Price  -  $157,000 New Sales Contracts  -  19  -  Avg. Price  -  $173,700   - Avg. Days on Market  -  87 New Closed Sales  -  10  -  Avg. Price  -  $145,400  - Avg. Days on Market  -  97 Total active listings now on the market in Stow, Ohio -  116 - Avg. Price $187,000 Avg. Days on Market  -  195. Note: Based on the rate of sales in 2011 the 116 current listings on the market represent a 5 month supply of inventory.   That is low by comparison to each of the past 3 years. What a fantastic event the city of Stow has put on for the community with their second annual Summer Sunset Blast at Silver Springs Park. Many families joined in the festivities and were able to relax outdoors and listen to the live band, have some kettle corn and enjoy a cold beer. The kids were able to enjoy games such as corn hole, food and inflatables . There was a fantastic fireworks display that lit up sky too. This was a free event that was held on September 3. Thanks to all the vendors and sponsors that made it possible. Great job!

Here's a summary of the real estate market activity for Stow, Ohio for the month of February, 2011 - single family homes. There has been very little change in the statistics over last month: New Listings:   27 New listings for the month. New Pending Sales:  20 New pending sales for the month. New Closed Sales: 13 New closed sales for the month.   Stow, Ohio appears to have a fairly well balanced real estate market at this time.  As an example, based on 246 closed sales for the past 12 months compared to the current inventory of 133 homes available for sale, there is a currently a six month supply of homes available.  That is a balanced market.   This real estate market activity report has been brought to you by Tony Morganti, CRS, ABR

You can get information about their parks, golf course at Fox Den, community  events, city council, utilities, city meeting minutes, mayor's office and other city offices, permits, how to open a business in Stow, Bow Wow Beach - dog park, playgrounds, campgrounds, local schools - public and private.. This 18-hole  par 3 course features 2,144 yards of golf for a par of 54. It is a great place for beginners and to practice your short game. I have found a number of lost balls when golfing here. I hit my ball in the woods one day and ended up with 10 balls, unfortunately, not my ball. I know I sometimes have a hard time giving up looking for my ball when it is in the woods or in the rough. I am sure I could find it, if I only look a little harder. I need a ball tracker! In 2009 they had a special on Tuesday and Thursday afternoons for nine holes for $7.00. You don't have to be a member to play here. What a great time to play golf between showing homes and working at the office. It is only a few minutes from my office as well.   I am still a beginner at the game of golf and I love trying out new golf courses. Five minutes from my office here in Stow is Fox Den. They have a driving range, which I use when I only have 30 minutes or so in between appointments. Practice, practice, practice. I have also played their 18 hole golf course. I really enjoyed it and it has some challenging greens. It has 6,441 yards of golf for a par of 72 with rye grass. Not that the type of grass will affect my game, but I have noticed that different courses play differently with different types of grass. The course is closed for the winter but will open in mid-March. I can't wait to get out there again. I have found several places that are open all year long and will take advantage of those courses weather permitting.

Having a good mortgage lender can make all the difference in making your home sale process easier and more likely to close on time. Especially today with underwriters being very carefully to have every document possible, it is really important to have a lender who is knowledgeable about his industry. I recommend Dennis Belline at Howard Hanna Mortgage Services. I use him, not because he is affiliated with Howard Hanna, but because he is so knowledgeable. When he gives you a preapproval letter you have a 99% chance of getting your loan approved. He makes sure you bring in all the documents you need and that the underwriters will want to see when they make the final loan approval for you. You bought a cheap fixer upper home. Hopefully, you did your homework on selling price, cost of fixing up the home and did a home inspection. Now that you are finished with all the work you are almost ready to sell. Without going out and spending money to rent furniture there are a few things you can to "Stage" your home. Put new towels in the bathroom. Put a vase of flowers in the Kitchen. If possible bring in a small table with a couple of chairs, in case buyers want to sit and talk. Make sure you have at the minimum, mini blinds on the windows. Hang a couple of "nature" pictures on the wall. Email and ask me for more tips. Paint your front door! Be sure to use a neutral color. I have driven down the street and seen a bright orange door, a purple door and a screaming red door. While you might love these colors, do not use them when selling your home. Also put a eye catching wreath on your door. Make sure it is seasonal. A Christmas wreath will not attract positive attention in June. Put a couple of pots of flowers by the door as well. Mums looks especially nice this time of year. I have seen some huge pots of mums at the store and they look so good I want to buy one and bring it home. Sometimes it is the little things that attract buyers to your home! Real Estate Review of Stow Despite the national  trends in the housing marketing, the community of Stow is continuing to show a stable market for home prices although it may take slightly longer to sell. Property values in Stow slightly increased in 2007, with the average sales price for the year increasing from $181,750 in 2006 to $182,525 in 2007.  The Stow market showed an increase of average sales price between 2000 and 2005 with the exception of 2002 when the market remained constant.  The average sales price slipped in 2006 although it never dropped below the 2004 average sales price and has continued to increase in 2007 despite National Market conditions.  The average sales price for 2000 was $163,302, increasing to $169,166 in 2001 and remaining constant at $168,870 in 2002.  A ...
