Another new construction patio home has been sold in Cincinnati!  The buyers are moving in today to their new home at 7014 Boulder Path in Green Township's Monte Vista community! This home features an open floor plan, granite counters, hardwood floors, 3 bedrooms and 3 full paths along with a finished lower level.  Sales price was $305,000 before buyers contracted some extra touches direct with the builder.  Our buyers were able to personalize the home with paint, light fixtures and a custom tile back splash in the kitchen, and a small patio out back just off the deck.  There's still some work to do with the landscaping and the mailbox should be installed in a couple of weeks (not just ANY mailbox will do here, it's special ordered!).  Our path to this home wasn't the most direct, but t...

Another Cincinnati New Construction Patio Home Buyer Under Contract!Sometimes when searching for a home, the path can have a few curves and bends.  That's been the case for our buyers when we started working with them last fall meeting with Inverness about building in the Walden Ponds golf community in Fairfield Township.  There were three lots left to finish the community and only one that would fit the plan they wanted.  Unfortunately another buyer claimed the lot before a final decision was made, so we shifted gears. Our buyers investigated Drees townhomes in northern Kentucky so we arranged for another agent in our office with a Kentucky license to help them (we're taking care of that, no more hand offs as we'll be adding a Kentucky license soon!).  Ultimately that didn't work out so...

I'm going to dive right in and start with this property that we staged back in September 2010.  I wanted to feature this awhile back but never had the chance to fully finish the blog entry. This home was on the market for 8 months and after it was staged received 3 offers!! AND it was somewhat dated.   While we always recommend doing some minor updates to help sell a house, sometimes this just isn't an option.  This example I'm going to share with you is a somewhat dated property with great bones and location that was staged only. Here goes:January 2010...a house in the suburbs of Cincinnati called Green Twp. is listed. The homeown...
