County OH Market Report - the pulse Market Report for 3/8 to 3/15/2012. There were 76 sold properties during the first 15 days of March 2012.  Let's break this down into more detail.  Not everything was Bank owned either.  54 or 71% were regular sales.  Not distressed, short sales or foreclosures. 19 or 25% were foreclosures. The August 2011 Market Report for Plain Township Ohio. There were 66 active listings for August 2011, in Plain Township, Ohio 44706.  137 houses sold in the past 90 days at an approximate rate of 46 houses per month. It will take 1.58 months to sell the  current inventory of houses at the same rate.  What does this mean for sellers?  They have a 63% chance of selling in the next 30 days. The average list price was $119,182, The average sold price was $117,747.  The list to sale ratio was 96.80% and the average days on market were 71 days. The  absorption rate is the number of "months of housing supply" and how long it will take in months for all the current homes listed for sale to be sold. Market Absosrption Analysis 1-4 months of inventory is a sellers market.  There is less inventory...

Canton OH, I say FSB0, you say FIZBO I'm showing a house tomorrow to some new clients that is "For Sale By Owner."  I called and identified myself and asked would they pay me a commission if my buyers wanted to make an offer.  The FSBO lady said they needed all the money and how come the buyers couldn't pay me, after all you are the buyers agent. Couldn't the buyer just add the commission to the price?  I said that is not how we do things.   Isn't that kinda how we got into this mortgage mess with all the out of the box razzle dazzle? Trying to make the deal work?  I don't know, What do you think?

The % of list price was 95.77, and the avg days on market was 78 days. Yesterday I attended Stark County Women's Council of REALTORS  installation of officers and recognition luncheon held at Shady Hollow Country Club.   It was a beautiful setting with a delicious lunch. My achey breaky heart in Canton Ohio Real Estate  My buyer didn't have a computer and liked to drive by the homes to look at  the outside first.  This worked out well for both of us.  More work for me, because I couldn't put her on automatic email campaign, I'm previewing all houses before I call her based on her specifications.  "Hi Buyer, I said, I've got some more houses for you to see."  "Oh Hi Deb,  my buyer said, we were just having lunch to celebrate the successful home inspection.  I love my new house." Within the last week, I've spoken with two potential home sellers that seem to think that Craig's list is the best way for them to sell their homes. While I agree that Craigslist is a small part of the big puzzle, and every little piece fits together to make a complete picture, I don't think that Craigslist will be taking over as the number one source to sell homes any day soon. I post my listings on Craigslist, but I certainly do not rely that that's going to be the only thing that I need to do to sell homes.
