The Hilliard YMCA facility is about five years old, it offer's a lot of great activities for individuals and for families. The location is easy to get too (4515 Cosgray Rd. 614-334-9622), just Northwest of old Hilliard, it's apart of Rails to Trails and the Homestead Parks system. I've belonged to the YMCA since it opened, my favorite winter activities are the work out facilities and the indoor pool, and my summer outdoor activities are doing laps in the dedicated lap lanes in the outside pool or working out and then biking down the Rails to Trails bike system. You can find plenty of articles about how changing appraisal practices have affected how homes are bought, sold, and financed.  What you might not learn until you talk things over with an experienced appraiser in an objective setting is how comparable sales information and the recording of it are also making a difference. Scan your average MLS listing and see whether the listing agent has simply used the maximum character count allowed for the description, and for evidence that suggests hurried data entry selections.  If the listing is suspect along those sorts of lines, how does that facilitate the appraisal process?  And if an appraiser calls for additional details after the sale, how forthcoming are we with information regarding things such as quality and finish?  Lots of clear photo...

For the second straight year, the Ohio Department of Education has awarded the Hilliard City School District its highest rating on its annual report card for the 2008-09 school year.  Hilliard also boosted its Performance Index to 101.5 (maximum 120), its highest number since ODE began determining ratings in the late 1990's.  The ninth largest school district in the state of Ohio, Hilliard met 29 out of 30 state "indicators" and also met goals for Annual Yearly Progress and received a +/Above grade for the Value Added Measure.  All 21 district schools showed a Performance Index Score of 94 or more. Hilliard's newest high school will fully open its doors to students and staff for the 2009-10 school year, with a projected enrollment of 1,043 students in grades 9-11.  As was done before with the opening of Darby High School, high school seniors will be able to finish their studies at one school, while juniors and under will have more time and opportunity to help establish their own high school.  The expected enrollment breakout for Bradley's first year will be 335 juniors, 384 sophomores, and 324 freshman. Here is an update on 3262 Andrew James Dr. Potential buyers always ask: "How Low Can we Go?" Nice homes in very good condition usually sell for asking price or even a little bit above. One of our featured HUD properties in Hilliard went above asking price: 3262 Andrew James Dr, Hilliard OH 43026. Case number 413-444295. The property was appraised on 12/11/08 for $160,000. It was listed for sale on 1/2/09 and sold on 1/12/09 for $170,505 with a net to HUD for $163,390. Why would somebody offer MORE than asking price you might wonder? Well, in this particular case, similar properties in the same subdivision sold for around $200,000. HUD offered it for significantly less.
