  There have been a lot of posts about caulk lately (tis the season) and I didn't want to be left out.  I've seen windows, doors, floors, brick, plumbing fixtures, concrete, and roofs caulked just to mention a few uses.  Not long ago I even saw some "silly cone" sealant used for wood glue.  As you can guess, just like Dr. Marvel's Magic Elixir, it didn't work very well.  There are different kinds of products for different applications and if used for something else they just don't work (or work in a very limited way).  Just a few days ago I took these pictures of an application where caulk was used to repair a chimney flashing.  Looks pretty good, doesn't it?  Unfortunately, it wasn't the correct way to do the repair.  When I found out that the contractor was the one who put the caulk ...

I know you think that is too personal a problem to share on line, but your probably thinking about the wrong kind of gas. Testing for a gas leak is sometimes a tricky business.  (Are you thinking about a different kind of gas now?) Some gases found in the home can be hard to find and give you different readings depending on what your testing for and where your testing. Why you ask? Well some gases are lighter than air and some are heavier than air.  For example, natural gas is a compound of gases that are combustible.  It is made up of, normally depending on the area of the U.S. your in, mostly methane(95%), but it also contains elements of ethane, propane, and carbon dioxide. I've been absent from the Rain much too long.  Almost forgot how, well not really. Just suffice to say that I am back to my not so normal self and back in the Rain.  Subject of the day is CO detectors and their placement.  According Wikipedia carbon monoxide is a colorless, odorless and tasteless, yet highly toxic gas (http://en.wikipedia.org/wiki/Carbon_monoxide). It is formed when combustion (carbon fuel and oxygen) is lacking enough oxygen to produce the, much more preferable, carbon dioxide. Of course, neither is healthy, but the human body is much more tolerant to CO2 (carbon dioxide) than CO (carbon monoxide).   In my first blog concerning sprinkler systems I tried to dispel some of the myths that have come to seem like truth. Sprinkler systems have come to be known to save lives and property in businesses all over the country and yet they are frowned upon in residential buildings.  Looking at the reasons for this could give us a clue to why most homeowners don’t have fire suppression systems.  Cost.  Using the building cost of an average 2,000 SF house (National Average 2007) at $103.00 per SF (this can fluctuate greatly according to area and level of quality/luxury) putting the total cost of the home at approximately $206,000.  The cost of this average home’s sprinkler system will be from (using high end averages) $3,100 (again this can fluctuate greatly according to area and level of cover...

What happens if you have a fire in your home?  The first thing that happens (hopefully) is your smoke alarms/detectors sound with that annoying alarm that occurs every time I broil meat.  The next thing that happens is you evacuate the house or in some cases look for the fire extinguisher and try to handle it yourself.  A smoke detector is designed to save lives, but not your home.  Don’t get me wrong here I’m not advocating going “detectorless”, quite the contrary, they are a necessary part of a homes safety equipment. I’m just saying your home should have more. I just hate it.  It's snowing (3") and I get a call.  Yes it is Sunday, yes I'm doing something other than work, but that doesn't matter.  I tell all my clients that they can call me anytime (sometimes I'm not very bright), anytime at all.  Clients don't call very often, but friends and relatives now that is a different story. This morning the phone rings, and to be fair it wasn't early, it is a relative that has a problem.  Their roof is leaking and it is ruining the ceiling.  This is not what I wanted to do today.  It wont take long, just find out where and we can put a temporary fix on it till the weather improves (famous last words).  Remember there is 3" of new snow on the roof. When I was younger I had an Uncle that thought that a clothes hanger was the ultimate tool, the answer to everything that was broken.  Later on that Uncle discovered duct tape and this took the load off my aunts supply of clothes hangers.  Even later in life he discovered flex-duct and the world was a happy place.  He could use clothes hangers and duct tape to install flex-duct.  In minutes he could run duct work throughout an entire house.  I have seen some of his work and it is, well...... creative, to say the least.  He passed away not too long ago, but I believe that I underestimated him.  It seems that during his lifetime he taught thousands of homeowners and tradesmen the use of his favorite solutions to repair anything. "I don't understand why a home inspection costs so much?" I hear this so often that I want to record a response and play it back.  Numerous times I have listed costs that are required (yes required) for a good inspector to perform just one inspection.  For a short time (when I first started out) I included this list with my home inspection packet.  I quit doing that a few years ago simply because I felt like I was doing my taxes.  I want to share some (just some) of these so that others beside my accountant can have some idea why a home inspection costs so much. Anyone who has looked at my website knows that I give either free or almost free inspections to returning service men and women.   With this in mind I want to say that I lost an inspection job today for one of our returning vets because of my price.  Meeting all criteria for a free inspection I informed them that there would be no charge for the inspection.  That made the cell phone go silent for a time, I thought the call had been dropped.  Finally, the person came back on line and said that they could pay for the service.  I, very confused, explained that I don't charge returning vets for inspections, my way of saying thanks.  The only charge I have ever had for military returning from service was for a reinspect (only because it was 40 miles to the inspection).  I want to reiterate, ...

This time of year is usually slow for Real Estate inspections.  So every year I try to plan all that I am going to do around the holidays.  Of course, I really don't know what business will be like 2 or 3 months in advance when I start this list, so I normally have more list than I have time.  Other lists take precedence, you know, get Christmas Tree, put up lights, shopping, visit relatives that we haven't seen since last Christmas and wash the dog (the last should be a blog by itself).
