As of Friday morning, there's a new patio home owner in Batavia Township's Twin Spires at Lexington Run community!Our out of state buyer searched for information on Cincinnati patio homes and there's one agent team that will come up time and again for that search.  You get one guess as to who :)We worked together to assess her needs and identify good community fits.  When she was in town we visited a few patio homes for sale, then refined our search.  An adjustment to be near her daughter brought us to the Batavia Township area and soon to 4567 Citation in Lexington Run.This patio home met all the buyer's needs:  no basement, 2 bedrooms and a study (and bonus, a nice sunroom!).  And the price?  Well below the buyer's budget and one of the more affordable patio homes we toured.Our buyer ...

New construction patio homes are scattered throughout the Greater Cincinnati area! When I get a chance to combine another trip (showing a home in the area) with a visit to check the latest status on a new patio home community, you can bet I'm going to try to put eyes on the site and get the latest status!Such was the case last Saturday.  I was on the east side of Cincinnati and Pierce Township's Prestwick Place community was nearby.  My last visit the community was more concept than reality, but this time things are shaping up!  Prestwick Place doesn't have the amenities yet, so don't look for a pool.  What Fischer Homes does have is a model home for the non-patio home section of the community.  The streets are paved and a few patio homes are completed on the two streets reserved for pa...

Negotiations were short today, with only four hours from drafting the contract to ACCEPTED status on behalf of our buyers.  We've been in contact with our retiree buyers for a couple of years, showing potential patio homes and condos during visits to town.  The biggest obstacle to their move was getting their home in South Carolina under contract.They cleared that hurdle last week so the hunt was on for a new place to call home.  The 55+ community had no good fits on the market and prices for new construction have been climbing steadily, so we went to plan B, attached ranch condos in Loveland.  With the same builder as the 55+ community and a resale with the floor plan our buyers loved was available.
