I have a confession to make...I've got a thing about staging Laundry Rooms. The Kitchen may be the "heart of the home" but many hours are spent each week in the laundry room. And THAT makes this room a very important space to feature when selling your home.Many times when I am consulting with homeowners and we get close to the laundry area, they'll ask if I want to see it because after all, it's only the laundry room. In their minds, it's that space that's a catch-all for dirty clothes, shoes, coats, 5 cases of water bottles, dog food and old paint cans. Oh yes! You can def. get 5 bar stools in there.  There's a fantastic screened in porch off of the family room with its very own porch swing.   What was also really cool about staging this home was that it's located in my own neighborhood, Welbourne Manor in Liberty Twp. On May 6, 2008 the Cincinnati Enquirer's lead article about a home buyer in trouble "Homeowner in Over Her Head" detailed the story about a buyer with mortgages on 3 homes worth 5 million dollars. She claims she was duped by her tax preparer and is now looking for assistance to correct the problem. This morning's Letter to the Editor in the Cincinnati Enquirer readers were voicing their views and they were not too sympathetic about her plight. Is buying real estate in greater Cincinnati, Ohio really that difficult? No- not really. Buyers need to educate themselves and beware of deals that sound to good to be true. In Liberty Township Ohio sometimes you have to wonder what is going on. The Trustees are looking out for our best interests but it would be good to know what is happening. I feel that my marketing money is better spent promoting myself and my services rather than promoting a third party and allowing them to pass on to me whatever they can generate in my area.  That said I received an interesting email from a lead generation company that promises costs that occur at closing."If I had a way to drive motivated customers to you with costs that occurred when you actually closed a transaction, would that interest you?"  So far the program sounds interesting so they have a good hook to my attention.   I was at home yesterday and dressed for Real Estate. Working on it that is not selling it. A lady pulled up in front of the home next door to me. I currently have that home listed and working hard to get it sold.   This young lady asked me if she could come into my yard and see the rear of the home. I introduced myself and told her that I was the listing agent. We talked for about a half hour about the home and some of her concerns. She shared with me that she has viewed the home many times on the internet and loves the inside. She felt that she needed to drive by and see the home and neighborhood in person. She contacted the agent that she is working for an interior showing.  Remember the neighbors can have an effect on the sale of your listings even if it's you!
